I showed up at 330. Had to walk through a giant puddle to get to the makeshift office. Was told room was being inspected and it would be ready in 20 minutes and I could wait in the 361 bar. Itâs looking rough. I stepped in soupy dark water to get into the office. I need a drink The 361 bar is an open room with conference tables stacked up and folding table with a kid next to cooler. Iâll just be patient and wait in my truck. I heard nothing so I check again as I see people getting keys. I cross the puddle again and am told my room is being cleaned and Iâll get a text when ready. I get in my room at 520. Why ? The elevator by the room they gave me doesnât work. Elevator âtemp out of order â. 3 flights of stairs with all my stuff in the summer heat or cross the entire parking lot to use the one elevator that does work. The working one is working overtime as other guests are all showing up at the same time. So stairs it was. Terrible. The hallways are all dirty. The staircases (I saw it a lot ) could use a power wash. The whole place does. All the hallway lamps have exposed wires. The lights look like they are hardly holding on. The room had roaches.The bedroom tv was never going to work. It needs replacing. Iâm not there for that day 1 is almost over as far as peak beach sun time. Letâs try and focus on the good the pool The dead center middle of the pool has a beach chair with a cone on it. Something is wrong with the floor of the pool. This is the answer. Clearly needs repair. They are not going to do it this summer. You can bet on that. Itâs in the heaviest used area of the pool and itâs narrow there so your gonna be running into people trying to get around it as your are getting around it. The center fountain in the pool is green. Beach towels. They ran out. Didnât have any by 11am. Pool tables half of them donât have a simple pin to prop the umbrella open. So you have to hunt one down from another table. Easy fix. They are not doing it. Pool side food. Frozen pizzas.Cardboard pizza. Burger was an over salted slob of meat. Itâs all coming out of a food truck. Go to the Texan gas station and get food. Thatâs what we did. The boardwalk to the beach is getting tired. They are fixing one board at a time as it becomes a lawsuit danger. The whole thing needs replacing. It could live a while but we visited up the beach some friends. A fresh new boardwalk really shines. But Iâm fair. It was the least of my issues with this place. The rooms are outdated. Iâve read other reviews where you can ask for a renovated room. Why would they not put you in one from the start. They donât have them thatâs why. Maybe a few but they are booked up. I got curious about this place and we started looking up, whatâs up with the owners Of the individual condos ??? There is a bunch of the units for sale. Itâs like the owners want out. What should be a hot ticket they are trying to sell and no one is trying to buy into this problem. So I believe what has happened is the owners donât want to invest because the resort is not fixing the common area issues. Pool/ hallways/ plumbing/ elevators/ parking lots / boardwalk ect and the resort doesnât have money for it because they canât get owners to freshen up the rooms /ACs / furniture /re model (and the rooms need it). Itâs a mess Iâm glad I got out of after 4 days. The place could be great. It seem like they are just putting out one fire at a time and not fixing long term issues. Like itâs just holding on. But they have a lot to deal with. After my stay I went to instagram to see the comments. Comments are turned off. You canât leave comments. They want you to book on edited photos. They donât want people who have been there expose itâs hanging on by a thread. I paid 1200 or something for 4 nights. No food. No drinks. No elevator. I could go on.    Read moreWhat makes Port Royal unique is: the pool set-up and beach access, and the size of the condos! There is a pool for everyone from the 12â pool for tots, to the splash pad, volleyball areas, the 2 pool bars, and the abundant water slides and obstacle course!
They make beach access really easy with a nice long pier and a shower with all the amenities and different water pressures youâll need. The complimentary Orange soap to help with beach tar is much-needed, and appreciated. Though, like everything here, itâs the minimum.
We stayed in a 2 bedroom condo that was like stepping into a time capsule. No really, straight out of the 80âs/90âs decor. And we loved it! Our condo had a mural on one wall that was super cool, and a boombox that Iâm fairly certain I owned in the 90âs. đ Along with my cassette tapes and VHS tapes. But have no fear, the owners have stocked the cabinets with VHSâs for the whole family to enjoy on the big screen TV. đş đŤ A few more highlights include the shear size of the condos- they are huge, and clearly designed to stuff lots of bodies in there. The bedrooms are huge. One of our bedrooms had two queen size beds, and at least one of them had a trundle under it that you could pull out easily. The master bedroom also had one or two fold up beds with mattresses in the closets that we couldâve used. đ For littles, You could easily fit a pack and play in the master closet. (So you can leave the SlumberPod at home!)
