The sites are all individually owned, so you will pay anywhere from $89-$250 (lake front). Most of the amenities (pool, spa, snack shop) are all closed due to COVID and any amenities that are open are for the owners of the sites only. Most sites have a grill and BBQ pit, but you aren’t allowed to use them as they are also for the owners only. Our running joke the whole weekend was, “That’s probably for owners only.” and we left wondering what we paid such a high price for. So, currently you are paying for location and hookups. We did hike Cougar Crest Trail (review on AllTrails) as that was walking distance from the campground. Beautiful hike! Many of the lots are for sale, ranging from $200,000 to $450,000 for a lot! We would likely not stay here again unless we had company as we did this past weekend.

Definitely a nice quiet place to enjoy a RV getaway. I would not classify this place as small kid (5 and under) friendly. Not saying you can't bring them. You just will run out of entertainment options unless you bring your whole house then your ok. For the grownups it's a nice place to relax and unwind. It's on the North side of the lake so the traffic is minimal. Its between 10 and 15 minutes from a grocery store and other shops and gas stations. After October depending on the weather you may need to come with a full tank of fresh water because they shut the water off on freezing temperature nights and the pool and spa are covered for the winter. No cable TV or wifi 😒.

Big Bear Shores RV Resort is a gem! The entire park was extremely clean, well-maintained, and impressively quiet—perfect for a peaceful getaway in Big Bear. We really appreciated the calm atmosphere and beautiful surroundings. It’s clear the staff takes great care of the property. If we could suggest one small improvement, it would be the addition of a designated dog area. That would make it even more convenient for guests traveling with pets. Overall, we would highly recommend this RV resort to anyone looking for a relaxing and upscale RV experience in the area. We’ll definitely be back!

Even though the place is really nice, I was not impressed by the many rules they have After speaking with the manager when I first rented, I was really excited to stay there. We went out and bought a canopy, specifically because they said they don't allow screened in ezups (its another rule), so I spent $165 to buy one. One of the younger staff members found us at the pool and told us we had to take it down. I asked if she meant the canopy, she said yes, and walked away. Our lot has NO shade, and we have a 3 and 5 year old with really fair skin. While I was napping with my younger boys, apparently the young girls that work there came down to our site and told my husband, and other family, that we had to take it down. Though it was not in their rules and I had already bought it, my family tried to argue the fact that it was not in their rules and we had just purchased it. We needed to have shade. They asked to either had umbrellas brought down, move us to another spot, or let us leave it up. Apparently they decided that my family was disrespectful to them, went back to the office and called the sheriff. I was woken from my nap by someone knocking on the RV door. It was the two young girls, Melissa and Amy with the Sheriff. They explained to me that they (my family) refused to take the canopy down, and that we had an hour to vacate. I tried to explain that I was the one that rented the lot, and that I should have been in on this conversation. I looked over and my family had taken down the canopy, and we still go kicked out.

I understand that this is an uppity, fancy, rv place to stay, but at $212 a night, this entire situation could have been handled much better. I think having young girls managing adults is a recipe for disaster and they felt intimidated because my husband and his brother are big guys. Ultimately, we left, and had to find somewhere else to go for the last 3 days of our vacation. Extremely disappointed with the lack of communication with me (who actually rented the lot) and waking up to a sheriff and being told we had an hour to leave. VERY DISSAPPOINTED! I would not recommend staying here.

There's a lot to like about Big Bear Shores RV Park: the park is gated with security, well maintained, and the office staff were friendly and efficient. This park has everything needed to be a 5 star stay. My 2 star review deducts: -1 point for no WIFI, -1 point for being ridiculously expensive ($130 to $250+/night), and -1 point for harassment. We decided to stay at Big Bear Shores only because all other parks in the area were full for 2 nights of our intended stay. The price was an obvious deterrent: I selected the most reasonably priced spot possible at $110 + $20 fee (per night). The "water-front" spots are much more expensive and are only available for Class A RVs (though owners have 5th wheels in those spots). I put water-front in quotes because the lake is very low so those spots aren't really on the actual water. To be so expensive, but provide no WIFI is inconceivable as most private campgrounds over $30/night provide some type of WIFI. Big Bear Shores does have other amenities such as a pool, ball courts, and a clubhouse, but "renters" could only use a portion of the facilities. The list of rules ensures that renters understand their second class status while in the park.

The harassment is where we finally really had it with this park. When you make a reservation, you are presented with a list of rules as long as your arm. We read them and agreed to abide by them, which we did to the letter. During our second night there, our dinner was interrupted by a security guard who said there had been a complaint about our rig. Mind you, we arrived in a brand new 2021 truck and 2021 trailer that were on their maiden voyages. The complaint was that our trailer was not long enough. The rules state all trailers must be at least 26 feet, which ours is. The security guard stepped off our rig heal to toe and stated that it might be a foot short, so I had to pull up the manufacturer's specifications to demonstrate that we complied with their rule. Because we were leaving the next morning, he told us we might be ok, though he said we might expect another visitor to come banging on our door. I am a family member of Amanda Waters, who wrote the previous review. I was present at all of the conversations regarding the canopy that was on the lot to provide shade for the children. The young girls, Amy and Melissa, have no business being in hospitality yet alone dealing with guests of the resort. From the beginning when they approached us at the pool the were rude and confrontational. At numerous points we asked to talk to a manager or the head of the RV HOA, they left several times to get that person, yet every time they returned there wasn't a manager and they were even more conformational. When we pointed out that there was nothing in the rules regarding canopies they informed us that they we rewriting the rules as we spoke just because of our family. We offered numerous solutions to the problem, umbrellas (the one umbrella on the lot was broken). move to a different spot, remove the canopy from it's foundation and use the material to create a small area of shade for the children...all requests were met with a no and several times a neck snap and eye roll. At no time did any of our family raise our voices or act in a confrontational manner, we just kept suggesting any solution to the problem of shade that we could think of The ironic part is that after the sheriff woke Amanda he questioned Amy and Melissa on their obviously ridiculous decision to have our family vacated from the premises (especially since the canopy was taken down so we could enjoy the rest of the day without dealing with unhelpful and rude staff we had encountered) even the sheriff seemed baffled. The topper was when Amanda went to check out to let them know we had vacated, the manager said that, they would have been happy to bring us umbrellas...she would have even brought us one from her own home, and that was the very first thing we requested as a solution to the problem. Although the surroundings were beautiful the young staff needs some serious lessons on hospitality not to mention basic manners.
