Pearwood — Hotel in Friendswood

I just moved out after 4 years. It used to be beautiful, peaceful, family oriented and clean. Sun communities took over and we had high hopes that it would be even better!! NO! They hired a drunk, unprofessional, inexperienced, vindictive woman as a manager and it’s really taking its toll on this once amazing community. The restrooms and laundry is always dirty, there is no more sanitary standards there. They ran off the one landscaping company that was there since I lived there and now can’t find anyone to come out and maintain the grounds on a regular basis so mosquitos are terrible and my dogs could barely walk through the weeds to use the bathroom also leading to more residents not picking up their dog poop bc they can’t find it in the tall weeds. Trash pickup used to be done in early hours now it sits out along road till late morning/early afternoon. The pool has so many rules it almost makes it uncomfortable to to. Donna harasses people with long hair and won’t let them in the pool unless it’s pulled up unless it’s one of her drinking buddies. She plays favorites and all the current, long term residents see it now and are unhappy. The septic field constantly leaks causing green slime in the road where kids play and people walk. A resident recently slipped in it and banged her head badly on the curb, how’s that wasn’t a lawsuit is beyond me. It’s sad to see this place go downhill, it used to have a wait list to get in but now the couple parks down the street do and Pearwood has a lot...

Horrible horrible horrible. Owner was always drinking in the pool and she has favorites. Often would knock on my door screaming for me to get out to remove rocks from arkansas that I got. They made me feel really uncomfortable. Said my RV was not nice; also had one of there husbands confront me for “being rude to her” Which is crazy cause I did everything to stay away from her.

I wouldn’t recommend this to anyone with children, Energy cost per watt is extreme, They are just horrible horrible people to live next too. They don’t hold anything to a golden standard. They made me and my girlfriend feel deeply uncomfortable and unwelcomed. I don’t want anything from this review except to let people know; I think it’s donna, the one with dyed brown hair, yeah she was a nightmare. The other older lady was really sweet at first.

They often would also go to the pool at night and get drunk and tell parents no kids are allowed at that time due to everyone getting wasted. Lots of drama. Bathrooms were often dirty.

Also to be clear im pretty sure I stayed atleast a year.

Never ever recommend to anyone.

This park is new, so that is nice. Carl is awesome. The issues are: The design was not done properly. All sites are back-ins and the angles are not enough, so getting a bigger rig into some spaces are almost impossible. The new phase is not done, so no pool, and only the original bathrooms, which at times are all occupied. No cable. They have raised the prices already, even though everything is not done. They did honor the price quoted when reserved months ago. They no longer accept Good Sam discounts, even though they still show it on their website. There are problems with a few long term tenants and parties. I called the office number but no one answered. I sent an email. Then the younger girl who works in the office was upset the next day asking why I had to call the Sheriff’s Department at 11PM. She said she was up until midnight and had the phone. I wonder if she was also at the party. I think if we return to the area we would think twice about returning. Carl and his wife are trying to do things right, but it seems the owners are just about the money, and not concerned about...
