This place isn’t what you think. I have a timeshare and it is on the list, so I booked it for my family vacation (Saturday to Saturday). Although the price is right, the resort ISN’T. Here is a list of problems from the start:

$200 deposit for security then $25 a night for resort fees. So $400 off the back. (Look out)

Got in the room at midnight from a long 8 hour drive to have a dirty room with trash on the floor in the room and outside. Pubic hairs and a sticky floor in the master bathroom. My tired wife cleaned the floor because it was after midnight and she just wanted to shower. They never send room service to clean the room.

Two bottles of shampoo and one bottle of conditioner with no body soap in the master bathroom.

Broken drawers in the bureaus in both rooms. My kids could’ve been injured when they opened the drawer.

I went out for lunch the next morning with my family and put a “DO NOT DISTURB” sign on the door of the room. Upon our return, I noticed 1/3 beds was made therefore my rights were violated since the maintenance worker disregarded the sign. I have a wife and three daughters in here and our belongings were everywhere since I wasn’t expecting a man or anyone other than us in the room. Also, the room service people did my bed without my consent. When I called the front desk, she said “Sorry, but English isn’t their first language”. I then said “Well, how don’t they understand DO NOT DISTURB SIGNS ON TENANTS’ DOORS AND WORK FOR HILTON RESORTS.” I was then told later by a female manager that they both broke protocol and that they need to be retrained. Then she told me that the front desk told the maintenance guy to disregard my privacy and DO NOT DISTURB sign on the door. They only fixed the draws in the master and left the kids’ room drawers still broken. Never cleaned the sticky dirty bathroom floor. I was given free ceramic class for me and my kids that was day one as “compensation” for my troubles.

The entire suite wasn’t vacuumed.

Blue paint was on the dining room chairs and curtains.

The bed in the master is extremely old i could feel the springs in my back and force to sleep on the pullout sofa.

9.The ottoman was broke.

The toilet seat in the master bathroom is broken and never got repaired.

All the pools and hot tubs aren’t maintained my daughter got a ringworm on her face from it. The hot tub will change your smell of your skin you immediately need a shower. I own both a pool and jacuzzi, and know when the levels weren’t safe for the skin.

My daughters shoes were stolen brand new out of the hallway that only the workers have access too.

The workers at the activities section were very nice and pleasant.

Comfortable rooms with decor that is a bit outdated but which does the intended job. We booked a two bedroom unit. Huge master with king size. Second room with a comfy Queen and its own small bathroom. Master Bathroom: big bathroom with huge spa stand alone tub. In both bathrooms there are so so little pressure showers in funny plastic enclosures that could have easily have come from a tiny ship's cabin. Three large screen TVs with cable in the two bedroom unit (Great selection of channels including all locals, CNBC , Bloomberg and various premium channels). There is a small new washer and dryer that worked perfectly for small daily loads ( bring your detergent although they provide one load baggie and you can ask for more). We made most of our meals at the unit. The kitchen was nothing fancy, but it had all the kitchen utensils (pots - pans, lots of plates, cups bowls and cuttlery that we needed to make and enjoy nice meals in the big dinning room table. (Publix, Walmart marketplace grocery are less than 3 miles away). WiFi in the unit wasn't the best but we did manage to put in our 8 hours of remote work.

The best thing in the resort were the amenities. There is an excellent clean gym (5am to 10pm / 7 days per week) which has great new cardio equipment connected to cable tv, and wifi (all the cardio equipment was LifeFitness brand: an elliptical, an Arc Trainer, a rower, three treadmills, a recumbent bike a rower, a stair stepper, etc. A truly great gym if you like your cardio equipment. For me it was never busy. Next to the gym, there is a Men's dressing room which has lockers , showers and a clean sauna (I hear same in the ladies). Next to the activity center there is putt putt course, ping pong table,fuzz ball table, a beautiful outdoor pool, tennis court, beach volleyball. You can get clubs, and balls free at the activity center desk. Oh yeah if you visit in cold months there's a decent sizes indoor pool (even big enough to do some laps) at the activity center.

We were not on vacation, but the amenities were espectacular and staff super nice (specially the ladies at the activity center).

It was raining, but I saw plenty of nice side walks and paved paths around the golf course and around the whole resort for outdoor walks/runs.

Overall I say this resort is pretty good with a great location, very quiet and with an excellent location just a step stone drive from Williamsburg.

We are not time share folk and booked very inexpensively through a travel site. So there is no need to do the time share thing to stay here. We politely declined the time share sell pitch at check in and we were never bothered again.

