Horrendous warranty work. We were told to wait for our 90 days prior to submitting requests for warranty work. Getting the trades to fulfill work is a nightmare…despite detailed messages and emails to Bruno (who oversees warranty work), we had cancellation after cancellation. The trades failed to show many times and at other times would argue about issues they were responsible for fixing on their tickets. The painter would point finger to drywall and the cabinet people would then say it was also the painter’s job, etc. The issues with our home were far from being fixed even at the 6 month mark…in fact, many issues took up until the 1 year mark to be addressed. We had major structural issues with our floors where multiple floor squeaks were ignored prior to closing. We were so unhappy that we even delayed closing in hopes these areas of concern could be addressed. Unfortunately, it took having to hire movers to move our furniture 3 times after we moved in so that the floor squeaks could be accessed and fixed by the framers. The framers that came out each time were different and all had differing thoughts. Many claimed we were being too picky about the floor squeaks, but with a new home you should not be able to hear a squeak with normal walking…such squeaks will only continue to get worse with time. Attached is a video demonstrating one of many squeaks they claim they cannot fix. On top of other major structural issues…the main wall leading upstairs bows outwards and was not fixed by the drywall team. The builders also failed to center the main light in the same stairwell, which resulted in us not being able to install a chandelier immediately until enough evidence was collected to prove their error (had to ask neighbors to share photos of their ceiling light fixture placement). Most frustrating, we are hounded by HOA on ridiculous rules and regulations. Violations are given out like candy. The sod here is riddled with weeds and at the one year mark, we had to replace our sod at our expense. We spend a lot on curb appeal and run our sprinklers often and fertilized it too, so it was not an “us” thing. A mere look around will give you enough proof that the sod is cheap and sub par quality. Hold out for Two Rivers or some other community. This community will never be gated according to the HOA and we probably will never get our traffic light to make turning onto 301 safer. There are numerous break ins that have already happened, but nobody seems to care. Lennar/Taylor Morrison are far better builders if you can afford them.
While a majority of these issues have been eventually addressed, many of these less worrisome cosmetic issues took over a year to fix. This ultimately diminished our joy and delayed us in inviting over eager family members. We are disappointed because some of the cosmetic issues are things they refuse to fix, but drywall is not something we can do ourselves. The photos are from things we had to deal with post closing.
