I waited a couple months to write this review to give myself time to see if I would reflect differently on my experience living at Brook Hill Apartment Homes.
The new office team is mostly friendly. There is one agent that I seemed to not hit it off with when I had questions about a lease break. To me, I felt threatened when I questioned the lease break policy. I was trying to fully understand the financial obligations I would be expecting and slightly disagreed with her wording, she followed-up with “I could just go ahead and charge you to the end of your lease” with a threatening tone in her voice. I was a concerned tenant looking for an understanding and disagreed with how she said something and she seemingly jumps to threatening me. That is one reason I waited to write this review, out of fear she would lash out and create a financial headache for myself because she didn’t want to be questioned about procedure. She ended up going to the property managers office and asking what I had said, and it turned out I was in the right. In the end, I believe she is very much a hard worker and maybe was having a bad day, but I am writing my honesty so chose to include this experience.
The property manager has been incredible. She attempts to do her best and I give her kudos for that effort! She has been wonderful to work with and has always cleared up any questions or concerns I may have had.
There are pet stations located throughout the complex grounds. I moved in on a Wednesday and over the duration of 5 days, the stations started to overflow with pet waste before being restocked with bags to clean up waste. This problem falls on the responsibility of both owners of pets and the complex. We, as pet owners, should be prepared in the event that these resources are not available at our convenience.
There’s a small dog park that’s perfect for your pet to run around. Overall, the complex grounds were a highlight of living here. The grounds crew that mows and keeps up with the gardening is outstanding!
The trash compactor section of the complex fills up very quickly. If you’re not one of the first individuals to toss your garbage into the compactor, it starts to gather outside of the area, spilling onto the sidewalk.
Another highlight are new appliances are being installed in units! However, depending on your unit, the new appliances may cause issues opening drawers as they stick out a bit more than the older appliances. To open the drawers, you must first open your oven door fully and then pull open the drawer of your choice. Be careful when using your dishwasher. I pulled out the bottom loader to start putting dishes in and the whole appliance toppled forward revealing that it wasn’t secured to the countertop.
The bedrooms are a great size, capable of fitting a king size mattress that is accompanied with the two standard single box springs. I highly recommend viewing your specific unit if you have a queen size box spring. Our queen size mattress made it up the stairs into the room with no issues. However, our standard queen box spring does not fit up the stairs. The stairs are slightly off from the front door and there is an overhang in the way to get a great angle to ensure you can get it up the stairs. We tried coming through the sliding door with no luck as well.
I submitted two work orders using the online portal. After a week of no responses, I went into the front office and spoke with the property manager who took down my info and said they’d be in the next morning or the following day after. They did come a few days later after my visit.
I would recommend if you’re searching for a place that is close to shopping, food, and entertainment this could be for you. I wanted to offer an honest review of my experience.    Read moreContinuing my last review since there are several more problems. There is mildew all over the walls surrounding my shower that looks like an ekg. This is because the correct paint was not used in any bathroom, which causes the mildew to build up on the walls and eventually turn into mold, exactly like it did for the other woman in one of the 1 star reviews below this. These walls are continuously painted over, which means they are painting over mold. Don’t you just love mold in the walls! Everywhere else is poorly painted in general. They paint over chip marks and there is dripping all over the walls it looks like a 5 year old painted this place. The floor wasn’t properly put down due to the visible dents and divots in the fake hardwood. I don’t even know how that’s possible but Arrive’s builders made it possible! The floorboards aren’t properly connected to the wall borders either. There are so many gaps big enough to see the inside of the structure it is unbelievable. Nothing is sealed properly which causes very poor insulation. Had to cover up the borders of my windows because I could see the gaps where wind was blowing through, even had to put tape on the border of the window because that also isn’t sealed properly. Again, nothing is and it’s not fun having a constant cold because of it. There are nail pops in my living room ceiling, which causes the most obnoxious creaking when walking upstairs. When we first moved in, one of the toilets wasn’t working, my shower head was spraying water at the ceiling in all directions, both my closet doors broke off with the slightest pull, kitchen sink was leaking, lint trap was blocked up, etc. ALL when we first moved in, and it has been never ending problems since. Every counter top feels