I have lived in Ingram Manor for 6 1/2 years and Zeman Homes which is a multimillion dollar company bought our park about 4 years ago. In this amount of time they have raised lot rent 3 times. They do 4 point inspections on every home and force senior citizens to fix issues in a short period of time or they will receive a fine. The past 3 years the back half of the park was barely maintained over the last 3 winters, the maintenance staff was not salting and plowing until a group of residents took action, while the front park was clear. The office recently sent out an email stating they will chage $50 for throwing snow in the street for staff to come remove it. Zeman Homes receiced around $2.7 MILLION in lot rent just in 2024 but will fine or send notices on your door for anything that's not in conpliance. Ingram Manor is an 80% HOPA Housing for Older Persons Act. This is a safe quiet community that's the only perk i would recommend. The Club house is very nice with all new equipment, except it is closed after office house and on weekends. I am not sure what we are paying over $500 in lot rent for. We do pay low property taxes. Read moreI have multiple family members that live here and have lived here for years. It is and has always been a quiet and great place to live. It is clear that the past couple years since the new owners took over things have completely changed. In the worst way. Before, they cared about their residents. Now? They only care about the curb appeal and their $100k+ trailers. I’m okay with obvious everyday maintenance. However, telling elderly (all over 70 years old and widows) they have 2 weeks to get a list of things done and will be charged everyday after it’s not done is sickening. Again, I understand some requests they have but things like new updated house numbers, painting a side garage door (middle of property), clear out under a covered porch… we’re not even sure how they got that request considering they would have to walk around the property, fresh paint on trim and porch, etc. You can’t even live here if you’re younger than 55, these people are on disability and fixed incomes. Open your eyes a little and have some grace. Just another profit over ethics company.

Whenever we call the office, everyone is really sweet, but Nina goes above and beyond every single time no matter the question or concern. It makes me happy to know there are people like her in the world who don’t just do a job because they’re getting paid but genuinely want to make a difference. This is one of the nicest communities I’ve been to and you can tell the owners care about the quality all-around. Thank you, Nina and the entire office at Ingram Manor, for making everything easy for my aunt Mary and keeping everything nice, providing thorough communication, and always managing to have it plowed nicely in the winter!
