I do not recommend this place. For starters it states that they have 24 hour guard's which is a lie, because i was able to come in with no guard's there watching the gate. To top if off the rules of this place is out of control. You can't recieve mail to the front of your house ( regular mail, ups, or post office boxes), all mail most go the the front desk and you have to pick up there. In which is not convenient because the club house isn't 24 hours. So if you come at 10p and are waiting on a package when you get home, well sorry you will have to wait until the clubhouse open at 8am. Two you can't park your car in front of your house because they say so if not your car will get towed. In which is crazy because if your car gets tow you have to pay cash only. In case your car gets tow no one in the gate can help you because to there understanding they have no idea about the towing company or rules. The tow company is just driving around the whole time waiting for a moment you walk in your house to tow the car in less then 15 mins If you a home owner and want to paint the outside of your house you can't unless they approve of it. Its crazy that someone would buy a home here pay almost 300,000 for someone to put rule on your property of what you can and can't do. And it is not close to attraction, malls or restaurants. I don't recommend this place for a rental, vacation and for someone interested in buying a home. The last thing you want when coming on vacation or for a life change is someone telling you what to do everyday. They have 24 rule you have to obey by no Matter what...... Stuff isn't friendly or welcoming and to top it off they dont even under there own rules. Anytime i asked a question they responded with thats a good question im not sure. Really not sure so who the hell in charge of these rules im confused. Rule number 7 is funny how they not responsible of any damage or loss vehicle but they the one who allows a tow company to drive around the community at all times. So if my car gets a scratch from the tow they not responsible 🤦🏻‍♀️. Ill rate a zero if i had a chance but the lowest is a 1 unfortunately

Wow what a welcome, we arrived late Tuesday evening (in darkness) after a delayed flight, the gate security handed us a sheet of parking instructions (mostly unreadable, see image) which he advised us to leave in the car as it was the parking pass, and then sent us on our way to the villa, within 45 minutes of arrival we discovered one of our cars has gone, we go back to security and he is also gone, ring the number at the gate and no response. After an hour or two we locate a number for a tow company who have the car and have taken it 45mins drive away. Coincidence? We think not. So we drive in the middle of the night in the other car and pay $125 to get the car back. The tow guy tells us, when you get back park on the other side of the road, only in the daylight did we see parking signs every 5 houses, I can only wonder why the security guy did not offer that information at arrival??? Coincidence?? We think not. Over the two weeks we spent on the resort at no point did we feel welcome or feel like we could go to the clubhouse or use the gym / shared pool. We did however notice loads of locals and work men park on the incorrect side of the road without being towed. The site is also supposed to be gated but the gates were never shut and security was not 24hrs. So within 45mins of arrival a tourists car is towed 45mins away. Locals and workers park where they like??? Great villas and owners shame about the way the wider facility is managed.

Beautiful houses, great prices, less than an hour drive to Sea World, Aquatica, Disney, Disney gift shops, flea markets etc. Hour and a half to Bush Gardens, 15 mins to a grocery store and Target; also various places to get take- out food or eat in; less than 10 mins to a gas station and Dollar General. Only "downfall" is a train track right behind some houses, that trains pass through a few times daily. Latest is about 10:45 pm. But honestly my kids always got excited when they heard them coming so that was no big deal to our family. I love the backyard setups with the pool and hot tub enclosed in a screen house. Our house came very well stocked with plenty kitchen ware, linens, towels etc. (We just needed to get some t.p and trash bags they supplied one bag and one roll per bathroom). It's a gated community and most houses come equipped with a game room (the garage). Ours had bikes of all sizes for use, as well as strollers and a crib with bedding if you need to bring in to use. Overall I absolutely loved our stay and hope to come back next year!

