We lived here for one year and it was the worst rental experience we've had in our eight years and four rentals in Columbia by far. Local maintenance and office workers are great, but management overall is awful.
The good: Communication was prompt and courteous Maintenance did their best with the resources and time they had Everyone we communicated with directly was quite friendly and responsive Fairly quiet and respectful neighbors, in most ways
The bad: People leave dog poop everywhere. Everywhere. No ramifications or consequences. Awful location. You can't walk more than a block without ending up on the side of a road with no sidewalk that's 30-50MPH speed limit, which no one pays attention to or enforces anyway. People regularly park on the sidewalk within the neighborhood even if they have room to park in their driveway. If you have a dog, baby stroller, or any other restrictions, you basically can't walk on the sidewalk. Crazy amount of pests. When we first moved in, the bottom of the front door was so worn out, it was about two inches from the ground and grasshoppers and crickets just walked on in. Inside the unit, we regularly dealt with ladybugs, spiders (including a brown recluse infestation), giant ants, a mouse, and the last week we were living there, some dudes came to the door to check whether our building had bats. Thank goodness we didn't, but other buildings in the complex did. I've never had so many pests before or since. All my other apartments combined don't even come close. They increased rent by 15% after our first year even though they were not offering any new services or upgrades. We regularly saw them ripping out the carpets of apartments that were changing hands. We knew there was absolutely no plan to replace our gross years-old carpeting till we moved out. And when we drove past the place a few days after we moved out, guess what they were doing. (Ripping out the disgusting carpet. Good for the new people, I guess.) About half the units were vacant come May. We left in August and mostly they were still empty. Several strangers tried to come into our place while we were home, so I was already worried about security, and being next door to a vacant apartment for 2.5 months didn't make me feel any better. Our very first night there, we flushed the upstairs toilet and water dripped through the ceiling onto our couch. It took them several days and two visits to fix it. No reimbursement or even an apology for our furniture. Maintenance workers are great but not given the tools to actually keep up the property, just put a bandaid on things that are broken. The kitchen sink and dishwasher looked relatively new. All other appliances, showers, sinks, etc looked and functioned like they were 25+ years old.
If you are absolutely desperate, there are worse places to live. But if you are able to live almost anywhere else in Columbia, I would recommend steering clear...
Ā Ā Ā Read moreThe landlord Mark is a very genuinely nice guy, both very flexible and responsive with tenants. Other complexes that I have lived in are often after any extra money that they can grab, but KPO is not that way. We moved to KPO due to other recommendations and being scammed by our previous complex. Any issues that we have had are fixed in the same week. The homes themselves are older, but affordable. When we moved in, there were several imperfections in the unit: however, Mark told us upfront that we would not be charged for those things at move out- so we were okay with it. The overall layout of the units are very "homey" as they are less like an apartment and have more features of a house. The utilities run pretty high in the winter for our unit, but summer costs are much better. Keep in mind that we split utilities 3 ways among roommates. The neighborhood is in a convenient location, especially if you are a student! I would recommend, especially for the peace of mind that you will not be scammed by the company...

Itās disappointing to see what Mark built be ruined by folks just trying to grab cash and make more money off of tenets who have been respectful and paid...
