I am absolutely disgusted with this place. I cannot believe the type of scamming that goes on here. If you are looking to move into these apartments, RUN AND DONT LOOK BACK! If I could give them -5 stars, or at least 0 stars, I would do it in a heartbeat. Marquis at Waterview is full of trained scam artists.
A friend of mine wanted to move in here. He is currently going through this mind you. They had him pay the $200 application fee, $175 deposit, $375 rent for the rest of December, and he also paid for his renters insurance and $150 for his electricity. He had everything set up, and on move in day they were ready to give him the keys. They said he was good, but what they failed to tell him was that he would need a pay stub. We spent hours there talking with them and filling out the applications, but they didn’t tell him that he would need a pay stub UNTIL move in day. We brought all his stuff, ready to move in and boom, they throw that at him. The place where he works didn’t provide them with the information needed for their pay stub and because of the holiday season, they said he would have to wait until after Christmas to receive the information for his pay stub. He asked if there was anything else he could do, and they said that if he can get a guarantor that makes 4x the rent, then he can move in. His mom makes that amount, so he got her to sign out the guarantor information. The people here told his mom to fax the information, but then turn around to tell them that they didn’t receive the information when they TOLD HER TO FAX IT. First they said that they received it, but there is missing information, today he called and they said that they did not receive it period.
It has been over a week since he applied for the apartment, and he still has not received his keys or stepped foot near it or inside it. He got fed up and asked for all of his money back, since they want to act up. TELL ME WHY THEY SAID THAT THEY DID NOT RECEIVE THE $200 FOR HIS APPLICATION FEE AND THAT THEY CANCELLED HIS APPLICATION?! If you did not receive the $200, why did the money come out of his bank account and why did y’all tell him that he was good to go this whole time?! They also had the audacity to say that he did not pay the $175 deposit and the $375 rent, BUT IT IS SHOWING IN HIS ACCOUNT! What kind of mess is that?! Yet yesterdat, they told him that the $375 he paid for December will go towards January’s rent since he did not get to live in the apartment for this month, so why are they now saying that they did not pay the money?? This man put aside everything to move to Dallas, and only had $1200 in his name, and put everything he had into this apartment, only for them to try to steal from him. This apartment has left him with nothing but heartache and trouble for the holidays. He could not even enjoy Christmas because of this. They have left him homeless and are now trying to leave him without money. He has a job, yes, but it’s not easy starting over in a completely new state and environment.
We plan on taking legal actions against this apartment complex and their horrible management. We have proof of payment. His bank transaction history shows that the money has been taken out, he has proof of payment, and we plan on taking all of this to court. These people will have to either find a way to fix this messed up situation, or they will have to explain themselves before a judge because I am tired of businesses like this trying to scam innocent people out of their hard...
Read moreThe longer we live here, the more we like it! We only intended to stay for a 2-month transition period, but have extended our lease because we're so happy with the apartment, the community, and the service from the maintenance and management team. Another reviewer referred to the maintenance team as "Ninjas" and I have to agree! They are fast and efficient, and pleasant to deal with. I put in a maintenance request at the office recently and before I even got back to my apartment the maintenance guy was already there working on the issue - no kidding!
Our A/C quit working right at 5:00 on a holiday weekend with 100-degree temperatures. A quick call to the office and Caroline sprang into action to track down a maintenance technician (already off duty) and had him over here in no time to fix it. We were astonished! Anywhere else and we would have been suffering it out through the holiday weekend, no question about it!
The office staff greets me by name, and goes out of their way to make me feel like a valued resident. When we first moved in it was a very stressful time for us with a short-notice move followed immediately by an extended international trip, and there were a few hiccups with the initial move-in that we didn't handle well in our stressed-out state of mind, I'll admit. We were very unhappy at the idea of living in an apartment again (after years of being homeowners) and came in with low expectations and a bad attitude.
In spite of that, Lisa and the entire office staff addressed the issues, soothed our frayed nerves, offered solutions, and remained calm and professional, when they probably just wanted to point us to another place to live! Ha!
Initially I thought the prices were too high, but I've decided that it's well worth it. The amenities and services are above and beyond anything we've experienced, and the clientele is better than the usual university crowd. I can't help but think that the higher rent is keeping the standards higher, making it a nice place to live. People are courteous and considerate, friendly and respectful.
This is an active, vibrant community with a great sense of a "neighborhood" that we really enjoy. Management regularly sponsors social events that are well attended with great food and drinks, and it helps get people acquainted and feeling connected. We have met some really great residents from around the world. This is not the "college student" apartment complex we feared we were getting into, it is more of a professional community than anything. It's quiet and peaceful, and a great location on Renner Road that's easy to access, with a shopping plaza right next door with a Tom Thumb, nail salon, dry cleaner, Starbucks, bank, and just about everything else you could need, all within walking distance of your apartment.

Read moreIf you are looking for a super cheap apartment by UTD... well you are definitely getting what you pay for. During our first few months of stay, things were relatively okay-ish, and the amenities were alright (when they were working). It's an old apartment complex so unsurprisingly, we dealt with at least one maintenance issue each month. Either the A/C wasn’t working, or we had some sort of leak in the bathroom. It was very questionable whether those pipes had been updated since the 80/90s. Even though they advertised themselves as a “gated community,” the front gates were always left open. A couple of residents have spoken to management about how this was a huge safety issue, but it clearly didn’t do much. I think out of the entire year the gates were only working for a total of 1 month. These things were annoying, but considering how cheap the rent was, guess I can’t complain much?
However, things went downhill fast when winter storm Uri hit back in February 2021. I understand that pipes had to be shut off due to freeze damage, but the management team would shut off water to buildings WITHOUT warning residents beforehand or even communicating with them after the fact. It took multiple residents to BEG on the resident portal until we finally got answers. Even when residents asked for assistance (like opening up a vacant apartment so we could collect water or providing us with bottled water) the management refused and were very dismissive. During that week, NO ONE from management ever handed out bottled water to us, let alone bothered to check in on anyone in our building to see if we were okay. Our building's water was shut off for about 5 days so we were relatively one of the "luckier" ones, but some residents went for 10 DAYS without water. It’s crazy that residents had to suffer for at least a week until management finally decided to do the right thing and open up 2 vacant apartments so we could collect clean water. While it didn't personally happen to us, you can read about it in previous reviews: units that suffered flood damage were essentially kicked out and given only a 7 days notice to completely move out. Sounds like none of them received any sort of assistance or compensation.
If you want a cheap apartment and don't really mind lack of customer service or dealing with constant maintenance issues, then this is the place for you. While I doubt a winter storm like Uri will happen again next year, that horrible experience alone (on top of everything else) was enough to drive us elsewhere. Judging by how recent these low reviews are, I highly doubt it’s going to get better anytime soon.
If you don’t mind paying a little extra money for better customer service and newer facilities... then I highly suggest you...
