JK Sapa Homestay & Swimming Pool — Hotel in Ham Rong Ward

We booked 3 rooms for a total of 3 nights as part of our 4-week family holiday in Vietnam. Naturally, we had quite a bit of luggage and personal belongings with us. The environment of the homestay itself is nice and cozy, but sadly our overall experience was very disappointing.

From the moment we arrived, we found the place very luggage-unfriendly. Only one lady helped carry our bags, and she looked visibly annoyed by our group and the amount of luggage. In the process, she even damaged one of our suitcase wheels. Despite us tipping her 100,000 VND for her effort, her attitude felt unappreciative and unwelcoming.

The rooms were okay, but the toilets and bathrooms had a constant unpleasant odor that made the stay uncomfortable. Breakfast was very average. On the first morning, we ordered coffee, but the host did not note down our requests properly. She served the wrong drinks, gave no explanation, and when asked, simply said she gave us “what we ordered.” Amusingly, we had ordered only one hot coffee, but she herself admitted she didn’t know what type it was.

Housekeeping was inconsistent. The beds were never cleaned or remade unless we asked, and we had to specifically request for the bedding to be changed. On departure, we politely asked for luggage assistance again. They only carried bags for three of us and refused to help further, saying they were busy cleaning rooms. Their response was rude and dismissive.

One of the most uncomfortable moments was when the cleaning lady entered our room without permission or proper knocking. While this is a homestay, basic etiquette and respect for guests’ privacy should be maintained.

Overall, while the property itself has a cozy atmosphere, the service, attitude, and cleanliness left a lot to be desired. Sadly, we would not recommend this...

We booked here through Bkg.com for 3 nights to stay 3/5/25. The hotel was booked and confirmed, but 2 weeks ago, they asked us to cancel as they had a scheduled power outage on the 2nd. No problem, we said, as we are coming on the 3rd. Oh, sorry, they said, we mean the 3rd.

However, looking on various OTA websites, they were still selling rooms (at what seemed, at a 50% price increase). When we challenged them about continuing to sell various types of rooms, they blatantly lied to us, and continued sending messages asking us to cancel (something they are unable to do on their management system, and if we don't cancel, they will pay commission to the OTA). When we politely said we did not wish to cancel, we had a blunt message to say, 'We will not accept your reservation'!

We messaged Bkg.com twice (who never replied). Finally we got a message from JK yesterday, a couple of days before we are due to arrive, saying there was a hitch with Bkg.com system (another lie, as clearly they had overbooked through their incompetence), and 'so sorry, but we are pleased to tell you we can accept you on the 4th for 3 nights' (the first time they even offered to honour the rest of our reservation).

Why on earth would we give our $ to a hotel that has so little respect for us and lies to its clients?

Do yourself a favour and book...

We don’t often leave reviews less than 5 star but we had multiple issues at this homestay. The location, rooms and pool are fantastic. The beds are super comfy and the stand alone pods we were in are homely and the shower is always hot.

However we had issues with communication with the owner. Our taxi organised with their driver didn’t arrive to collect us 01:00am which left us standing in the rain for half an hour - none of the phone numbers we were given to contact were picking up. We then had issue with calling the person on duty to let us in to check in. We called 10 times with no answer. There were no towels in the room to shower along with no shower gel - very irritating after a grimey night bus. The scooters they rent are not great. The first one had no rear working brake and the front brake barely worked. The second was fine but old and battered.

Thuong who works on reception was amazing. Lily who owns the place less so. We texted her multiple times without response and when she finally answered she told me she had another call to take and hung up. We then asked to speak with her in reception and were ignored for the remainder of our stay. Thanks to Thuong our issues were resolved and we did enjoy our stay despite the frosty...
