There are lot of things to point out from our stay at Aventura Fern Hill, Ooty(Hobbit hole).
The place has a view and the ambiance was good, staff was responsive to an extent, and helps you if there is any need. When I say things to point out, I have more cons than pro’s to speak about our stay in Aventura Fern Hill at this point of time, which if they work on they can improve and they can serve better.
Pro’s: They have a view of hills, and it looks amazing. Breakfast was complimentary and taste fine. The property is well maintained and is very clean. Bathrooms are very hygienic and cleaned regularly. Have some recreational activities if you need for the times when you are bored or tired and decide to stay at the property for the day.
Con’s There are various types of rooms in the property. Like Tents, Tepee’s, Hobbit Holes. Which are on different level’s and parking is too far, feels like climbing a 3 story building and it is very tiresome. As we know these things do not have space for bathroom they have 3 bathrooms and 3 toilets. The bathrooms are general and probably would be a problem when the place is fully occupied. If it rains and it does most of the time, it’s a big mess and very hard to use bathrooms as they are not very easily accessible and far from the rooms. As we are aware tepee’s are small it’s super inconvenient to keep the luggage they could have planned for something outside to for storage. Had to keep luggage in car and it’s tiresome to walk back and forth to bring luggage. It is a bit far from the city and the route is bit confusing, as the network is not that great google maps starts to act all crazy and takes you to some other place. They say that they have wifi which they do and it is only restricted to reception place and near camp fire place, and you wont get near tents,tepee’s and hobbit holes. Quite misleading. They haven’t mentioned about not serving food and we need to order or bring food from the town, which they should have mentioned that could have been super helpful. Because they have kitchen and serve breakfast people think they would get food they can order in the property sort of like room service. For the bon fire when asked I was told they charge 1k per room and it is pretty expensive they entire place has one bon fire place. When you compare it to other places it feels pricey, apart from the fact that it is a new concept we do have to face lot of problems there instead of enjoying of stay in this beautiful scenic place.
Considering all the above facts if you want me to rate my experience in the Aventura Fern hill out 5 I would give it 1.5. It is a humble request that you please mention about all things which gives a clear idea for the people who plan on staying on the property, if you don’t people would find it difficult to suggest your place other people and that’s definitely bad for business.

I recently stayed at this property [aventura fern hill] in Ooty, and I am beyond disappointed. My experience was a total nightmare.
Constant Maintenance Noise: There was a full day of loud maintenance noise outside the room, making it impossible to relax. It felt like they were cutting trees work right outside my door. Complete disregard for guests' comfort.
Tiny Cabin: The cabin was much smaller than expected. Honestly, it felt like a cramped closet. Not at all worth the price of ₹2500+ per night.
Common Toilets: What is the point of charging this much when the toilets are shared and disgusting? This is an absolute disgrace. You'd expect some basic amenities for the price you’re paying, but apparently, that’s too much to ask here.
Location Issues: The hotel is not even close to the city center. It takes over 20 minutes to get there, and the roads are in terrible condition. Completely ruined the entire experience for us.
No Assistance: No one assisted us with baggage or anything! We had to drag our luggage up and down without any help. When you pay for a stay, you expect some level of service, but not here.
Terrible Management: The management team is unresponsive and unhelpful. We tried calling from 12 PM to 4 PM to get some assistance, but no one answered. Complete lack of customer care.
No Water or Glasses in the Cabin: There was no water provided, and we had to literally go searching for a glass. In a place you’re paying to stay, this is just inexcusable.
Restaurant Closed for Maintenance: The restaurant was closed due to maintenance, which is fine if it’s mentioned beforehand, but there was no prior notice! We were left without any options for food.
Long Walks to the Room: The distance from the parking area to the room is ridiculous. It takes 10-15 minutes to get to your room, which is just too much.
No Way to Get Out During the Day: There were tree-cutting activities going on nearby, and we literally couldn’t leave our room during the day because of the noise and the obstruction! There was no communication or apology from the manager.
If you’re looking for a peaceful, comfortable stay in Ooty, do NOT choose this place. The entire experience was a disaster, and it was clear that they have zero regard for their guests’ comfort or satisfaction. Would not recommend this...
Read moreWe stayed at Ventura Fern Hill as two couples, mainly because of its stunning and peaceful location. The surrounding view is truly beautiful and gives a relaxing vibe. We chose the wooden tent over the hobbit hole, as the hobbit hole felt too tight and not practical for luggage. It also lacked privacy, being slightly visible from outside. The wooden tent, although a bit congested and suffocating, was still better—but sadly, it had dirty, used bedsheets and a blanket stained with red marks and hair, which was quite disappointing.
We had texted in advance asking if we could check in early, and we received a reply saying we could come directly. But when we arrived, they denied us check-in and rudely told us to wait until 2 PM. We requested just to freshen up and keep our luggage, as we were heading for a full-day Ooty tour and wouldn’t even be using the room till night. But they didn’t allow it. We had no choice but to leave our bags at reception and leave. When we returned at night, we had to wait again, and despite a tough uphill path to the room, no one helped us with our luggage.
To make things worse, one couple received a soap and brush set in their room, while we didn’t get any. The lack of cleanliness, unequal service, and cold attitude from reception made the experience very unpleasant.
As tourists coming from different places and time zones, there should be some flexibility in check-in timings—especially when it’s a one-day payment. It would make much more sense to offer a 24-hour or next-morning checkout instead of a strict 2 PM rule that doesn’t consider real guest needs.
The only saving grace was the café. It was clean, served delicious food, and the service was excellent. A staff member from West Bengal was especially kind, always smiling, and even sang beautifully.