Our family always has a great time with the Greensprings resorts. We have been using their timeshare locations with my grandparents since I was a child. This was our first time at the Parkside Resort. Everything was great. Only nitpicking, and reason for not 5 stars, was a few issues. For one, they should consider sticking with Queen, King, and single Twin size beds. Because the Full size bed we had, is sometimes given to couples when sorting rooms among families. Then that couple gets stuck with a very small bed. Making it difficult to enjoy quality sleep. Kind of made us want to leave early, just to get back to our own bed. Plus, the lack of sleep made the vacation rough. Also, another thing, we packed just what we needed, because we believed we had a working washer/dryer. But ours was a combo thing, that locked your clothes in, and the timer said over 3 hours to wash and dry. But wouldn't even dry all the way after all that time. Another thing, the internet box on the ceiling, had bright lights disturbing the kids trying to sleep near it. One night it started blinking rapidly and brightly flashing red and green, for no apparent reason. It freaked out our youngest and light sensitive child, and she couldn't sleep. I couldn't do anything about it, or figure how to stop it. Then there was the neighbors above us, with small kids that stayed up late past quiet time. They would run constantly stomping back and forth, sounding like a horse stampede. My other family was spread in the suites on both sides of us. They also said it disturbed them each night. I couldn't find a phone to call the desk about it. Maybe it was in the master room we were not in though. Now the last thing the pool, it was awesome having the slide, cove area tub, kids sprinklers, and the bathroom showers where all great. But the cove shade area looks like a hot tub, but was disappointing that it ended up being so cold. We called it the cold tub instead. But the rest of the water was warm, and salt water I believe. HAIR EVERYWHERE!!!! little black hairs everywhere! Well from start to finish this place was a wreck. In and out of the "line" at the check-in counter several times. Be careful they do not except every form of payment, and this could cause you issues. Money is money and apparently my money wasn't good enough. Also expect to add another $240+ to the bill during the check in process due to the "incidentals" and the "resort fee". Not a problem for me but didn't know until check-in. After check-in we settled in only to discover there was no cable TV. The cable was out for the entire stay. We stayed the night so that we didn't have to rush back home to watch the NBA playoffs being a specific fan of a team playing. We walked through the layout of the room and decided it was shower time. The bathrooms were a mess. Little Black hairs everywhere (Like Big Pun said in "Still not a player". The bathroom was in need of a cleaning. Looked to have urine on the floor and hair everywhere. Scared to use the nice big bathtub due to the lack of housekeeping. Then after all of the above we retired to bed and that was the worst experience I have had in a hotel in a while. The beds were terrible. Old and in need of replacing. I turn over the wife rolled off. The wife turned over I rolled into her. Forget about a romantic night the bed made more noise than a band new set of all-terrain tires on a lifted truck. After this I gave up. I will never return to this place. I'm sure they don't care because they will have more victims come through to cover the lack of. Not much you can do with a "no return" policy. It will be a hard "NO' for me staying here moving forward. The Ramada is looking better and better every second.

We went here because it seemed like the lesser of several evils when looking at vacation condos in the area. Thankfully, we were not harassed about timeshares, as some others mentioned. Positives: The outdoor area was clean and kept nicely, nice pool and activity center, front desk lady was nice at check-in. Negatives: surprise resort fee of $112 upon check-in with no noticeable amentities included (charge for housekeeping, you have to take your own garbage out), disgusting rags left in bathroom, outdated rooms (carpet, drapes, etc might be older than me), loud washer/dryer. We asked for housekeeping because they left dirty rags in the bathroom drawer and a random bag of rags on the countertop (unsure if they were clean or dirty). When I called to request housekeeping, I couldn't tell if she was saying "6 or 7 dollars" or "67 dollars." I just told her to forget about it and figured we would just leave our garbage overflowing when we left. Of course, then I saw that they make you take your own garbage out when you leave. I'm really not sure what the $112 was for. I was not impressed by this place. Housekeeping left a bunch of laundry outside right by the front door for hours. Pictures of that below were taken around 4:30pm. I bought a package with Busch Gardens tickets and food, so I don't really know what we paid for the condo itself. We did get a good deal, though. Anyway, overall, the place was okay, but that's it. I don't know that I would have noticed the lack of tissues had they not left an empty tissue cover in the bathroom. 😂 The master tub was nice. If they had housekeeping included in the $112 and hadn't had random stuff in the place, I probably would have given it 4 stars.

We asked for housekeeping because they left dirty rags in the bathroom drawer and a random bag of rags on the countertop (unsure if they were clean or dirty).
