Overall, I had a good experience. I stayed in the room with a shared bathroom for almost 3 weeks. At first, I was surprised because I thought the bathroom would be different and there were common areas other than the restaurant based on the pictures on Booking - but turns out it was parts of a private apartment. So, I was a bit disappointed at first but I ended up having a good stay. The day staff was exceptionally nice. Everything was always clean, including the shared bathrooms. Apart from a few mosquitos, I didn't see any insects, which is a good sign they are careful about that (and this wasn't the case in other hotels in Dumaguete). The AC in my room was a bit noisy, so I borrowed a fan to sleep more quietly at night. I also enjoyed the food at the restaurant - breakfast and dinner. Finally, I was able to rent a bike from them (500 PHP for one day), which was convenient.
Also, I personally liked the location. There is everything you need around, including a big supermarket and a very good gym. It's not too far from Valencia as well. It feels very safe, even at night. I walked downtown Dumaguete a few times and it took me around 35-40 min. But if you don't want to walk, you can also take a trike for 50-80 PHP based on the distance.
Final comment for the owner: there was a young girl replacing the usual staff at reception in the evening the last few nights I was there. She was talking on the phone or signing loudly and listening to music loudly like she was at home. I tried to tell her to be more quiet and she didn't automatically do it. From the street, you actually might wonder if it’s good. But once you approach the hard working and friendly staff, and lovely interior, you’ll be happy you supported this wonderful little business.
Essentially, there are three floors and a restaurant on the fourth. I personally would only choose the 2nd or 3rd floors, so you can enjoy your own private restroom, or Comfort Room as it’s called here. That’s just my view.
