HONEST REVIEW PROS & CONS…
My husband and I stayed here for 7 months or so. The rate of $575 a month is what brought us here. That includes all utilities (Electric/Water/Trash/Wifi). The Regional Manager, Hank, really cares about ALL the guests and goes out of his way to help. Only issue I’ve ever had with him is not gathering all information before taking action.
AMENITIES: They sell propane onsite which is a huge plus in the winter months. There is a fishing pond, walking trails, and a little store onsite which is a lifesaver!! They have several sets of washers/dryers onsite that are coin operated and even have a change machine so you can stock up on your quarters. They have two beautiful roomy showers that unfortunately are coin operated. Yes, you will have to pay to take a shower. They also have a cute cabin for rent. Should you have family come visit they have their own place to stay at a reasonable rate.
WIFI & CELL SIGNAL: They have free WiFi that has a signal better than most RV parks. They have a sophisticated system that gives everyone their own sign on with streaming and download limits. This keeps you from battling with your neighbors on who gets a better signal. We have Verizon and always have a strong 5G signal as there is a cell tower just a stone throw from the park.
PACKAGES & MAIL: They accept your packages and mail in the office. If you don’t pick them up during office hours it could be days before you get them. Should you have life saving medication sent to you via mail. This could be a HUGE issue. The nearest UPS Store is a 2 hour round trip should you need to return your Amazon packages. There is no outgoing mail which was an inconvenience for me as I run an Etsy business and I had to take everything to the post office.
LOCATION: They are conveniently located off the highway making traveling easy. This also means highway noise. However, there is more traffic during the day and with our air running I can’t hear it at all. They are secluded and the nearest town is only 15 minutes away. There are two restaurants in town and a Dollar General.
PARK LOTS: They currently have 50 spots and are adding on more than 100. Each spot comes equipped with 20/30/50 AMP hookups, sewer and water. The water is fresh city water and has excellent pressure!! All the spots are pull through which is FABULOUS! They can accommodate setups 70+ feet long. However, the space is only 15 feet wide with a small strip of grass in between each lot. There isn’t any room to have a picnic table or a fire pit. You can set up lawn chairs in the front and back of your space. They do have larger yards equipped with picnic table and a fire pit with cute string lights at the end of each row for an additional cost. At the time of this review it’s $100 more per month.
OTHER: They do have the 10 year old rule at this park. If your RV is older than 10 years they don’t just turn you away. They will take pictures for prior approval. They have a system that they use to communicate to the guests via text. If they would use this on a consistent basis, that would be great!
SUMMARY: Overall the pros outweigh the cons in my personal opinion. All the monthly guests are very family friendly. Hank ALWAYS takes these reviews into account to make this park even better. Watching them work on the upgrades has been fun to see. We will be back should we need monthly in town as we are normally full time travelers. Read moreI was traveling through the area and just needed somewhere to spend the night. I generally roof top tent camp. I arrived after hours in the evening. I wanted to reserve a tent site without electricity. The website indicated 4 available sites. Unfortunately, the map does not show where they are so I was uncomfortable reserving a tent site when I could not locate it on the property. I ended up reserving an RV site B11. Because I reserved an RV Site at almost double the price of a tent site, I thought I would use the electricity to charge my phone and other devices. Unfortunately, the plug did not work. After turning the breaker on and off and checking the GFCI I determined the plug outlet was not operational. The bathrooms were clean and smelled nice, but I am astonished that the showers are pay-to-use. The type of RV park lends itself to more people showering in their campers than using the camp showers. Certainly, for the price of the sites, having a shower for those that do not have a shower in their equipment setup that does not nickel and dime a person would seem more accommodating. The site is easily accessible from the interstate but results in lots of interstate noise all night long.

Read moreThe owner, Jack, was very friendly and welcoming of us in our stay, even giving suggestions of where we could find some good BBQ restaurants in the Kansas City area. The park is conveniently located right off the highway, and spots are spaced out enough to feel roomy, and I believe all pull-through if I’m remembering correctly (it’s been a couple months since our stay). The property is well-kept and sites are clean (not a lot of junk in people’s yards, while we were there at least). Even though it’s backed up to the freeway, the road noise is minimal. They were doing some work towards the end of our stay to make improvements (it looked like adding a possible on-site office building, or other on-site facilities?), but nothing disruptive to daily living. There was a fishing pond on-site, but since it was winter when we were there we did not get a chance to use it. It was close to town to get to the post office, gas, or the local pub and Dollar General, and an easy commute to Belton and KC.
