The park is situated close to a major highway, which results in a noticeable amount of black dust settling on vehicles and outdoor items. Depending on the wind direction, there's an occasional odor reminiscent of a garbage dump, especially in the front half of the park.
The 30amp (at best) power limitation can be quite inadequate for modern rigs. Be prepared to supplement with battery or generator power.
Parking spaces are strictly individual, and any modifications to your rig, whether inside or outside, require written approval from the park management. The park's occupancy restrictions are more stringent than those of Santa Clara County.
There's a 9 PM quiet time rule that's strictly upheld, even during festive weekends like the 4th of July. It's worth noting that this used to be a 55-and-older park. The shift in demographic has led to some seniors who aren't fond of the noise and activities of children and families.
Unfortunately, there's no designated play area for kids, and they're not allowed electric bikes, scooters, or power wheels, though adults can use them. The park's layout can be confusing, leading to delivery drivers often speeding in frustration.
The park uses pesticides without prior notice, so residents should be cautious for their pets and children. Only traditional outdoor items like barbecues, plants, and patio furniture are allowed. Children's toys, like playhouses, aren't permitted outside. Pets are restricted in size, with no green spaces provided for them.
The pool has limited hours and is closed for a significant part of the year. Its heater isn't fully functional, and the park's Wi-Fi works best near the office. There's some noise from nearby commercial buildings, and while there have been instances of homeless individuals entering, the management addresses it promptly.
The water quality could be better, so using a filter is advised. On the bright side, most residents are friendly, with only a few exceptions. However, the management approach can be assertive, sometimes resorting to changing rules or using intimidation tactics. It's not rare to see confrontations between management and residents.

Read moreBeen here for years, and Love it. Yes, due to the economic climate on San Jose, there is a waiting list - and almost never a open space for drop-in overnighters. For temp or semi temporary long term folks, almost ideal as in gets here. I recommend it to my friends. 2020 June Update: Still here, new park manager, and still the best (IMHO) trailer park in the area. Still a waiting list and no drop in spots for years now. Family friendly, diverse and really good people here. Kept clean, well maintained and no favoritism for certain people like most parks have. Yeah, a list to get in, and not in the best section of San Jose, (which has been improving), only 30amp at almost all spots. But Not Just a Parking Spot. A community. We wave every day, have silicon nerds and working class and retired individuals and families. 10 years + for me, and I still have not seen anything in the area I would rather be. July 2022 Update: We have all had a few weird years since I last updated this. Park has settled down with a new manager. I still have not found a place in this metro area I'd rather be. Delighted to still be here. Now July 2025. I'm astounded I am still here, and still have everything to say positively about this unique place in the San Jose area. Read more10/10!! Wayne and Chris are ABSOLUTELY incredible!! I’m going to clear some things up about the other reviews.. You ARE allowed to have pets; Especially Service Pets, the park is definitely kid friendly and the management is 100% reliable!! My boyfriend and I lived there for almost 2 years and loved it! We never had a problem getting a hold of management! I don’t know what these other people are talking about because it certainly is NOT true! Wayne and Chris are the kindest, hard working and polite dudes around! They always are ready and willing to help and are super friendly about it! We have a cat that they used to stop by and visit! They always make sure the park is clean, kept up and a safe place for everyone! There are so many amenities too! A nice clean pool, shower room/bathroom, a gym, a lounge room with a fire place and games for children and adults, there’s a car wash and the lots are spacious and well kept! This park is for all people, through all walks of life! I was very sad to leave! Guaranteed if we ever travel back to SJ, that will be the ONLY place we will stay!
