Edit after reading their response: Their communication is lacking. They told us we could move in MONDAY on the phone and then after charging us, said we could move on Wednesday. In a panic and after dealing with their lack of communication (texts at midnight, extremely delayed responses, etc) I found a more responsive park that could fit us for the day we needed. I did NOT approve them to charge us the full rent and only the background check. They did not inform me of the cancellation policy until AFTER charging us the almost $1,000. They are not an honest business and I am extremely frustrated with how they handled this situation. It is not a “matter of bending the rules for us” it’s a matter of being honest and good people.
Beware you are dealing with thieves here. I inquired about a spot for a certain day and manager told me they had a spot for us. I gave them my credit card info so they could run background checks. They then charged us the full monthly rent amount and told us we could move in 2 days AFTER the day we discussed. They never informed us of their intention to proceed with charging full rent, only background checks assuming they had a spot for us. Read moreI was picking up an RV in Dallas and wanted to book a place nearby where we could park it and get it ready for a trip, so I booked Shady Oaks for five days. Unfortunately, there was damage to the RV, so we were unable to get it that day. I hadn’t even been to Shady Oaks yet, and had just booked the reservation maybe an hour prior, so I called them to see if we could cancel the reservation, or maybe even hold the funds for a later reservation, once the RV was ready. They said we could, and that they would call back with details. An hour later, still no call, so I called back and spoke with Carly, who also said we could do so, and just to let her know when we were ready. Since I wasn’t sure how long the dealer would need, I requested something in writing and she said she would send a text or email within an hour. 90 min later, still no message, so I called back again and spoke with Carli again. Frustrated with my demands, she said she would just cancel and I’d take the 30% hit. Granted, 30% cancellation fee is their policy, but I had hoped they would understand there were extenuating circumstances beyond my control. Apparently they’re unable or unwilling to do so. It was a $377 reservation, so they just took over $113 of my money and I never even saw the place. I’ll go elsewhere...

No bathrooms, no shower, no nothing. Shade will be there after 4:00. Booking was already difficult. Called for reservation and was directed to the website. On my phone I did the booking right after a while. Would not take my leaving date first. Got the confirmation, great. Big surprise when we arrived, closed gate. No way to park in front. Lucky us, somebody left and the gate opened up. Now looking for the office, no office. So I called, nobody answered after 6:00. Now what? Had a great idea, checking my mail. Oh yeah there was an email, asking for a copy of our ID. Service was slow, but after 10 minutes it went through. Surprise, another long email and somewhere I found the spot we could park. Wait a minute, wrong side. No way to turn around. Driving outside to the other gate. Code punched in to times, nothing. Ok there is a phone number too. Thanks god it worked this time. The trees give you shade after 4:30. Nobody is walking around, because there is nothing to see. Once in a while you see someone walking their dog, nothing else going on. Sorry. I can not...
