By living in the Greenbay Apartement, I am quite often to visit this mall. The location is spectacular, but they don't fully use this advantage. Not so much progress from the beginning of the opening until now. Still a lot of vacant tenant, especially at the food court area, which is now kind of looking sad. This mall also look empty most of the time. I think it is probably for several reason. First, eventhough the location is great ( near the sea) but the access ( especially using public transportation) is quite hard. There are only small busway that will go pass in front of mall and angkot. Other than that, you need to bring your own car or using taxi or grab. Second, there is no department store tenant Third, problem with the parking lot ( dark and little bit confusing) Fourth, the biggest problem is lacking of investment to using the location advantage. One of very few themed malls in Jakarta. This one offers the marina theme, as it is located right in front of the Jakarta sea wall, and next to Muara Karang wharf. It has a seafront, which is pretty rare for people from the city central to experience.
It is quite clear that the pandemic hit hard on this mall. Almost roughly 30% of the spaces have no tenants. It seems that this mall's main target market is the haves of North Jakarta. Nonetheless, they still have people-friendly tenants such as Chatime, Marugame Udon, Kopi Kenangan, and A&W.
One of the best thing about this mall is that it is serviced by public transport. JAK.120 Microbus, TransJakarta 12B, and KWK B01 are passing through it.
The seafront is most likely their main attraction. The view and sea breeze are things you can't find in other malls. It has a center-stage for performances, right in front of an open seating area.

Read moreActually it is one of the great mall in North Jakarta. From the backyard of this mall actually u can view the seaview and feel the sea wind when relaxing during sun set. The surrounding of this mall is Baywalk apartment and quite ok. However, during Covid 19 the mall became so silent and lot of stores closed its operational and created the mall not crowded at all, it's quite pitty actually. For the restaurant, u can find Tawan, Kkuldak, Solaria, Ichiban Sushi on 4th floor, AW restaurant on 5th floor, Raacha, Marugame Udon, Sukiya, Shillin, Koi Drinks on 3rd floor and Starbucks, JCo on 1st floor. Besides that, u can go to the Baywalk garden for the foodcourt one. The children can do the fish feeding or enjoying the sunset.
