TLDR: a nice view and a hotel with real potential but missing some essentials:

Long version:
Unfortunately, we had our first bad experience after 3 weeks of being in Sri Lanka. This hotel could be a beautiful accommodation but it is missing some essential things.
On our first day we noticed that the balcony door can not be locked and closed properly. It is very easy to walk from one balcony to the other so we informed the owner about it. She said that someone would come in the evening to have it fixed. After waiting a bit no one arrived and we went for dinner and received the message to come back to have it fixed. As we were in the other town we agreed that the door would be fixed the next morning at 10 am. After waiting half an hour the next morning the owner informed us that the person is not arriving as it was raining. We asked for a solution but she could not get him to come and wanted us to cancel our evening plans where we wanted to go to Galle.
At this point we had decided to shorten our stay from 3 nights to 2 nights. We had informed the owner and she agreed on a refund of 10.000 rupees. A little while later we receive a text that we will only receive half of the refund as the other guests that were supposed to show up that day had cancelled. After a lot of discussing she agreed that we would get our complete refund back but demanded that we cancel our booking on Booking.com, so she doesn’t have to pay any fees even though we paid 2/3 nights.
Aside from the problem with the door the bathroom window also doesn’t close, causing many insects (mosquitoes, centipedes etc.) but also reptiles like geckos have been entering the accommodation. As there is no mosquito net she provided us with a plug in dispenser but it unfortunately wasn’t very effective.
Some other basing things like fresh soap, a trash can and hair dryer were missing. It could also use a deep clean (see the pictures). The toilet paper is next to the shower so keep this in mind to take it out before showering otherwise it will get all wet.

This is a small family hotel located on the outskirts of Mirissa.
The main advantage of the hotel for us was that, unlike most hotels located in Mirissa or Viligama, this one is far from the hustle and bustle and people.
Right behind its fence is an almost deserted clean beach. It is protected from the ocean by a long reef barrier. Right next to the beach with a mask you can see a huge number of fish, octopuses and large turtles.
There are several dive centers near the hotel. On the next street there is a wonderful family restaurant where you can have breakfast, lunch and dinner.
A fifteen-minute tuktuk ride is the center of Mirissa, half an hour by tuktuk or taxi is the center of Viligama. There is a fruit and fish market nearby on the main street where you can buy fruits and fish and cook them in the hotel kitchen.
The hotel itself is cute and cozy, the lovely hostess is always in touch and ready to help with everything, including organizing diving, calling a tuktuk, etc.
