Once upon a time there was a group of ultralight pilots. They were based out of Zephyrhills and flew every weekend. Hospitality, cookouts and hangouts was their goal along with promoting the Aviation community. People would stop driving to gaze in envy to the festivities happening on the other side of the fence.
One day, the airport manager had a diabolical idea. “What if I extend the runway, get rid of these pesky ultralights and add more rules to this airport so I can get more private jet business!”. These rules would involve only ONE aircraft per hangar even if it was a small gyrocopter and forbidding anyone from hanging out in their own hangar. “And since those little flying machines use Ethanol free fuel which I don’t sell, why not tax them for bringing it onto the property?”. Thus began the dark days of Zephyrhills.
One of the pilots had permission from management to have a large gathering at their hangar. A joyous night it was until the airport manager called the police. The next day, he was sent an eviction notice signed by the airport manager. Within a few weeks he was gone, hangar empty, the first of the members to leave.
Another happy airport dweller spent his days in the heat Flying, Relaxing and building. He had quite a few aircraft between three hangars and one tied down. This was until the dastardly new rules were trickled into play. He began raising his voice and attempted to battle the new unnecessary rules. The airport manager did not like this. Without confronting the pilot to try to work things out, he signed and swiftly sent an eviction notice. After a flight south, another, gone.
Two other pilots have kept both of their matching aircraft in a single hangar for years. One could argue they were the ones who started it all. The two were heavily respected among the fellow hangar tenants. With the new one aircraft rule, this forced one to leave and they flew south to another airport more welcoming to ultralights.
The one who left no longer feared the manager and fought for the rights of the few pilots who remained. This like many things, upset the manager so he banned him from being on airport grounds.
With the one ultralight in the hangar, the rent was now too damn high for being alone with really nobody to fly with. Without a second thought, they too flew south.
The one who remained managed to fight off an eviction notice but this left a bad taste in both theirs and the managers mouth. They got rid of their ultralight and got a Cessna. This last remaining pilot was me! That is until I packed up and flew north leaving some of the worst management I’ve ever dealt in the past.

Read moreAs a former tenant I can say that the management and office staff are totally out of their GD Minds! The management called the police on me after I had ran my wedding through the front office with no objection. The wedding was in my hangar and in A grassy area directly in front of my hangar. As a paying tenant and weekend aviator myself and my guest (mostly family and other airport tenants) really enjoyed the police showing up at my wedding and the airport douche manager wanted us all to vacate the property and trespassed. Obviously with the emails I provided to the police department they responded and let us continue our celebrations and my wedding. (You can only imagine how my wife reacted to this) after that the airport tried to implement a land useage fee parking fees and cleanup fees for the event which was also unlawful and was shot down at this time by my attorney. Once the airport manager had his hands tied he went to my lease and utilized the 30 day termination of lease clause. Had there been a fee agreed upon before the wedding I would have gladly paid it. That snake of a human tried to sabotage my wedding day thankfully he was unsuccessfull in his actions. To summarize the airport manager feels defeated and although I’m no longer a remnant he’s set a personal vindetta out on many of my friends by imposing a fuel flow charge dining and kicking out other members who aren’t buying fuel at the airport. (Our aircraft run on pump fuel not AV Gas) which isn’t available on the airfield. If the fee isn’t paid per gallon they can kick you out. Also due to hangar shortage pilots there have been doubling up to keep their fabric covered aircraft safe from Florida’s harsh weather. He’s now acted to remove these additional aircraft to weed us out. My advice if you’re looking for cheep fuel, fine go there but I’d never keep my aircraft there even overnight on tiedown. they couldn’t offer me a free hangar for life to make up for their BS. Just stay away until management is replaced. The manager is unfair to LSA and UL aircraft, he charges a surcharge for ANY fuel not purchased at the FBO, even if the fuel you need isn't sold at the FBO, and new rules are created on a nearly weekly basis. One guy was evicted for hanging an unfinished fuselage from the rafters of his hangar that he was renting, even though it doesn't state anywhere in the rules that it couldn't be done, he created a rule that you couldn't have more than one aircraft in your hangar, regardless of how small they are or how big the hangar is (excluding the commercial hangars), he evicted one tenant for hosting a wedding at the airport after the office told the guy he could, and even went so far as to call the police and have them crash the wedding ceremony. The manager is a menace, no other polite way to put it. Don't waste your money or your precious time, go to another airport. It's a shame, because the airport itself...
