2.5 starts. Up front, I will say I have to take part of the blame for this apartment not working out for me. I was not able to view the apartment in person before moving in, and HIGHLY recommend, as it's one of those "looks nice from far away, but is not nice up close" sort of situations. Trying to secure the apartment was a hassle. We were dealing with a leasing agent who seemed pretty confused about dealing with self-employed individuals. She gave me several routes to prove my income, and after each one, I was told the method provided wouldn't work. After our initial FaceTime walkthrough, she sent me a video of the apartment, which she said was a replica of the one we'd be moving into. The video featured an open living room. The apartment we moved into had a massive fireplace in the middle of the living room that was never mentioned. I had to send back the rug I ordered, as well as the entertainment system and coffee table, as none of it would fit. They did offer to cover shipping fees. I should also note we had made it clear we wanted to be on the top floor, and we ended up below somebody else. Let me tell you, being below anybody in this complex sucks. The footsteps are loud. During the FaceTime walkthrough, I asked the agent about the roaches, as you will notice in other reviews that there is a roach issue. She told us the roaches weren't an issue, and hadn't been for her the couple years she'd lived there. We had at least 2-3 roaches in our apartment each month. They were a definite issue. Moving in, the issues with the paint job were abundant. We'd been told that we'd be moving into an apartment that was "like new." It looked rushed. The trimming was messy, paint was splattered on the toilets and bathtubs. Due to how extensive the issues, the painter they provided wasn't able to fix them in one day. I've attached photos. They refused to offer a rent concession for the fireplace but were fine if we wanted to break our lease and move out. This just seemed like a threat more than an offer to me, as we had just depleted our finances moving from across the country, and paid movers $700 to carry our belongings up three flights of stairs/had returned our U-Haul. Eventually, I claimed they hadn't specified that the offer wasn't granted in perpetuity, and got them to agree to let us break our lease. Within a week, the rack in our closet completely broke, depositing all of our clothes on the ground. When the maintenance guy came to clean it, he did so without laying down any kind of tarp or plastic to cover our clothes and, instead, blanketed them in drywall. Not a huge issue, just seems like a common courtesy to me. Within a month, our microwave broke. They replaced it pretty quickly. Also, this is more of an issue with Nashville, but they didn't pick up recycling for, I think around six weeks, and we started leaving our recycling in our hallway when the recycling center on campus was at capacity. Our entryway was backed up with recycling as was. Instead of offering residents a solution beyond loading up our own cars and taking the recycling elsewhere, which isn't ideal--the recycling situation in Nashville is ambiguous at best--they just threatened to fine us. All that aside, I think the apartments are just overpriced. Staff is responsive but not super helpful The "amenities"--the gate, which isn't all that protective and the tiny gym--aren't good enough to constitute paying over $1000/bedroom when the paint looks terrible, everything is "updated" but updated cheaply, and there is a definite bug issue. There is better value elsewhere, imo.

I moved to the Grove Richland from Berry Hill in Summer 2018. The Grove is located in a quiet residential area between Vanderbilt and Belle Meade. It's a great location for anyone looking for affordable rent, quick commute to anywhere in Nashville proper, and a "low key" atmosphere. As other reviewers have mentioned, one of the best perks of the Grove is the front office + maintenance staff. They address your needs personally and quickly (24 hours or less turnaround). I've never had an issue getting a request taken care of. Edit: In 2021 I'm still with The Grove, however, I decided to edit my review due to continued issues with bugs. As some other reviews mentioned, The Grove has lots of creepy crawlies in the summer months. I've had a dozen centipedes, flies, and even a roach or two in my apartment already (June). The Grove is prompt with getting an exterminator out monthly to spray baseboards but it doesn't actually fix the issue, which is an infestation. The Grove also won't allow you to transfer apartments without a hefty fee. This is still a 4-star complex, but I'd like anyone looking at the Grove to be aware that this is a persistent issue.

My fiancée and I lived here for two years (July 2022-July 2024) and it was by far the best apartment complex we’ve ever lived in. The only reason we left is because we recently bought a house.

Pros: Location - Easy access to 440 means you are less than 15-20 minutes to every fun neighborhood and their restaurants/bars, the airport, colleges, and most jobs downtown or within Nashville city limits.

Grounds/Amenities - The grounds crew works incredibly hard to keep everything looking great and it truly feels like you are in a quiet, peaceful neighborhood and not in the middle of the city. The pools, office/co-working space, and all other community shared spaces were always in immaculate condition. It’s also a very pet friendly complex with a great dog park, dog spa, and events throughout the year.

Management - Maintenance and the front office staff are extremely professional and prompt. There was only one instance in 2 years where I had to wait more than a day to get something repaired. A special shout out to Rudy in maintenance and Anita in the front office who were always so kind and went the extra mile in all of my interactions with them.

Neighbors/Community - The office puts on lots of events throughout the year such as Chick-fil-A breakfast, pet portraits, food trucks, Christmas parties, etc. It’s a good way to meet your neighbors, who I have also had nothing but positive experiences with.

Cons: I have very little to complain about this place, but if I had to pick anything it would be that the gyms are a bit small, the pet fees/pet rent are a tad high, and there are no elevators. If you have a dog, are coming back from the grocery store, or just need to go somewhere often and live on a higher floor it can get very tiring after you’ve gone up your 20th flight of stairs in one day if you are as lazy as me.

In summary, I’m sure there are better deals in Nashville, but if you want to be guaranteed great neighbors, professional management, a perfect location, and a beautiful community, you won’t find a better option than here. I already...

As good as it gets for apartment living!

PROS:

Office and maintenance staff are friendly and prompt. The entire property is well kept and beautiful - the landscaping is fantastic. Prices are reasonable considering Nashville's crazy rental environment. Tons of green spaces for your pet to roam. Likely more than any other apartment community close to downtown. This is a big reason we chose this community. Free cookies and coffee, lots of clubhouse events like food trucks, pop-up boutiques and exercise. Well kept appliances and interiors.

CONS:

This may be a con for all apartment communities; if you are a light sleeper you will want a third floor unit. We were told before moving in that the buildings were very quiet and the floors were quiet so we likely wouldn't hear our neighbors. However, we had two different upstairs neighbors in our first 8 months and it was a nightmare with a lot of lost sleep that ended up causing a permanent medical issue for me. The neighbors were doing normal activities, but we could hear them clear as day with squeaky floorboards. We ended up having to move to a third floor unit and that entire transition was very expensive.

CONCLUSION:

Despite the rough sleep time (likely an issue at many apartments, though not for me in the past). The pros outweigh the cons. This is an awesome apartment community with every amenity you could want and...
