Have stayed here many times over the past 5 years in various cabins, but this year we had a toddler with us and it was by far the worst visit. No hot water, short on kitchen supplies, and a small shower stall (barely 2ft wide) and low water pressure. When my husband made the owner aware of the issues, she shrugged and said there were probably rocks in the pipes. Very overpriced for what all you are expected to bring.
Update 2018: against my better judgement we went back because my husband’s family chose to have the family reunion there again. We didn’t make it one night. The letter I wrote is posted below. The owner did provide a full refund, but what a headache to pack and drive 12 hours in one day. Advice: NEVER choose a cabin that has a window unit (this was the Loft). The larger ones have central AC.

My family and I have been visiting your location for the past 6 years together for the Ham family reunion. Each year it seems the accommodations get worse. This year we were not even able to stay the night. My husband (Charles Ham’s nephew) was quite irritated and packed us all up at midnight to make the 6 hour drive home back to Houston and civilization.
Upon arrival around 7:30 we were greeted with a stuffy and sweltering room, poorly equipped with one barely functioning window unit. We decided to turn the unit to the coldest setting, unpack, and hope it would cool off. After unpacking I had to go and sit in the car with the AC on since I have an autoimmune disease and am unable regulate my body temperature easily. My husband suggested we drive to town and give the room time to cool off.
When we returned after dark we found a large cockroach on the wall, which my 3 year old pointed to asking “what’s that mommy?”. Pretty disgusting.
Unfortunately, the room was the same hot and uncomfortable temperature. We continued to set up “camp” for the weekend and I went to the bedroom to plug in my makeup lights and get ready for bed. It’s a small low-voltage light made for travel, but for some reason it popped the breaker. So now we have no lights in the bedroom. Fun. We put it on the mental list to call about it the morning.
Last, I went to wash my face and noticed very low water pressure and toothpaste in the sink. Last time we were told the low water pressure was due to ricks in the pipe...same issue again? I’m guessing the toothpaste was from a previous guest, since none of us had even used the restroom yet. Yikes.
That was it for Andy. My husband had enough and decided we’re going home. $180 per night with poor AC, unsanitary roach-infested rooms, and a lights we can’t turn back on is not a great value when we are bringing so many supplies ourselves. This “vacation” has caused nothing but stress due to the problems with accommodations. Andy taped our keys to the door and we would like to be issued a refund for the nights we didn’t stay.

   Read moreWe visit the area frequently and have stayed at many different cabins. This one was an efficiency and the last available on the Easter weekend so we grabbed it. It is really a no-frills cabin and as such I didn't mind paying $95.00 per night. In the peak season, I would NOT pay $140 night for this efficiency cabin. You can do better elsewhere.||||Our cottage was okay; just like the pics, with tiny bathroom, kitchen (we only used coffee pot) so I cannot say how the dishes/appliances were. The concrete floors were okay, but as others said, not a rug anywhere. Our queen bed was comfortable, unlike other reviewers have said. The tiny TV on top of the refrigerator is odd. Come on, add a flat screen above the couch!! Also, our porch was quite small compared to others. Nice fire ring and grill we didn't use. ||||Pros: 1) as others have said, location location location! Right next to the Frio river, Concan, Garner State Park and Leakey. The river front is beautiful & easy access. 2)The Cottage 2 is behind the pool area. 3)They DO allow dogs and we were not charged a fee which is a definite pro for us. They did not inspect my dogs or look for a crate. We did leash them & take them with us. 4) Gabby and Nancy were very nice in the office.||||Cons: 1) The pool was so dirty my family was afraid to get in, although others were swimming. 2) This is not really a retreat, more of a RV park with cabins. 3)The cottages and cabins are packed in really close. We like more privacy, although our neighbors were friendly and it was surprisingly quiet at night, even though it was packed.||||Lots of rules you must sign and agree to regarding clean up and pool use. I took pics of how I left the cottage for fear they would charge me. I came prepared with my own sheets, towels, rug, washcloths, etc. You need your own bath soap also. They did provide handwash, TP and paper towels. Bring your own hangers or line to hang things on, although you're not allowed to nail anything so IDK.||||We highly recommend Neal's Dining Room in Concan for lunch or dinner. Eat on the patio with a view of the Frio! The service was good, prices reasonable & lots of hummingbirds to dine with you on the porch. We didn't get to eat breakfast there. We ate at a steak place in Leakey that was a nice change also.||||Overall, we had a good time and will be back to ride the 3 Sisters. BTW, plenty of room in front of our cottage for our small SUV, small trailer & 2 bikes. No need to store the trailer elsewhere and there was good paved roads in...
   Read moreThis was our 3rd stay at River Rim Resort (see previous reviews). Previously, we have stayed at the Rim property, but they have recently expanded quite a bit, and this time we stayed in one of their newer cabins - Rivers Edge 4. The location is right down the road from the Rim property, right next to Mager's Crossing. The river access at this property is at the crossing.||||The location - I like the way the cabins are set up in a circle, with pool in the middle. River access is very close, and was about a two minute walk from our cabin. I did not like this area of the River compared to the river front at the Rim. This is a very busy crossing where cars go over the river, and lots of public use . Lots of cars parked across the river for day use. Did not feel relaxing. ||||The cabin - newer and very well kept. Loved that it sat on a hill, overlooking the property. Beds were better than at rim, but still not great quality mattresses. Still had to bring all our sheets and towels, and not much else is provided in the cabin. Kitchen was not well stocked with necessity items. I find that the cabins are definitely overpriced for what services you get. Pictures on website accurately display the inside of the cabin.||||In the future, we will not be staying here again. Although we enjoyed our stay, there are many cabins in the area that cost less, and offer better services. On the morning of check out, staff was almost 30 minutes late and no one there to take our keys so we could settle up. Several cars outside waiting on office staff. Also can never get anyone to answer the phone. I always have to wait for a callback. There are many things to consider when you pay $235 a night for a vacation. The newer cabins are not enough...
