Landmark Athens is one of the most obviously dysfunctional and poorly organized businesses I have ever had the displeasure of coming in brief contact with. Here is a list of some of the many frustrations I had as a tenant:
A part of my neighbor's roof fell off and it took them more than a month to even send someone to look at it. There was insulation and large pieces of metal everywhere. Their apartment was leaking and it wasn't repaired for several months.
They allowed the pool cleaner to hook up a hose to multiple units' spickets, including mine, in order to attempt to clean the green/yellow/brown petri dish of a pool causing the water bills to quintuple in price. We had to try to navigate their bureaucracy of idiotic employees to not foot the bill. (In the employees' defense, Landmark management is horrendous at any form communication. You have call and complain to corporate to even get a response form the Athens office.)
My other neighbors (who still miraculously had a roof) had a leaking toilet when they moved in. They submitted dozens of maintenence requests and had to pay a $500 water bill their first month of residency because no one came to fix the plumbing problem.
Hardly any maintenence requests were ever met. After submitting 5 pest control requests for the out-of-hand cockroach infestation we had not been made aware of, someone finally came, moved and unplugged our fridge without telling us, and sprayed only behind it without putting it back. The hundreds of roach friends I made are still very comfortable in my former apartment. Landmark believes all lives matter.
When I needed to terminate my lease early, I got the OK to divide my rent obligations amongst my roommates after they gave written consent, but I could not get in touch with anyone about sending my roommates revised leases or moving out until I called the corporate office. At last, as received a text notifying me that they could do a room inspection 30 minutes from when the text was sent. Unfortunately as a student who also has a job, I wasn't able to drop everything and be there right then although I had been trying to contact the office for 2 months via phone and email.
The means of communication from Landmark are ridiculously unprofessional. They have different employees text residents on a regular basis, sometimes even in response to professional emails sent to managers. Additionally, they shut down the online maintenence request form, so you had to call during their office hours. Unfortunately, I always got sent to an answering machine. My calls were returned at variety of inopportune times and I was told that I had to speak with a representative directly in order to file a maintenence request although I could never get one on the line.
I think that because the majority of their residents are students, Landmark Athens thinks they can disrespect, cheat, and even ignore their tenants. Their lack of professionalism and inability to carry out their duties as a landlord is despicable. It's unfortunate that they own so many of the properties in Athens. First, Lets talk about the rooms themselves. For what you pay for you get a decent room, definitely better then any on campus dorm rooms but overall not too bad. The walls are on the thinner side so any loud dogs or football fans can and will be heard. But the neighbors are all pretty nice from whom I interacted with. One thing I want to mention about these rooms is they will be all furnished. This is a new change they are starting next leasing year and I find it stupid. I get that it's to "standardize" all the units but forcing your furniture on tenets is not the way to go. Oh yea, you cant get rid of them unless they change the lease information while i'm moved out. Furnisher is not even good either. Goodluck with that.
The Complex itself could have some work done. It feels like management does not check in too often. Once in awhile you get inspections but besides that I rarely see management on site. This is not too big of an issues, but it defiantly shows in the Club house. While the pool is nice, it sometimes can go days of being green without being cleaned, and the cleaning tools they have on site are run down. Also I'm 90% sure there is bats living near the trees of the pool, so that's fun.
Location: Not the worse thing in the world, If you have a car its the perfect location near Kroger and downtown. No car however? Better use the bus because walking to campus would take ages. Also, I need to comment on what other reviews are talking about, the homeless shelter nearby. These comments are 100% true but this does not pose any threat I promise. For the most part strangers don't walk into the apartment complex so security is not a problem.
TLDR: If you're looking for an already furnished unit, Archer Apartments is not the worse option in Athens. It has its faults but for the couple of years I lived here,...
Ā Ā Ā Read moreDO NOT allow your family, friends, or even strangers to enter into a lease agreement with Landmark Properties in Athens, GA. My daughter was forced to evacuate her loft apt in The Cotton Exchange due to a major infestation of GERMAN ROACHES. Landmark promised for weeks that they were treating for these bugs, but we eventually found out (from the exterminator) that the pest control company had never even been to the unit. We were then told that they could not get rid of the GERMAN ROACHES, and that our daughter would have to physically carry the traps that were set to an offsite dumpster herself, EVERY SINGLE DAY! It was at this point that we found her a new place to live, that was and continues to be bug free. We had no choice...she had bugs inside of her bed, and had bite marks from them on her ankles. YES, that is how bad it was. Landmark is insisting that we owe them one month's rent. This is outrageous considering the living conditions that our daughter put up with from August through the end of October 2016. Not to mention the outrageous move out expenses that we had to invest in order to ensure that we didn't bring any of Landmark's GERMAN ROACHES with us to the new apartment. We literally had to go through every single item of clothing, and personal property to be extra sure that none of the bugs traveled with us. In the end, our college student had to dispose of or leave behind more than $1000 in personal property for fear that there may be GERMAN ROACH eggs living inside of these items. Do yourself a favor and avoid lease agreements with Landmark in Athens. This was not our first go round with Landmark, but it was by far the worst, and I don't wish this...
