I'll start with the pros. It's a nice, big, clean hotel with spacious, air-conditioned rooms. The staff are very nice and friendly and sought to make my stay enjoyable at every opportunity. The bed was very comfortable and the breakfast options numerous. The bathroom has a shower and a nice, big bath, and the free toiletries are replenished daily. The room was clean and well appointed with the usual tea and coffee facilities. Internet is available throughout the hotel and is super fast (by Myanmar standards).||||Now the cons. The common hotel areas (lobby, halls, etc) are not air-conditioned and are quite stuffy (the dining room, however, is nicely air-con'd). And though there are no-smoking signs around, the patrons don't seem to care, leaving some areas smelling very bad. They boast blackout curtains in the rooms but they're not, they're just regular curtains. We had a few room issues in the beginning (door lock not working, toilet running constantly, broken lamp) but the staff did their best and fixed the issues (or moved us to another room in the case of the door lock). The pool was ok, though needed a bit of attention to make it less murky-looking. I think they were planning on doing so as they informed us on arrival that we wouldn't be able to use it, however later that day they informed us that swimming was now ok (perhaps they would do it after the weekend). Though the breakfast options were many, dishes that you would expect to be hot or warm were actually just room temperature. Many Myanmar meals are served liked this, so perhaps this is in keeping with what's normal for them, but for a Westerner it falls short. And finally, very loud hammering within the building at 7:30 on a Sunday morning is just bad form. I was already up but my room-mate was not, and I imagine many others wouldn't be either at that time on a Sunday.||||Overall this is a very nice hotel with staff that try very hard and are very nice. The price is reasonable, though for Myanmar hotels it's a little high for a 3.5 star. For me, the numerous small fails means I'm pretty sure I wouldn't return here soon, but otherwise I would certainly recommend it if you don't have a problem with the things...

Inside the bare minimum, and in all corners dirt, stains - in short: the structure does not look well maintained. The receptionists were friendly and reasonably fast. An ATM was available in the lobby. ||The spacious room reflected the age and quality of the building - uninspired, cheap, looking tired and past its prime. The bed was comfortable, but working was not easy as no real table was available, only a narrow shelf. Wifi was slow and required numerous re-logins.
