Grove 98 by Stanley Martin Homes — Local services in Wake Forest

I did not have a good experience with Stanley Martin. I would not recommend using their in house lender. The sales team may try to frighten you into doing it, but we found much better rates elsewhere, even with the in house lender incentive. Our close date was missed two times because of SM. My family was living out of boxes for weeks as we waited for the home to be ready for close. After the second close date was missed, I tried to get out of the contract. The VP at SM would not refund my deposit despite all the issues they were responsible for; and you basically have no legal recourse - the builder has all the power. The sales person was gaslighting me - trying to make me think nothing was wrong. In addition, the salesperson at times tried to shift blame to us using an outside lender even though that had nothing to do with the significant problems with the home, the missed close dates, and the terrible communication from SM. The reason for the first missed close date was the stairs were not complete. The reason for the second missed close date was the house looked so terrible at the final walk through that my wife and I refused to close. The stairs were in terrible shape, trim work was awful, paint job was poor, vinyl floors have significant gaping which is still occurring today. Items that were flagged in our blue tape session were not addressed. While I appreciate the efforts of certain employees at SM, overall this was a terrible experience. If you go with Stanley Martin (or a new build in general), I would just recommend you set your expectations low and expect a roller coaster ride. Location is fantastic and Wake...

So last week Friday my Huaband and I Decided to check out the Townhomes and Condos at Grove 98. We went looked at Townhome Model. Then after we came out we ran into Terry Evans the Sales Manager. He directed us to the office when we finished. We went to the office and he answered some questions we had,then directed us to the Condo Model.

After that he gave us a package and we left. After I got home I called him to set up an Appointment for Myself, My Husband and My Cousin and her Husband to see the Properties. He set up the Appointment for Tuesday at 1:30pm. Ok so we went to the Appointment and the Door was locked. Terry Evans was no where to be found. We went to the Model Townhomes and looked at them. After we came out from the second one, we then saw him there with another couple.

I said oh I was looking for you. He said he was in the office all the time and now he's here. So he told me he knew I was coming and locked in an Hour for us. But he continued with the couple and said I left the Condos open so you can take a look at, and I will meet u at the office.

Well long story short version. The Door was locked we could not get in the Models. He did not come back,he did not call to say anything to me. We waited for a while and left. That was Rude and Very Unprofessional. And it may very well been Discrimination, because we were People of Color. Anyway We took our business elsewhere. And he never called to say what happened. Grove 98 shows great potential with its vision and convenient location in a mixed-use community. However, the attention to detail during construction is lacking. There were instances of cut corners, and upon closing, I found damaged cabinetry. The drywall along the walls and stairwells is uneven, with noticeable dips, significant gaps between wall bases and hardwood flooring, indicating a rush job. While the concept of a mixed-use community is excellent, the execution and quality of construction leave room for improvement. Additionally, it would be beneficial to have information about the businesses that will be operating on the premises and timeline.

Update: These homes are so poorly insulated that I can hear everything my neighbors do. Imagine the cheapest apartment building you’ve ever been in—it’s worse... Every evening when a neighbor of mine settles in, I can hear them turning on their TV and opening Netflix to stream, including the sound effects from the app everything.
