Been a couple of years since i wrote this. A thought crossed my mind that maybe I am wrong and maybe my points are based on fantasy and not reality. I have no intentions of causing deliberate hurt and thus, am changing the rating of my review to 4* - current average for the property. Verdant 1 has the problem of high tension wire, everyone knows that. Verdant 2 is actually a worse proposition than Verdant 1. They do not have their own entry and exit, but need to use roads of Verdant 1.
Verdant 2 is a land locked country. It is surrounded on all sides by lands owned by others. It can stay happy inside but to go outside, it needs to pass others. Countries can still survive since they take aerial route to go out. But can Verdant 2 residents buy helicopters? They must rely on the goodness in the heart of the RWA of Verdant 1.
During discussions, the builder wasn't able to convince me otherwise.
We were not able to come to terms with numbers either since they refused to negotiate and told me that me negotiating was like me putting a hand in his pocket and taking his money. I immediately put the chequebook back and withdrew my offer, and my interest.
That's the disclosure. I leave you to decide if my review is biased against the builder, given the minor friction that happened during negotiations. I am just writing it as I see it. I am writing this post after a period of no water supply in night which would extend to the day. This is not something new in phase 1. The plumbing is of low quality which was already known when I bought a flat but I never imagined it would be such pathetic. Everytime we have a maintenance scheduled, it never completes in time either due to sub standard plumbing or maintenance personnel. There has been odd issues of seepage as well but they do get handled. Uber Verdant was their first high rise building and it clearly shows Mana did not plan it well. The parking corners are compromised and ill-planned : you cannot make a straight exit or entry. There are pillars which impede you from making a smooth turn. There are low lights in lower basement with dark corners which are not handled even by repititive requests. Happy to hear that phase 2 at least has a clubhouse with amenities in one place but seeing the way they were handled in phase 1, pretty sure they will be provided just as a number in the list. Finally, as a builder, the maintenance provided is pathetic and has been poor. Maintenance is a very important aspect of any high rise and while builder collects premium amount, the quality of service leaves a lot to be desired. All is not bad though, it is one of the few accomodating builders who are very responsive to customer queries, polite staff and take care to address issues during the building phase. Original Post: The property location, layout and plans look good. Having said that - there are alot of negative feedback coming in from the folks staying in phase 1 of the project currently. Looking at this I still wanted to visit the property once myself to verify - did not have a very great experience with the sales folks of this particular property. Having visited so many properties accross Bangalore being sold by so many builders - this is the only property whose sales team seemed disinterested in making sales. During the last serious on-going lockdown at Bengaluru, I was receiving constant calls from them ensuring I can visit the property over the weekend, even though curfew or else I can book a unit by paying 50k without checking the property in person ( just because I showed interest in their property ). Now when things have eased out in Bengaluru, they don't want to enetertain potential clients 😀 Business must have really picked up in a couple of weeks for them.
