The office staff have always been very helpful and friendly. They often engage with tenants through community events and if it were not a pandemic, they would do more! Maintenance has always been finished in a timely manner and the grounds are kept well year-round. Granite countertops, stainless steel appliances, and access to high speed internet were great! For the price, you are definitely getting quality service and a great apartment. We needed to move into a bigger apartment and preferred an attached garage at a cheaper price point, so that is why we decided to move after our lease ended. The office staff did try to work with us to try and fit within our price range, which was very nice. If Kendall Park had attached garage options in the price range we were looking for, we would have definitely stayed here!
Some things we considered "negative": You can hear the pipes from the plumbing of other tenants; the walls resonate sound so you can some times hear your neighbors and people in the breezeway. If you are used to apartment living and hearing your neighbors (ours were not that noisy), this will not be a bother to you. Coming home from Bethel Rd. is a little odd, the light doesn't allow you to make a left turn onto Kenny Rd., you have to turn into the small shopping center and head through their parking lot. No on-site pool or gym (though Taylor Homes is "close" and we have access to these amenities there). Also, the grill they have in their social park is really nice and the tenants (and office staff) have kept it relatively clean and in good shape for the 4 years we've lived here. There is a railroad track that is adjacent to this apartment complex and a train passes by every morning at 3am. My wife and I didn't have a problem with this because our building is the furthest away from the tracks (plus we are not light sleepers). Some people, when visiting us, were light sleepers and did have a complaint about it. It is not a gated community and there is no security guard on patrol at night, so you do have to be wary of the things you leave visible in your car when you park outside. We had a detached garage so we didn't have a problem with this, but it was something we let people know when they came...

When we first moved into Kendall Park, we were blown away by how beautiful the property was and how attentive and friendly the management team seemed. The overall experience was fantasticāclean grounds, responsive staff, and a sense of community that made us feel right at home.
Then came a stretch of rocky transitions. The property went through several changes in ownership, and unfortunately, it showed. Standards seemed to slip, and the staff didnāt feel as present or welcoming. We genuinely considered ending our lease and looking elsewhere.
But then, Coastal Ridge took overāand it feels like a renaissance is happening here. We decided to stay and give the new team a chance, and weāre so glad we did.
Thereās a completely renewed energy on the property. The front office team is kind, helpful, and always available. Some reviews say theyāre hard to get ahold of, but that hasnāt been our experience at all. Every time we walk in, weāre greeted with a smile. Whenever weāve had an issueāwhether it was with packages or a mix-upātheyāve happily walked with us to the mailroom and gone above and beyond to help.
We recently attended a community event and had a blast! The team grilled hot dogs and burgers, provided snacks and drinks, and even handed out leis for a fun luau-inspired gathering. It truly felt like the kind of community weāve always hoped for in an apartment complex.
And then thereās the amazing maintenance team. Kyle, the lead maintenance guy, is a rock star. From day one, heās been welcoming, proactive, and incredibly helpful. When we moved in, we needed a new washer and dryerāhe had it fully installed the next day. Door handle needed tightening? Done. Toilet acting up? Fixed immediately. Every single request has been taken care of promptly and professionally.
Weāve seen this place at its best, and at its worstāand right now, itās absolutely on the upswing. Weāre seriously satisfied and excited for whatās ahead. Hats off to the Coastal Ridge team for bringing the heart back to...

The first two years were FANTASTIC with Preferred Living. They had fantastic resident events, the grass was always cut, the pool was always heated, the fire flames at the entrance were always on, fresh towels in the gym, etc. They are the best for a reason.
Then they sold and the people they sold it to were horrible and were only here for a short time.
Then they sold to Coastal Ridge. Costal Ridge has been not the greatest. If things continue I will be moving at the end of my lease next year and finding a Preferred property to rent off. They promised to much after the bad experience that everyone have but haven't delivered on anything.
Poop bags are empty, trash compactor as problems, landscaping is often over grown, the pool is not heated, they replaced the coffee machine with a HORRIBLE cheaper coffee option that doesn't even have cold brew. I have been waiting on a duct cleaning that I don't think is ever going to come.
Last night I attended their pool party resident event. If I was 19 living on campus looking for something to do on a hot day it would have been perfect. I am not I am 36 years old business professionals that wanted to use the pool after a long day. They had three GIANT inflatables that took up the whole pool then a GIANT speaker that played music so loud. It seemed like zero effort or thought was put into it. The Preferred pool party had two food trucks where we got credits for what we wanted cocktails, beers, and wine. Then they played music through the already built on speakers. Maybe try events like that and not just we put two inflatables in the pool so we can clam this an event.
Costal Ridge hopefully you figure your property management style out with a nicer property.
If no, look for a Preferred Living apartment complex. It's what I am going to do after my lease is up. If I am paying luxury rent prices then I a luxury apartment management...