The condos come stocked with silverware, cooking utensils, pots and pans, and other basics like shower towels, pool towels, toilet paper, paper towels. You need to bring your own Beach towels, though. Knowing what it comes with just makes it easier for everybody to travel/stay here.
The not so great parts, and the reason for my rating, is what you read in the other reviews. This place is dated and in need of renovations. Our family rented 8+ condos. Numerous people complaining about cockroaches and pests in their rooms, electrical outlets/plates falling out of the walls (Hazard for those with little kids!), outdated/not working hairdryers (attached to the wall like old hotels), rusted bathroom fixtures, low/no water pressure (not enough to do dishes), rusted and dirty balconies, hair from previous renters on the floors, carpets, in the showers⌠In general, it was just everything structural being in a state of disrepair. Everything needs to be pressure washed, painted, repaired, replaced, updated, etc.
The elevator didnât work on day one, but the staff were extremely helpful with getting our things to our rooms. None the less- itâs inconvenient when you have little kids and beach trips planned.
I sat at the frozen pool bar, and not only was the service terrible, but the actual bar itself was just kind of sad. I sat there with my sister for a good five minutes before I had to start dancing around trying to get the bored bartender to look up.
The liquor bar was about the same, but with better service.
The bar area is built in the ground- it should be super cool. Instead, it just looks like itâs desperately in need of TLC. Chipped paint, it had some big cracks, it looked dirty and just empty/bare. The condos behind it are dirty, have green moldy stuff on the outside of the building, and the damaged roof/exterior is just depressing.
đ The big waterslides were probably my favorite part. They are really fun to go down and crash into the water! The lifeguard there makes everybody feel safe and provides direction when needed.
Overall, this is still a unique resort with good bones. Just, Desperately in need of an infusion and revitalization.
I hope we are able to come back when the renovations are completed. But we probably wonât be...
   Read moreWe stayed here for the kidsâ fall break after reading reviews and looking at photos. The main positive is that it offers both a pool and beach access. Unfortunately, half of the pool was drained and closed, and the pool bar wasnât open during our stay. I understand itâs the off-season and theyâre doing repairs, but it wouldâve been helpful to know that beforehand as it likely wouldâve influenced our choice. The front building is also under construction, so the entire property feels messy and chaotic.
The kids were excited to use the pool and waterslides after a week of college campus tours. When we arrived, the slides were running but the small gate shut. The kids looked for a lifeguardânone in sight. One of them easily climbed over the gate to slide, and only then did a lifeguard appear, yelling and telling them to leave and come back with a parent. These are kids ages 12â17. When I went to speak with the guardâs manager, they readily opened the slides.
Hereâs the issue: the lifeguards handled it poorly. They were tucked away in an office at the FAR corner of the pool instead of being visible and attentive. Instead of telling the kids to wait while they prepared to open the slides, they scolded them. The kids werenât misbehaving, they just wanted to use the slides. To make matters worse, one slide was left ungated, so apparently sliding into three feet of water was fine, but not five. It was clear the guards simply didnât want to work.
After I spoke with the manager, the lifeguards reluctantly took their posts but looked miserable. Once the kids finished a few runs, the guards locked everything back up again. My 12-year-old was disappointed and said she still wanted to slide. There was no point. Instead I went and found another manager and discussed all of this with them. She agreed that none of our experience should have occurred. The next day, different guards were on duty and after asking them to open them, the slides stayed open all afternoon. A complete turnaround.
Now, about the rooms: cleanliness was lacking. We found hair (both head and pubic) in the master shower and second bath. I called housekeepingâtwo women showed up with spray bottles, didnât turn on any water, but the hair disappeared, so who knows how clean it actually got. We also found a dead cricket in the master bedroom and a live cockroach in the unit. No photo proofâŚtoo busy dealing with screaming kids and trying to find it again.
The entire property, from buildings to grounds, feels worn out and neglected. Overall, our stay was disappointing. We chose this place for the space and the amenities shown online, but the photos are misleading. Several amenities were closed, and the propertyâs condition doesnât match the marketing. We saw the on-site restaurant but had no interest in trying it.
Iâm not sure if weâd stay here again. If we did, it would only be after exhausting other...
