I advise that you consider staying at one of the other local RV Parks. The owner / management of this park definitely engages in discrimination against religious services and / or Christians, although they claim in their literature that the clubhouse is available for full use to guests. Many other local RV Parks offer Sunday church services at their clubhouses. We were long term residents, and after six months we were advised that we could no longer conduct church services at the park, but other guests and volunteers could use the clubhouse for their Social activities. The owner outright advised me that they were going to be having too many functions in the recreation center (reason church services not being allowed), but that has not been the case. In fact, we watched their activities afterwards which were limited and with low participation. Long term residents and office staff gossip constantly, and there definitely is a social "click" group. The bathrooms (especially the ones located in the separate building) are disgusting. At one point, our family replaced the shower curtains due to the heavy build-up of mold. The floors and mats never seem to be clean properly (easy to get athletes foot). We even installed new shower heads (without asking for anything in return); just so guests could at least try to take a decent shower. The owner claims that improvements are going to be done, but projects don't get completed although rates increase yearly. The hot tub is never "hot," you will have a lukewarm soaking. Pool is alright; nothing to brag about. Expect to walk through a wall of smoke if entering the building through the pool area, as employees sit at the table, right next to the entrance, smoking. Some of the employees are very helpful; others will not do anything extra in order to assist a guest. No pets allowed in the pool area, but that does not seem to apply to certain groups of people. The owner seems to allow a few of the long term residents to do whatever they want. I guess that they are the RV Park police. We have stayed at numerous RV Parks, we are full time RVers, and this is by far the worse RV Park that we have stayed at. We paid upfront for a full year, but left after 9 months. Convenient, mostly quiet, and friendly people and management. Direct access to the "Loop". Pool and Jacuzzi available. Great visit. Dec 2022 update: Construction has not commenced yet on the major city block (prince to grant) apartment buildings and retail that are next door. The rv park is the same as before and we continue to be happy to stay here. We love the access to the loop, Sweetwater trails and downtown. The weather is cooler than Phoenix, but we like Tucson better. 2023 update: Construction has started close to the RV property, but is not over the top at this point. The homeless are living outside the gate now with the new development pushing them and you need to make sure to always lock up your valuables. This has always been the case, but they are getting better at cutting cables. Bigger cable/chains the better. Management is doing everything in their power to get the city, city council, to manage the challenges. Otherwise, it's a nice RV spot to overnight or longer with great access to the city of Tucson.

Terrible experience. Zero security in the area, homeless people right by the entrance and we got our mountain bike stolen. Bolt cutters used and all on both locks. Better off staying in actual campgrounds. Safer. EDIT: Changing my review from 1 star to 5 stars specifically for the owner and how she handled our situation. We told her about the bike as we checked out and she called us back a little over an hour later because she thought she found the bike at the homeless campground across the way. She took pictures of the area where the bike was and called 911 on them, the employees scoped it out and were even willing to grab it for us. Unfortunately, it wasn't our bike. I'd rate this higher than 5 if able just on the pure hospitality and genuine care from these people. Thank you guys so much!!

I rented a lot for my elderly parents to stay at in their newer coach as i live in Tucson i wanted them to be close. The park is nice along with the manager and residents but the spots are real close together. The reason for my bad review is the lady in the office that handles checkouts in the mornings totally ripped my elderly parents off. She charged my father 83.00 for 73 kilowatts of electricity use!! Their electricity rate is .18 a kilowatt.. you do the math. It wasnt untill they went to try a different park out and i went to visit them and they weren't using their AC because my dad told me he couldn't afford it his bill was 83.00 in may when they didn't hardly use it that i asked him for his check out receipt and discovered he had been ripped off. The park manager at their new place even called prince to confirm electricity rates at .08 kilowatt.. i refuse to believe this was a honest mistake. The lady i believe Rhonda that checked them out is either a complete idiot or takes advantage of elderly people that dont know any better...not cool either way! 73 kilowatts was their usage and 80 some dollars was the charge come on you check people out all the time and you didnt catch this as off or wierd? Lol... yeah right. My 67 yr old father didn't know any better as this was their first time ever in any park after losing their home and everything they owned in the California wildfires last yr they decided they want to travel. Might be a ok park based on other reviews but they hire idiots that rip off elderly folks so CHECK YOUR ELECTRICITY USE AND DO YOUR OWN MATH or have someone else look at your bill if your not sure. Better rates and larger lots with competent staff at other parks in...

Where to start. The idiot maintenance guy left our power unplugged for a day, so I had to travel to pick up my generator, thinking it was a power outage, only to find it was negligence. That same maintenance idiot drives in the gravel in his blue Ford focus like an absolute idiot toolbag, almost ran me my wife and out dog over cornering in the gravel at like 30 mph around a blind corner at night walking our dog. They also burn brush in a ravine so it smells like smoke, but hey screw my lungs and breathing problems right. Also it CONSTANTLY SMELLS LIKE SEWER HERE. But hey, I left this place with a $400 electric bill I have zero intention to pay so maybe treat your residents like they're more than trash and they'll treat you in kind. This place blows.

Edit: to the owner: we talked to the front office about the power, we were discouraged from reaching out to the owners/management as they stated that management wouldn't do anything about the outage. Acted like they didn't care and that there was no point to my wife reaching out to management/owners. Only the next day did we find out it was an incompetent maintenance man who left our row unplugged.

And you know what? I'm letting future visitors know what to expect, BEFORE they have to visit your office to get blown off by staff. Even if you had made these issues right, people should know what to expect from this dump before it gets to that point.

And if the ravine burning and sewer smell isn't your fault, it still makes your RV park awful, and people...