grainy because they painted over dust and grime, same with the shower floors. No cabinets were renovated whatsoever. Nothing was deep cleaned before move in. Our chimney looks like it has never been cleaned in it’s lifetime. If we ever burned anything in there we would probably get aids. It is absolutely disgusting. Mounds of dust, god knows how many dead bugs, spider webs, cobwebs, and possibly mold? Clearly has never been cleaned it makes me sick looking at it. Same with the furnace closet. In the summer the amount of bugs we had was just appalling. The type of bugs I’ve seen in this apartment I have never once seen before in my life. Meanwhile, they claim to have pest control and charge us for it. We had all types of scary looking bugs I couldn’t even identify, as well as dead flies, gnats, centipedes, silverfish, spiders, earwigs, etc. Growing up in a house I have only ever seen spiders and a couple centipedes. I have seen more bugs in this apartment than I ever have in my life and the only thing that slowed this issue down was obviously winter. The exterior of the apartment was clearly never taken care of either. Literally everything in this place seems to be falling apart. It’s just problem after problem and these people DO NOT CARE. I’ve had so many work orders and I’ve only been here 6 months. There are too many things in here that are un-fixable and need to be replaced, too many problems they keep ignoring so I just gave up. Which is exactly what they know we will all do and they will just overcharge the next tenant without fixing anything. I seriously don’t know how this place hasn’t gotten nailed by the city yet and I wouldn’t be surprised if they had lawsuits up the a**. I have never experienced such horrible, careless, negligent management and maintenance. I’ve told them my asthma has gotten worse from all the dust and mold blowing through the apartment and that didn’t even phase them either. Threatened to sue and nothing. These people will take as much money as they can from you and will ignore every major problem you experience in the unit no matter what. This place could easily get shut down. DO NOT...

The problems literally started on day one. We moved in on June 1st 2023, which was a 95 degree day. The air conditioning was not working and maintenance (who told us they wouldnt install a portable unit until we were done moving in) took absolutely forever to put the portable unit in. After 3 days of sleeping on the couch because it was too hot in the bedroom, they finally got the air working. The portable unit was leaking all over the floor those three days. It then took us weeks of begging them to pick it up until they finally took back the portable unit from our living room. There were also multiple tears in all of screens on the windows, and as we later found out, there was mold EVERYWHERE that was just painted over. The cabinets were also already scratched up and paint was chipping everywhere on the first day.
As we were living there, the cheap LVF flooring started warping so hard it was detaching and forming rainbow shapes that my husband would constantly trip on in the kitchen and the bathroom. We also tried mounting our original TV to the wall, but it immediately fell out of the wall and broke, since the walls are so paper thin it wont hold even a picture. Also, since the walls are so thin, your comed bill will be so high for a one bed, you will call them to question if they made a mistake. Maintenance was called out to fix our heat and air 5 times in the 16 months we lived there. It would take them multiple days to respond to requests. There became visible mold on every vent in every room, especially in the bathroom and living room by the third month we moved in. The sliding door to the utility "closet" never stayed on the track and constantly fell off. Also, dont expect to be able to use an air fryer and the microwave at the same time, as it will blow the breaker. You also cant even turn the stove on without the smoke alarms going off. They went off EVERY single time we cooked.
Maintenance will come into your apartment without any notice, regardless if you are home or not, and one time they left our sliding door wide open with the screen door closed and my husband had to rush home to make sure both of our animals were still there. Also, make sure you keep watch of your neighbors dogs, because they will fine you for "animal waste" outside of your unit that is 3x bigger than anything my dog could produce. They put in place some type of parking stipulation, but it didnt matter because you couldnt park in our lot since it was always full somehow.
The gym is trash, the pool always has some type of issue, the leasing office is always closing early for some reason. and it is so incredibly hard to get a straight response out of anyone who works there.
We broke our lease, which we knew was going to be a fine, but the amount of back and forth about what day we actually had to be out was ridiculous. We were told we owed an additional 2 months rent that would be pro rated for the extra 5 days we had in the month from our 60 day notice, and the leasing manager tried to tack on a late fee since we didnt pay yet but they hadnt even told us we were getting our security deposit back yet or not. (we didnt get the security deposit back. what a shocker).
Stay far far away from this place unless you want your tv falling on you, to hear and smell everything your neighbors say, cook, or smoke, and if you want to inhale mold and step in your...
