Kathy is our favorite. I’ll say it again—Kathy, or “Kath” as we’ve come to call her is our favorite!! This review is a bit of a read, but buckle up because it’s worth it to learn what you’re getting with Kathy Bain Farrell. Over the last 19 years we’ve moved over a dozen times and worked with at least 19 different real estate agents in various capacities. Some on the rental capacity and others as selling and buyer’s agents. Often times as a buyer you hear that, “Since the seller pays commission, you don’t pay anything to your agent, so it’s silly not to have one.” The reality is you’re the one buying the house, and paying the seller who then uses the money you pay them to pay with the real estate agents…so who pays who again? Then again, as a seller you need an agent who knows how to market your property the right way to get top dollar so you get top dollar for your proceeds—we could talk in circles about this. We came to the conclusion time and time again that our agent at the end of the day was only interested in securing a sale, any sale--so they could get paid. It is their job/livelihood, so this is understandable. However, the bullying to put in “full price offers, no concessions” was frustrating as WE would be the ones actually having to LIVE in and maintain the home after closing. We had selling agents who took our listings, but didn’t do anything to really market our property as it wasn’t worth as much as some of their other listings. Irrespective of advertising, we felt like either we weren’t a big enough dollar sign, or were nothing more than a dollar sign. Until Kathy. Past experience made us weary and apprehensive of the necessity to be working with a real estate agent. When we moved to Rhode Island we decided to skip having a buyer’s agent and just work with selling agents and cut the middle man for negotiation. Kathy showed us a few homes. She was incredibly kind to my children and very personable. She asked the questions that counted (one home she showed us she asked, “Are you only interested in buying? This particular home is dual listed as a rental”). She saved our family of seven from a temporary corporate housing nightmare. They were struggling to find something to accommodate our large family and discussing putting us in two apartments and separating our family in desperation. I reached out to her hoping the home she mentioned as a potential rental may be a solution. It wasn’t—but she had another home one of her client’s had just taken off the market to wait out the slow season which she arranged for us as corporate housing. Truly she saved us. The home we were previously pursing fell through and we ended up loving and then purchasing the home Kathy saved us with. We consider Kath a tender mercy. She was instrumental in finding solutions to satisfy us as buyers and the needs of the sellers without misrepresenting either one. She entertained my little ones while we signed our closing docs! When we moved from RI, there was no question she would be the one who would list our home for sale. The best words to describe Kath as a real estate agent are “Well rounded asset with compassion for humans.” She does it all, knows and does it all extremely well and does it personably. She isn’t as interested in getting “the sale” as she is in helping people become integrated in the community and finding a home which really works for them. We have referred many coworkers and friends to Kathy and everyone has had the same experience and loved her as well, many using her as a buyer’s agent and then again having her list their home when they moved away. After closing she checks in periodically. She has all the referrals too! Need a plumber, electrician, septic tank service, roofer, etc? Kath has a guy/gal for that—every referral was honest and reasonable, no need to even get a competitive quote. I miss this tremendously. Read moreI can’t say enough positive things about Kathy! We moved here from NJ in the Fall of 2019, and we were searching for a house while we were still living in NJ. Kathy was very responsive, attentive and extremely helpful during the whole process. During our house hunting trips she would have tons of options for us to look at – anything that we wanted to see, plus options she thought would be a good based on our wants/needs. Our days were packed, but at the same time, she built in time for us to get to know the area and to give our two small kids breaks (they were 3 and 4 mos old at the time). Thanks to Kathy, we are frequent patrons of Phantom Farms and Wright’s Dairy Farm now! Since we were still in NJ during most of the process, Kathy went above and beyond to meet our home inspector and the Radon Test company to avoid us having to make the 5 hr trip. (The inspector she recommended was AWESOME too! We’ve bought and sold a lot due to work relocations and he was by far the best we’ve had.) After our inspection results, we had some concerns about water pooling in our driveway. Kathy took time out of her busy schedule to drive over to the house during torrential rains to survey the situation first hand. She took pictures and called us to describe her findings. Our initial experience with the builder started out kind of rocky, which caused us hesitation in purchasing the home. Kathy took us back to the neighborhood to see if we could talk to any of the neighbors. She introduced herself and us, and we ended up having a great conversation and learning that the builder was very attentive with issues and the neighborhood was great! She did a wonderful job helping us negotiate the purchase of our home. Throughout the entire process, we always felt she had our best interest at heart - she treated us more like family than clients. At one point she even soothed our 4 mo old so my husband and I could continue looking at a house without distraction. We still keep in touch with her today! I had interviewed four Real Estate Agents (two were my best friends) before deciding to sell, and Kathy was the most positive, upbeat, conscientious and pleasantly aggressive agent across the board. She offered information to help me sell my home while the others said I needed a contract first. She educated me on the process and history of selling in my area. I can confidently say she knows her business better than anyone. Nothing was overlooked, nor did I feel at any point in our process that something could have been. From the beginning to the end (which was not too long because she sold my home quickly), she communicated everything clearly, even checking in with an update when there wasn’t one.
