As a landlord, I feel itâs important to share my experience working with Pathways. We acquired a 5-unit building with two apartments already leased to their tenants. Immediately, we discovered one tenant was openly dealing drugs out of the unit. We contacted Pathways multiple timesâvia email, phone, and textâbut were ignored.
We proceeded with an eviction, only to face similar issues with the second Pathways tenant. That unit became overrun with squatters. When we raised concerns, we were advised to initiate another eviction while they âdid their best to intervene.â It was chaotic. On the day of eviction, my partner was even threatened at gunpoint by the person in our unit.
The situation became unbearable for the other tenants. The apartment was trashedâevery window smashed, plumbing damaged, walls and floors destroyed. The dealers had turned the place upside down. Pathways told us they would âcover the damage,â and while we were skeptical, we held onto hope.
After finally regaining possession eight months later, we were left with an uninhabitable unit. Despite repeatedly requesting an estimate from Pathways for the repairs they said theyâd cover, we were told theyâd reimburse only $4,500. Their estimate ignored major damage, like broken windows, missing appliances, ripped-out electrical wiring, doors, and more.
Our contractors quoted $12,000+ just to return it to a basic, rentable condition. When I pushed for clarification, a Pathways rep casually told me their estimate was based on âdepreciation.â
We also had to pay thousands for DAWGS security to keep their tenant and squatters out. Pathways only covered the first month. We lost several months of rent and spent more time and money restoring the unit ourselves.
After threatening legal action, they agreed to pay $10,000 and replace some itemsâbut weeks later, we still havenât received the check. When we followed up, they claimed theyâd âleft the window screens and heat vent covers in the basementâ for us to install ourselves.
Since that tenant has been gone, the entire block has quieted down. The change is night and day.
I support the mission of helping those in need, but Pathways did not handle their responsibilities professionally. If you value your property and peace of mind, I urge extreme caution before...
   Read moreWonderful group of people to say the least. Iam grateful to be part of such an amazing team ,who started helping me out about four years ago . They help you with any paperwork, doctors visits, and rides to where ever you need to go. But the greatest part of it all is that they find you housing that you can call home. I love every bit of it to. I'm only a two minute walk to there office in Olney. And Only two blocks from the Septa Subway. They come and make home visits every two weeks or so, to just check up , which usually is only for about fifteen minutes or so. So not so bad . If you have any questions about anything just ask Pathways . They most of the time have the answers you might be looking for . So if You are struggling , and are homeless, just ask around about Pathways To Housing. Talk to Philadelphia Outreach members . They can definitely help.
