THIS PLACE STINKS! (this is evident by the stench as soon as you turn onto Killingsworth.) We have never had buyers remorse over anything until we finally started to pay for this house. When we moved in and started leasing, 5 years ago, we thought how awesome! The house is huge, and it was all newly painted and we got new appliances throughout. While leasing, they did some "repairs" for us, to fix the bowing in the fireplace, they put 2 screws in the grout and called it fixed, to fix our french doors, they sent 5 people to put up 2 pieces of wood, to fix the back door to close properly, they shaved off a layer of wood off the top of the door, instead of leveling the house. Our home had to be releveled THREE times in the first 6 months that we started to pay our mortgage. Now, we pay the mortgage every month, keep insurance on the house, and also pay lot rent to the community. Our doors no longer latch because the house is not level AGAIN, due to the community's leaky sprinkler out our back door. It leaked for 3 months, we told them about it every month and then one day just after 3 months, it was finally fixed, but that was after our back "yard" had turned into a swamp. Now we have asked them to pay to level the house because it's not due to our problem, and they refuse. The management apparently feel that this is our issue, not the fact that the ground under the home where the supports sit got SATURATED while this sprinkler just kept spewing out water. We have made some minor changes in the yard, putting decorative bricks around the front garden after we removed the large and unsightly agave plants which WE did because they refused. And when we did that, we had to submit pictures of what we were doing including any flowers we wanted to plant. While we were going through all the motions to purchase, we decided to ask if we could have a garage or a larger shed and also we wanted the skirting around the home to be changed from trashy looking holey vinyl to hardiboard. The skirting was added into our mortgage, they wouldn't do it. Well, we were told we couldn't have a garage, because there wasn't enough space (we measured, and we could have put a one car garage where the run down shed was), so we took the largest shed available and permissable. But when they delivered the shed, they refused to take the old one,so we moved it behind the new one. We also added a third strip of concrete to our driveway to make room for extra vehicles, because we didn't think it fair that our visitors have to park in the lot behind the office. We get our lawn notice every 2 weeks, when there is a small patch of tall weeds. The mortgage company has a clause that states we can't move the house until it's paid off, well that would be ok, if it wasn't a 17 year mortgage, and of course it was THEIR company we had to go with for the mortgage. Let's talk lot lease, we pay $504 a month for the land the home is on, our mortgage payment is LESS THAN THAT by a bunch, and when I asked the newest property manager what exactly we get for this $504, she simply answered, on site management, security, the ability to use the clubhouse, the pool, and maintenance. Our home was broken into in 2013, so the security offered isn't all that great either. I asked her when our house splits in half because of the ground, what good would that be, she said oh well that's not our problem it's yours. Our lot rent has gone up every year since we moved in, and when I look in our "lease" there is nothing stating we are responsible for leveling. Read moreI recently went through the application process with Boulder Ridge, and I must say it was an incredibly frustrating experience. I encountered numerous issues that have left me deeply dissatisfied and compelled to share this bad review. I lost potential tenants and money because of them.
First and foremost, the lack of communication from Boulder Ridge was astounding. I sent multiple emails seeking updates on my application status, and I received no response whatsoever. It is highly unprofessional and disrespectful to ignore emails from applicants who are genuinely interested in renting a property. Additionally, when I tried to contact them by phone, they often failed to pick up, leaving me stranded with unanswered questions and concerns. This level of negligence and disregard for communication is simply unacceptable.
Furthermore, when I did manage to speak with someone from Boulder Ridge, the reasons provided for application approval were flimsy at best. It felt as though they were trying to brush off the concerns and questions raised during the application process rather than addressing them directly. The lack of transparency and meaningful explanations left me feeling confused and skeptical about the integrity of their decision-making process.
Overall, my experience with Boulder Ridge's application process has been extremely disappointing. The lack of responsiveness to emails, difficulty reaching them by phone, and the unsatisfactory reasons given for application approval have left a lasting negative impression. As a potential tenant, I expected better communication and a more transparent and fair evaluation process. I hope that Boulder Ridge takes this feedback seriously and makes the necessary improvements to ensure a smoother, more professional, and customer-oriented application process in the future.

Read moreThe neighbors are wonderful. But you will be constantly depressed at how the management treats the neighborhood and it's residents. They built a BRAND NEW pool two years ago and now management doesn't even maintain it, to the point where you can't even swim there. The pool has never once been clean this season, it's constantly cloudy, you can't even see the bottom and then the other day I went and it was completely green with algae growing on the steps. Management says "it's just cloudy because it's got so many people swimming in it". This response is pretty much on par with literally anything you need from them. They will gaslight you, ignore you, be obscenely rude to you. They will do ANYTHING but actually address any problem. They send tow trucks at random to tow anyone and everyone's car. Our neighbor parked his truck at the end of his driveway just so he could clean out his garage and while he went into get something from the house, they towed his car. They won't pick up trash from the park so when you take your kids to the park you have to pick up trash yourself. There's now several broken fire hydrants around the neighborhood that they won't fix, they just stick ugly black trash bags over them. Several neighbors have told me that if a pipe bursts in your yard (which is part of the basic infrastructure of the neighborhood) they will demand you pay for it even though you RENT the lot from THEM! It's sad, because it's an affordable way to stay near Austin and the neighbors are amazing, the community of people itself are very pleasant. You just have to deal with being treated like trash by the management always.
