We've been here twice--last year, also for Memorial Day weekend, and this year. Last year things were great. We missed the Duck Races, but enjoyed pool, mini-golf, and pickleball. We skipped the food, having brought our own "camping" fare to eat and the kids wouldn't let us miss roasting hot dogs.
We got their propane fire pit--I believe it's $25 for the pit and a full tank of propane. Nothing horribly special about it, but we enjoyed sitting around it and cooking hotdogs and marshmallows. There's no wood fire allows for safety reasons, so this made a great 2nd place.
The folks there were very nice. They check you in and lead you to your spot and help you get you larger campers in if you need the help. We didn't have to leave the vehicle.
The campground was clean and they were on top of all issues right away. They seemed like a group of friends or family taking care of their own property. We had a great time.
This year we returned and things seemed more streamlined. Check in was quicker, they checked on us to make sure we were satisfied, everyone was very friendly. The pool was open--while not an Olympic sized pool, there was plenty of room for about a dozen kids and adults to be playing games and splashing around while many more (including myself) sat around the side of the pool in provided lounge chairs.
We were told they were bought by a new group, and this group made some positive changes. First they started carrying a new pizza (Hunt Brothers, I think?) and for 12 bucks you get a pizza with as many toppings as you want with no extra charge--only charge is extra cheese. They were made quickly and delivered to our camp site. They also have a breakfast area with standard breakfast fare, as well as a pie/icecream shop in the main office.
They have tent camping, Pull-through, Cabins, and big rig RV parking. Anything you need is available on site. They have laundry and showers, water, propane, and of course all the hookups you need.
The new business that owns them seems to want to keep what worked and improve what needed improvement. They actually asked us how things were, what we thought about the changes (they knew we were there the previous year) and asked for suggestions on improvements.
This wasn't the kind of corporate buyout where they try to streamline and skimp on everything, maximizing profits while running the business into the ground. Either the new owners genuinely care, or they put people in charge that genuinely care, and give them the authority to fix things.
The only employee whose name we remember was Deborah, and she was very friendly and really peppy. She also happened to be the female employee mentioned below. The best part was during the duck races (an event we're told they hold on holidays where you can "buy" a numbered rubber ducky to race down the creek with everyone else's--the money goes to local charities--they said this time was the local Humane Society) Deborah was dancing around, quacking and flapping her "wings" getting everyone else involved while cheering on their own ducks. The race may have only lasted a couple of minutes, but it was a blast. You did not have to buy in to watch--and the ducks go fast! We sent our daughter to buy a few and were told they were already sold out!
Pickleball was hard to get ahold of this year--the campgrounds weren't full, but there were some larger families that were quicker than us. We were able to get pool easily.
They also put on movies outdoors (though covered). While we were there, they were all kid-friendly movies. I only remember one night was Finding Nemo.

I booked a Family Cabin for July 3 and 4, specifically for the interior space and the outdoor patio with grill. We were planning on making lunch/supper both days so I even called about this on July 1 to ask what grilling supplies were onsite and what I should bring. They were rather helpful over the phone and I was excited for the weekend!
Upon arrival on July 3rd, we checked in at 4:45pm and were led to our lodgings and very quickly upon unloading we realized that they had put us in a Studio Cabin instead, which has NO outdoor patio/grill and is a significantly smaller interior layout. I went back down to the main office at 5PM and everyone was gone. This was strange because they’re office hours show 8-6pm and they had just checked me in 15min prior and I hadn’t even gotten ice or any of my other sundries I usually purchase after check-in. I then try calling both the regular number and emergency/after hours number, and I get no answer on both. Hours go by, and still no response from the emergency number. I even sat outside the office from 5-5:30PM hoping someone would come back, and I had a dozen or so residents of the grounds stop by and want access to the office as well, but we were ALL out of luck on that count. Seems crazy that on Friday Afternoon of 4th of July weekend, your staff would go AWOL and abandon the social center/hub of any campground. Especially crazy because no one EVER answered that after-hours phone number….
So we changed all our plans for dining and had to resort to traveling into Durango and fighting crowds for meals on our own, instead of grilling as I intended and as I booked and confirmed prior to arrival.
July 4th, I was able to reach the front office via email (?) about this reservation and they informed me that they had overbooked and had assigned us to the smaller cabin without giving me ANY heads-up, and certainly didn’t mention it while checking in. They never explained why they didn’t answer the phone, and only offered to move us to a larger cabin for the 2nd night, but made no effort to compensate for the fact that we were in a glorified tool-shed instead of the Family Cabin I booked and pre-paid for.
After I kept asking why this fiasco occurred and why I wasn’t informed of the overbooking, I was met with increasingly brusque and flippant remarks. And after seeing online that they had called the Sheriff on a similarly frustrated camper on July 3rd, I decided to mind my tongue for fear of retaliation and harassment.
I would NOT recommend this facility, simply because of the staff and operations methods. The grounds and other campers are great, and I suspect this issue could’ve been entirely avoided if they hired competent employees instead of the lazy and hostile ones they have. AVOID!!!!!! They literally called the Sheriff on one of my Neighbors because they were upset that their campsite didn’t have a sewer connection, even though they booked it online. Read moreWe spent one night here in mid June. I will start with the good, because there are definitely great parts to this RV park. It is very well maintained with beautiful views. Overall, the staff is very nice and it would be a comfortable place to spend a few days. Depending on the spot you get, I think it could be a wonderful little family vacation spot.
However, we did have some issues. When we arrived we turned on our air conditioners because it was in the upper 80s and the RV was hot. Our surge protector kept giving us an error stating the voltage coming from the post was too low . We called maintenance and they came out quickly to look at it. He stated the surge protectors always say that and that we "have too many things in our system" and it was the fault of our system not their post. We asked him to measure voltage at one of the outlets and it was measuring 105 volts which means the voltage was sagging when we were using the post. It measured fine at the post but not with a load on it. We have a brand new high end electrical system with a brand new surge protector and all new Victron components. This system has given us no issues previously and we are currently at an RV park about thirty miles away that is giving us absolutely no issues when we run our air conditioners and any other devices we want, which confirms it was an issue with the park's electrical system. Thank goodness we have solar installed on our rig so we were able to run the air conditioner and make the temperature bearable. After it cooled down and fewer people were running their air conditioners we were able to plug in and not rely on our solar. The park is not inexpensive and I would expect working electrical. This is why the review is so low. If I am paying that much for a night I want to have functional electrical. (note: we do rv solar installs, so we understand the electrical systems in an rv. We told him this but he didn't care and still blamed it on our rig.)
Another thing, our site had a very beautiful view, but it had about a 15 foot drop off. If I had young kids, I wouldn't have let them play outside. I attached some pictures to see both the view and the drop off.
Side note: Verizon and ATT are okay for data, park wifi is not reliable but I never expect reliable internet from a park. There is a lot of road noise from the site we were in (#7), or any of their new sites along that side, adjacent to the highway.
I hate giving a two star review, but working electrical in the middle of summer is too big of a deal for me...