We recently completed a family vacation at Aviana, and will NOT be returning! There were initial issues with ants and flies upon entering the home; however, this issue was something that we overlooked, and was nowhere near as troubling as the other deeper concerns we had regarding our stay. We were involved in a fender bender with another family outside of the resort two days before we were scheduled to leave. Imagine our surprise when the individuals involved in the fender bender showed up at our doorstep and waited for us without any notice or prior notification to us from Security! What is the point of having Security if individuals who are not registered at the compound (which is supposed to be a gated and secure community) can simply show up? Thankfully, they did not harm us, but one cannot help but wonder, what would have happened if these people were evil or had ill intentions? Further, when we mentioned this issue to the ladies working at the office, the response was simply that "well, maybe they told the Security they were visiting you". This is unacceptable in my estimation, as that means to me that anyone could have simply shown up and entered without a hindrance. ||||Additionally, as many of the other reviews have stated, there is a huge problem with towing going on. Shortly after the individuals who had shown up at our home left, a tow truck showed up and began removing our car stating that we had parked on the grass and requesting a $125 drop fee to have the car replaced. Had the car alarm not gone off, we would have had no clue. We were extremely confused as we had never parked on the grass during our stay here and were always on the driveway. We were travelling with three children (two 6-year-olds and a 2-year-old) and all three were in tears! We went to the office in the morning to request additional information/clarity regarding who authorized the car to be towed and were presented with a picture of our vehicle as proof of why the car was removed. I kid you not, the car was on the driveway, and the right back tire of the car was MAYBE a centimeter on the grass! It was absolutely ridiculous and completely uncalled for. We had two vehicles and each one was parked on one side of the driveway. Their excuse was that vehicles parked on the grass may interrupt or potentially destroy the grass and sprinkler systems; however, we were nowhere NEAR the sprinklers! We were understandably upset, and while Debbie in the office attempted to hear us out and understand our concerns regarding our privacy as well as the towing situation, and showed us the photo that led to the car being towed, another "lady" by the name of STACY, immediately intercepted in an extremely rude and condescending way, stating that "well, if you guys want to take it further, the office is closed on the weekends so you have to wait 'til Monday", and "we don't have anything to do with it, and we explained it to you so you can leave". When I stated that I'm a paying guest and have a right to voice my concerns, she responded by calling the police! One of my travelling companions was extremely upset and raised his voice during our interaction; however, I NEVER did, yet she accused me of yelling and being aggressive. I was beyond flabbergasted that the police were called as if 911 was a tech-support hotline and not a means of assisting in emergency situations. I work in hospitality for a living, and if Stacy is unable to deal with and de-escalate interactions with (understandably) irate customers/guests with empathy and alternative solutions, she is in the WRONG LINE OF BUSINESS. She was extremely rude and unsympathetic; however, kudoes to Debbie for attempting to hear us out and give us some semblance of customer service. Stay here at...

Ok I will start with the positives. The Villa we stayed in was good. Spacious had reasonable facilities and out of the villas I have stayed in would be middling. Not rubbish and not great. The resort is further out than you would think and a good 5 - 10 minutes drive from more touristy areas. With the traffic being bad when we stayed at the end of October and early November traveling to parks was a lot longer than we first imagined. 30 - 40 minutes to Disneyworld Area and 1 hour plus to Universal areas. Depending on what time you return to the villa you can easily add on an additional 20 minutes +. One of the days returning from Universal took nearly 2 hours! ||||If that was the only issue with the resort I would be leaving a 3 / 4 star rating as it was slightly to far out but bar that its a middle of the road villa resort which you pay less for as a result. However that isnt the only issue and as other reviews have said the towing company scam spolit the villa for us. ||||The towing company comes at night looking for victims. No warnings are giving by the towing company. No notices are left to say that you car has been towed. No allowances are given like you have a large car or two cars in the drive. If you are off no matter how small they will tow your car away. As you can guess my car was towed away. This happened when we in the pool. The car had to be picked up in a run down part of town. On a dirt track and had to pay by cash to get it back. Credit Cards, Debit Cards etc where not accepted.||||Following this my car had to be parked with the car nose basically kissing the garage door and waking up every morning hoping that the car would not be towed away. This also turned the parking into a performance each day as I needed someone to guide my car into the drive to make sure I didnt hit the the garage door. ||||Overall I would avoid the Aviana Resort like the plague. This is due to the towing issues and that of the distance to the parks. The added stress that the towing procedures and if you get towed away add make the savings you make by staying here feel extremely...
