Sad to say, all the negative reviews are accurate. We came to stay long term in our motorhome, but after seven months and lots of opportunities to see how this park is 'managed', the threats and dangerous idiosynchrasies of the 'manager' forced us to leave. We are in our mid-sixties, polite, quiet and always willing to help. We have lived in RV parks around this country and marinas around the world – we understand rules are necessary and we always abide by them. The bullying man who rules his fiefdom with an iron fist changes the rules and makes up others to suit him. He is given free rein by the owner. If you want a visitor he may (or may not) charge you $5 for someone to stop by for ten minutes. Do not question him, he will get 'in your face' and scream at you. He allows some people to wash their RV's, others are prohibited. He tallowed tenants to burn paper trash outside in the middle of August with a drought and dry brush nearby and hot embers dancing through the air. The rules specifically state only wood fires in specific fire pits.

Most of the permanent tenants live in fear of him and his ability to kick them out immediately. They are afraid because some of their trailers are in such a sorry state they wouldn't be allowed anywhere else. In our opinion, this lazy, ignorant cracker has found created a situation where he can strut around like a little 'Hitler' and rule from his Lazyboy, which he rarely leaves.

Yes, it's a pretty setting, but woe betide you if you even look at him the wrong way. This could be a paradise if there was an engaged, pleasant, professional person running it. My suggestion, whether an overnight or long term is to go a mile north up the road to Cameron's, where the energy is completely...

Pros: It is a close walk to a very nice beach and coastal trail. The park itself has adequate facilities... bathroom, showers, etc. There is a nice grass area for dogs (not fenced in) with pick-up bags provided. Staff were very friendly and helpful. Overall it was clean and maintained.

Cons: RVs are packed in like sardines to the point where you can hear everything your neighbors are doing and saying, and there was very little outdoor space to bbq or even sit outside. They do provide a picnic table for each spot, but we ended up having to move ours out of the way to accomodate pop-outs. There was construction going during our stay, so during daylight hours there was zero peace (we weren't told of the construction when we booked via phone, so we were a little unhappy to find out about it when we arrived. They did provide a discount for the inconvenience, but we would have received the same discount anyway due to our AAA). The park is not within walking distance of restaurants or cafes. My husband was unhappy to see that the sewer hookup and fresh water hookup were so close together. I thought he was exaggerating until I had a look at it. They were right on top of each other, which seemed pretty unsanitary. Lastly, there appeared to be a fair number of permanent residents if that is something you are concerned about or bothered by.

Overall, we didn't feel it lived up to the price, but parks are always going to be expensive along the CA coast! If you plan on being out most of the day and just need a space to rest your head at night, this place would be fine. But we'll be trying a new place should we visit...

I pride myself in being well traveled and I was let down by the management as well as the pretentious residents. I must note that many people are residents and not vacationing. My family and I were greeted by the managers wonderful daughter and it was all downhill from there. I arrived late and left for dinner. Upon returning I turned off my lights allowing only my daytime runners to illuminate my path back to our pad. As I connected H2O and grey I was rudely interrupted by the male manager who insisted that my running lights were shining into his house and waking everyone up in the park. He insisted that he maintains very strict rules. I asked him what I should do. He immediately started to ramblel what sounded like excuses as to why he is such a control freak. We were present only a few moments before he came to harass us. No greeting, no hello how are you... He insisted that he had multiple complaints... As previously noted I travel, fly, fish, sail, etc. I have been across the states and back. Mingled with the rich and the poor. Backpacked through Europe. I have mingled among many different social groups and never have I expierienced such rude, pretentious, and an outright snobbish environment. RVers beware. Dealing with the micromanagement was nothing compared to the people living/staying here. People are supposed to enjoy themselves while camping/RVing. This is not camping/RVing, you might as well be down at the 55+ trailer park. Don't waste your time here. Reserve yourself a spot where people enjoy your company and your money is...

Very nice park but expensive! Two nights charge was $284 (premium site $122 and dog fee $2 each per night). Extra charges for other basics like - WiFi and grill pit (must use theirs). Premium site meant view down the road of 10-12 campers to the Pacific (see pic). Unfortunately, fog was the order of the days for us (can’t blame the campground for weather) The park is located 5 min walk from a nice beach and coastal walk in either direction that shares with the Ritz Carlton golf cart path for a while. Further north it breaks into a public walking path. The beach allowed dogs off leash! The infrastructure of the park and individual sites (all back in) are very well done and clean. Park sits on a slope, so many had retaining walls. Laundry room with 2 washers and 4 dryers worked well. Did not use bathrooms. We had full hookups and there is also a dump station. Nice new steel picnic tables. Many state beaches nearby on Rte 1 (PCH) for additional choices. I would give this a 5-star review if not for the price and extra charges.

Great views of the Pacific ocean and golf course on the ocean hillside. The Ritz Carlton on Miramontes Point is spectacular. There was also a nudist beach pretty well hidden on other side of beach but the hike down to the beach was 6.5 miles, yep, I passed.😬🤣 I would definitely stay here again.

A little gem hidden in one of the most beautiful coastlines in California. The view from our campsite down to the ocean was spectacular. We saw whales and pelicans and owls and other types of birds. The location of this park is spectacular - the beach is a three minute walk down the hill and we were particularly impressed that we could take your dogs and enjoy this little private beach all to our ourselves most of the time - it was so quiet!! Another great feature of this location is the coastal trail - a cliff top walk that takes you through the Carlton Ritz golf course and along the top of the cliffs with the most beautiful view of this rugged coastline. Definitely coming back here next time we are in half Moon Bay!!

I stayed here for a week, it was four days before I saw sunshine. The drive around the mountains was not too bad. The resort is very well maintained and the staff are really friendly and accommodating. They assisted me in the set-up and breakdown of my RV. The only negative I have, is having to back into the spots.😬 The office/store has many supplies, snacks and drinks. I didn't have a coaxial cable and they let me borrow one so I could watch cable TV. Great views of the Pacific ocean and golf course on the ocean hillside. The Ritz Carlton on Miramontes Point is spectacular. There was also a nudist beach pretty well hidden on other side of beach but the hike down to the beach was 6.5 miles, yep, I passed.😬🤣 I would definitely stay here again.

A little gem hidden in one of the most beautiful coastlines in California. The view from our campsite down to the ocean was spectacular. We saw whales and pelicans and owls and other types of birds. The location of this park is spectacular - the beach is a three minute walk down the hill and we were particularly impressed that we could take your dogs and enjoy this little private beach all to our ourselves most of the time - it was so quiet!! Another great feature of this location is the coastal trail - a cliff top walk that takes you through the Carlton Ritz golf course and along the top of the cliffs with the most beautiful view of this rugged coastline. Definitely coming back here next time we are in half Moon Bay!!
