I am currently residing here and have had one issue after another. First, there is a family above me who either all wear high heels and boots around the house or the floors are paper thin. I hear every foot step, every conversation, and the tv. They argue outside sometimes, their kids run back and forth in the house, and every step sounds like someone is stomping often these things occurring during the quiet time of 10pm to 6am. I'm not sure there's been a night that I have slept through since residing here. I spoke with the residents and the office, but the noise never improves. This was complete hell for me as I was pregnant and had a newborn through all this when sleep is limited to begin with. We actually resorted to moving into the bedrooms at the end of the apartment where its less noisy, completely abandoning the master bedroom. Also, when we viewed the apartment, we were told it wasn't clean yet but it would be ready by the time we moved it. When we moved in A MONTH LATER, nothing had changed. Our fault for not double checking the apartment before signing the lease. The fireplace was dirty, the closet doors were off track, the stove wasn't working, the one toilet ran constantly, the blinds were chewed from the previous tenants dogs, the toilets weren't clean and one seat even had a big crack in it, and the carpets in the bedrooms are terrible. Now aside from the noise, our biggest issue is the bugs. Very rare a day goes by that I don't spot a bug crawling in the apartment. I've found roaches in the silverware drawer, in the cupboards, bathrooms, living rooms, etc. We keep everything as clean and possible, don't leave out food, and they still come back. The exterminator put out gel but that doesn't seem to help at all. Also within the last month between myself and the tenants diagonal from me, we've found 6 black widow spiders in the corridor between the apartments and in the stairs. The exterminator has come multiple times to spray in the area, but the spiders keep reappearing. There have also been a few large brown spiders spotted, but the black widows have been killing them. Having a newborn in the apartment, the black widows become a large concern for me. I assumed the higher price had to do with the amenities, but the pool wasn't open until months into the swimming season because of a broken pump and the business center has been down for a long time as well. The rise in rent seemed to only correspond to the location (which only goes so far when a two-bedroom is so small). When they "updated" our sink, they took away the sprayer.
The kids in the complex were not well-behaved. They would be loud after dark, shoot off firecrackers, and bounce basketballs off of cars. The kids also drew/scratched an obscene picture on a car in the lot, which caused our building to be one of the few, only, or first building to have a security camera. Our upstairs neighbor kept a deer cam in his truck partly for this reason.This isn't the apartment complex's fault, but I sure wish someone had warned us. The yard maintenance was extremely annoying as they came more than once a week. Sometimes, the garbage truck would block the way to get out when you had to go to work. The (fake) wood floor in our guest bathroom felt like it was just installed over carpet because it was squishy. The guest bedroom door never closed because the door wasn't installed correctly and we couldn't ever get it fixed.
We felt like we were taken advantage of as well as we were not notified of all the renovations that were to take place in the future before we signed the lease. We were bothered literally ever other week for most of our time there for some reason or another, and we were not told about this before we moved in. The inconvenience and the dishonesty was extremely disappointing.
Our neighbor told us she got a discounted rent price because of the renovations. She had the same kind of unit in the same building AND she showed us her bank statement on her phone where she paid rent for less to Viera. This is why I asked about it. When I went to the office, they acted like they didn't know about it (but they should since they take the payments...). I know what I saw. I didn't take a picture of it and I didn't give the name of my neighbor because I thought it was unnecessary and inappropriate (who takes a photo of their neighbor's bank statement?), but I wish now I had, then the complex could come clean about it. I know landlords have the right to charge what they want for each tenant, but the lack of ethics astounded me...
   Read moreStayed here from Aug 2021 to Aug 2022. Positives: Friendly management staff. Very attentive and on point. Great location. And pretty sitting area for residents. Negatives: The apartments are in HORRIBLE condition. I mean it doesnt look good once you meet the first resident there and the reason they’re leaving the complex is because everything in their apartment was broken. Not only did i legally sign for a certain apartment, but within a month before moving in they tell me that that resident decided they’re not leaving and they have to give me another one. However, they said we’ll give you a 2bdrm for the price of the one you paid for. I was like okay, sure. Once i move in, so many things happened within the first month that I couldnt return the sheet describing what’s wrong with the place because more things kept happening! The dishwasher flooded the kitchen on my first day. My bedroom door came off the hinges. The kitchen sink leaked onto all my cleaning products. The rack in my closet completely fell off the wall. The stove would take 30+ minutes to heat up to 350. And the worst part, this disgusting uncleaned area where the air filter was and what I was breathing in daily. I swear it was black mold, but instead of getting a professional to check it, they just got one of their maintenance guys who were like nah. To make matters worse, they created this god awful policy about if you need any sort of maintenance done for your apartment and you put in a request, maintenance can come ANYTIME between M-F from 9-6, UNANNOUNCED. Animal owners had to keep their animal away the whole time as well. And to think I was paying that much only for that apartment.
