Extremely Disappointing Experience at Arabella Residence Apartment Hotel – AVOID at ALL COSTS!
I am beyond frustrated with my stay at Arabella Residence Apartment Hotel in New Cairo. From the moment I checked in, my experience was a series of continuous failures on the part of the hotel management and staff.
Upon arrival, I was forced to wait excessively for my room to be assigned. When I was finally given a room, it was absolutely unacceptable — it had a foul, unbearable smell. After complaining, they reluctantly moved me to another room, but that was just the beginning of the issues.
The entire stay was marred by constant disruptions, including electricity outages and water problems that made the experience far worse than I could have imagined. In addition, the language barrier with the reception staff and hotel employees was another huge issue, making it incredibly difficult to communicate or resolve any concerns. Their complete lack of professionalism and indifference to guests’ needs was infuriating.
Breakfast timings were another major problem. On multiple occasions, breakfast was served too late or was poorly prepared. It’s utterly ridiculous that such basic services were so poorly managed.
And to add insult to injury, even after checkout, I still have not received my full invoice or bill. Despite numerous follow-up emails requesting the final invoice, I have been completely ignored. I have received no response from the hotel, which is completely unacceptable. It’s clear that they have no regard for their customers’ needs or business requirements. My accounts department requires this invoice for reimbursement, and yet I am being disrespected and completely disregarded.
In summary, my stay at Arabella Residence Apartment Hotel was a nightmare from start to finish. I experienced unacceptable service, multiple facility issues, and a total lack of accountability from the staff. This hotel has left me with a terrible impression, and I will not hesitate to warn others about this disgraceful experience.
DO NOT stay here unless you want to deal with constant problems, unprofessional staff, and a hotel that doesn’t care about its guests. Avoid this hotel at all costs and choose somewhere else where your stay will be respected and your concerns will be addressed.

I have stayed in this "hotel" for 3 nights, and I want to share my experience here. At first, it was very difficult to find the hotel as there was no sign on the building (that looks like other residential building all around) due to his location in front of the bridge.
My reservation was for a twin room, but I have got only a room with one bed as the reception decide so (they've asked me if I am alone or someone will join, so I said I will be alone).
The room, (Which does not look anything compared to the pictures on Booking.com, painting on the floor, poor equipment, and the window does not close well (sliding system), so the whole time I felt like I an staying outside next to the bridge, with all the cars noises.
The shower, I was waiting for 40min to get hot water, that turns out not working, and It could be fixed only the next day. Also, once you take the shower, water is everywhere in the bathroom (which is btw, badly arranged).
Breakfast, I have requested an Egyptian breakfast to be served at my room at 9:00 AM, which I had again to call the reception to get it at 9:45 AM.
The AC/heating: It was very noisy and I impossible to sleep calmly, nobody checked it after my request.
Check-out, It happened that the day of my check out, was the day when the water inspection decided to take action against "the illegal use" of water in the hotel, they cut the water and took off the counter (apparently, the hotel was declaring that the water is used for domestic use instead of commercial use). Also, the hotel owner was notified a week before to correct the situation, but it seems nothing happened. Few customers were complaining at the reception desk that day.
The payment, After 1,5h waiting to pay, the hotel decided to charge me $408.46 instead of $340.38 (shown in Booking.com), as I refuse to pay this excessive amount, and after few argues, the reception desk agreed to charge the amount from booking. As I asked for the invoice, the owner decided that I have to pay the difference of $68.08, and without it I cannot get an invoice. After few negotiations, we agreed that I will pay a $27.

The property feels boutique-style — clean, modern, and clearly recently renovated. The rooms are spacious, well-furnished, and surprisingly quiet considering the location. I especially appreciated the strong Wi-Fi and the little touches like the rain shower and comfortable bedding. It really felt like a home away from home.||The staff? Incredibly kind and attentive. They went above and beyond to make sure I had everything I needed — even helping me arrange late-night transportation and giving solid food recommendations nearby.||That said, no place is perfect — and I always appreciate a review that tells it like it is. The reception is a bit small (definitely not a dealbreaker, but if you're checking in with a lot of guest, you’ll notice). Also, while the location is safe and in a great part of New Cairo, it's not exactly walking distance to tourist sites — so plan on using Uber or having a car to visit old cairo about 20 min driving||But honestly, the peace and comfort you get in return is worth it.||Would I stay again?
