I have read a lot of less than flattering reviews of The Ridge, and I would just like to speak up on behalf of this community. I have lived here for almost 25 years. My wife and I were among the original 8 houses bought in this community. I don't know of anyone currently living here who has been here as long as we have, but I'd love to hear from anyone who has. In the 25 years I have lived here, I have experienced a lot of good and bad things. With the original owners, this park went from a promising start to a spell where things got so bad, we considered moving. When Sun Communities took over, they have made great strides in turning this park around. From the start. I saw an immediate financial commitment by Sun to improve this park. Yes, it is getting expensive to live here, but tell me where else in the four corners area it isn't. Anyone who has gone house hunting around here has to agree, this just isn't a cheap area to buy or rent. I think all of us just want a nice clean, safe and friendly place to live. The biggest challenge for Sun is trying to get this neighborhood turned into the kind of place we can all be proud to be a part of. I've heard people complain about unkempt yards and houses, and trash in the streets. Where do you think that comes from? If you want Sun management to keep up your yards and clean up your homes for you, then you better be willing to pay even more than what you are paying now, that's for sure. I don't want to pay more, I would rather do it myself and save some money. It's really up to us. Sun does help out quite often, like the dumpsters they just supplied for those of us who don't have the trucks or extra money to have these larger items hauled away. They have done this several times. They have offered free mulch to spruce up our yards. They provide security for the neighborhood, something that they shouldn't even have to do if we all took some responsibilty for ourselves and our kids. It seems to me that most of the complaining about how expensive it is to live here, comes from the same people who want the park management to do everything for them. I know it isn't perfect here, but I've been around enough to know that perfection doesn't come without a price and most of us aren't willing or able to afford that. If you can, go live in Champions Gate or Celebration. If you can't, then stay here with the rest of us and help to improve your own situation with a little work and discipline. It's your...
Read moreThis place (and Palm Key) is a joke. If I could give zero stars I would. EVERYONE IS SELLING AND DOESNT WANT TO LIVE HERE. Only people who are staying work in so-called “management”. Stay away from both places if you can, because once you are sucked in it is VERY hard to get out!! This used to be a nice neighborhood about 13 years ago when I first moved there, but it has rapidly declined. Don’t listen to ANYONE when they say it’s a nice place to live, it’s not. Management is a joke, if you go to them they will just brush you off or tell you to contact local police because they can’t be bothered by it. However, they have no problem HARRASSING you about any little thing until it is completed. Whether you have a blade of grass on the tiny little patch of land you spend anywhere from $600-$1,000 on RENTING that needs mowed or a soda can that’s in your window sill inside YOUR needs to be removed. They will harass you over stupid things like that. The rent goes up EVERY year. And let’s not forget the PROPERTY TAXES they force upon you on your RENTED land. If you have teenage children, BEWARE! They don’t like anyone out roaming the streets past SIX PM!! And if your child is out past then, they will automatically label him/her a delinquent and possible drug user. I’m not kidding. Security will check IDs of everyone who is at the park and if your ID does not have an address from The Ridge or Palm Key you will be FORCED TO LEAVE, that includes guests. No one is allowed to park at the clubhouse anymore, unless you are renting the overpriced closet. So you better make sure you approved the expansion of your driveway on that blade of grass you RENT because parking on the street or grass will get you towed. Even if it looks like you are touching the grass or your vehicle hangs over the driveway just a tad... YOU AND YOUR GUEST WILL BE TOWED. Actually, just don’t have guests... it will save you both money in the long run. In fact, just save your hundreds of thousands of dollars and move to an actual house in a different neighborhood. The pieces of plywood you will be buying and blades of grass you will be renting ARE NOT WORTH IT!!! Seriously, I lived here for 10 years with my parents and made the mistake of buying one and living there for an additional 2 years. Barely got out. Heed my advice or be stuck...
Read moreThis place is ridiculous. This is a mediocre mobile home park. 900.00 for lot rent and up. Even if you own your own home they tag your house as if they were a hoa. However the rules do not apply to everyone. And that's what's not fair. I have a lawn service that maintains my lawn. Due to weather they were not able to do lawn on scheduled day. So I was forced mowed. And force to pay what I pay for a whole month. I'm a single retired woman. The rent goes up every year with no break. 5% of what you pay on your rent. My rent is now 1000.00. there is no benefits of living here. Like other communities include water with the lot rent. Here they charge you for everything water, lawn, tree trimming,. You even have to maintain the skirting on your house which belongs to them. And heaven forbid you miss the rent. Then you get legal threatening notices that they will evict you out of the home you own. And then to top off everything else they make you pay their property taxes. On the lot you rent. Property taxes on the entire property is divided between home owners and renters. If they have a lot of empty houses you pay more taxes. But here's a kicker. If there is no one in the home they don't mow the grass. and they wait for you not to be home to force mow your grass so you can't stop them. And I don't believe that that's even in the lease. You wanted me to make pointers well there you go. Then they say if your grass is 4 inches it's forced mowed. My two neighbors right this minute has grass 4 feet high and no forced mowed. Your rules and regulations do not apply to everyone. You can't live in peace here because of the Gestapo in the office is always tagging you. They are constantly on you about something. But next review will include pictures. Proof of what I'm talking about. And houses that have been here for years and no change. So please don't tell me about rules and regulations.
