Updated: Where do I begin?! If you like cockroaches (water bugs) and ants then youโll love it hereโฆ.closer to the woods, the better youโll get your fill of pests. Pest control service is useless so donโt bother. Iโll save you some timeโฆget the Hot Shot traps and place them everywhere, especially the garage. Try to seal the doors, attic doors, water heater door, and downstairs baseboards because they enter there. Youโre welcome! Oh, never look out your window at night because the cockroaches will greet you and make you want to sleep with one eye open. Plumbing was an issue from the day we moved in. The master bathroom tubs would clog and cause the toilet to โbubbleโ and sewage would come up the pipes. The plumbers never could find the real reasonโฆ.at least thatโs what we were told. Water intrusion at the patio was an issue during most of our lease. Most maintenance workers werenโt friendly and acted like they didnโt like their job. The front office canโt seem to keep people, and the turn over rate is high. Expect to explain your issues multiple times to each one. Also, take the good reviews with a grain of salt because people give reviews for baseball tickets, wine, and other prizes from the front office. After all this, they took my deposit and when I wanted to speak to the manager or assistant manager neither contacted me YET the billing company continuously wanted to pressure me to pay without a full explanation as to why. They will wait weeks before giving you the final statement but expect you to pay it within 7 days without proper documentation (pictures and receipts of damage repair). I guess someone has to pay for the new complex they are building...

Chapel Watch Village is a great community to reside in. The area is consistently well-maintained. The people here are kind and family oriented, and most importantly, our leasing agents are courteous, proficient, and genuinely concerned about the well-being of the residents. Denise, in particular, has been incredibly supportive during my stay here. She consistently informs residents about exciting community events. She also streamlines the lease renewal process to minimize stress. Denise oversees the community as a seasoned property manager, and I look forward to the day when she assumes this role in the future.
I have lived in Chapel Watch Village for five years now. This has by far been the best place I have ever lived in Chapel Hill. The complex is clean, beautiful, with friendly neighbors, and excellent management. The townhomes are modern, spacious, and have a very "home like" feeling to them. The location is fantastic! Conveniently located between UNC and Duke University. There is also a bus stop across the street with a bus line that takes you directly to UNC. Furthermore, there is a chick-fil-A and Starbucks within walking distance (you cannot beat that). The maintenance staff here is wonderful. The few times a year I have an issue it gets repaired within 24 hours or right away if it is an emergency. I cannot speak highly enough of this wonderful community. If you are looking for a quiet luxurious townhome close to both UNC and Duke that is family and pet friendly you have found your home at Chapel...
ย ย ย Read moreMy wife and I have lived here for about 3.5 years and have enjoyed the whole time. Several of our neighbors have been living here at least as long as well. Maintenance is completed in a timely manner, and the maintenance guy is very friendly. The office staff (especially within the last year) have done a lot of work to host events (movie nights, food truck, socials) that are appropriate in the pandemic while still allowing for the events to occur. The dog park in the neighborhood is a great place for pups to run around, and there are enough dog owners that there are always at least a couple balls in the park to play with as needed. The fitness center has two treadmills, two recumbent bikes, and two elliptical machines as well as an assortment of weight lifting equipment.
The park-and-ride across the street is located at the beginning of a bus line that is very populated, so buses come and depart often. The ride to UNC's campus can take anywhere from 20-45 minutes depending on which stop you're traveling to as well as traffic. It is also a bus stop for the triangle transit buses. Since the stop is at the beginning of the route, you'll never have to worry about getting a seat on the bus, as during the school year they get very crowded.
