I am about to sign my 10th year lease in August at the Fairways. I love living here. We have had a very positive experience living here. Weāve always had great neighbors! I love the Maintenance guys! Only positive experiences with office staff, as well.
Its a beautiful place to live, as long as all other tenants do their part! Like: picking up after their pets, picking up their trash & cigarette butts, and following some basic rules, like: respecting noise levels. These āapartment living rulesā are unwritten, they're just common courtesy. Respect everyone that lives here. There are children, yes, and singles, AND older people living here.
The clubhouse is gorgeous, and our favorite amenity! We have 2 outdoor pools, 1 heated indoor pool, a jacuzzi, a sauna, a very decent gym, a really nice recreational room, with a pool table & large screen t.v., and a Function Room that can be rented for parties, that is gorgeous.
The Clubhouse, specifically the pools, really make it worth it for us, in the summertime. We spend nearly everyday swimming at the outdoor pools in the summer!
Maintenance is also amazing! They are quick to respond to any work order Iāve ever had. I also trust them completely, which is huge for me! They are a great group of guys.
The grounds are kept beautiful, by landscapers, etc. As long as you have good neighbors around you, who are respectful of the grounds as well, and pick up after themselves, their cigarette butts, and their pets, and respect those unwritten rules, like: cleanliness, noise, partying, & having pets, itās a wonderful living experience. I have been blessed with the greatest neighbors! And with being in a safe & quiet building! Derry Police are constantly patrolling the property. Now more than ever, they always have, but lately (May, 2022), it seems as though they are ALWAYS driving around, in here. Plus, they are constantly parked directly across the street at the entranceway/exit of West Running Brook. Having troublesome neighbors can be problematic, but I know that the office is more than willing to assist in these matters. At least they were abt 6yrs ago, when I DID have issues. They will send letters on your behalf, keeping you anonymous, if thatās what you wish, act as moderators, or they will advise you on how to best deal with your particular concern. Luckily my issue only took 1 anonymous letter, with no followup needed, the letter resolved the issue for me. Iāve heard of some issues being nightmares, with horrible neighbors, but you you can face this any time you live in an apartment-type setting. You run this risk any time you have neighbors above you, below you, or to either side of you.
They accept autopay, so my rent is automatically deducted every month, and I donāt have to worry about missed payments, late fees, notices to begin eviction process, etc. Or you can walk your check right over to the girls in the office (or the drop box). They also have a really great Mobile App, in which you can pay through also. They accept all forms of payment (Checking Acct, Visa, MC, MO, Check). Theyāre very accommodating. A Lease is a 12mo agreement. This gives me Peace of Mind, at such a scary time with inflation, housing concerns,, and with so many scrambling to put a roof over their heads.
I love the ācommunityā feel to The Fairways, especially in the summer, at the pool. You get to know the regulars, you become friendly, your kids become friends⦠Having only 1 child, the Fairways pool has been a Godsend for my daughter & I! Weāve met some of our best friends up at the Clubhouse! Some still live here, others have been gone for years, but remain our closest friends! The pool is really great for the kids. The Fairways also offers Community Events (movie nights with popcorn & drinks, ice cream socials, pizza night, cookie decorating, holiday themed events, scavenger hunts for back to school supplies, their annual yard sale, and more). They told me that my fiancĆ© and I that we could not keep our dog that was rescued, because of āthe color of her furā. They rescue place we went to had to call The Fairwayās to make sure that there was a suitable environment for the dog to live in and the leasing office approved us (at first) to take our new pup home with us. They discriminate against more breeds than most apartments and did not even have it in them to meet her, because she ā clearly looks like a Rottweilerā. Not only is that disgusting of them to say this, but theyāre wrong about her breed. They told me I had to either surrender her or find somewhere else to live.
She is the sweetest dog in the world and since I have anxiety I made her my emotional support dog. That way they couldnāt do anything. They made me fill out a form on why she was my ESA, which Iām pretty sure is illegal!
They also will threaten you with noise complaints and eviction, when a neighbor complains about the wrong person yelling in their apartment.
On top of that the apartments used to allow smoking, so the hallways smell like cigarettes. People also donāt care and will continue to smoke cigarettes.
Oh and you can expect to hear loud knocks from maintenance workers.
As I go on I canāt forget that your packages will be stolen. Yes, they have a package room, but some delivery drivers donāt use it! In addition, there are only two washers and three dryers for a building. Approximately there are 24 units per a building.
Lastly, the inside of the apartments are dated. Some (including my old apartment) had terrible appliances. My fridge shelves were breaking. Towards the end the fridge had trouble closing to the point someone had to tighten the bolts, below the fridge every other month, just to get it closed. The dial on the stove had no numbers on it, because of how old it was and one of the kitchen drawers broke. I called maintenance and they came. However, they said they would fix everything and not replace the old fridge. They never came back!
Also, they have a built in A/C in the living room, but it is not enough on a hot summers day if you live on the 3rd floor. This is because most of the buildings have windows that crank open and because of their shape you cannot put a second a/c in. The way the apartment is designed (at least B2ās layout) makes it so cool air cannot circulate properly to the bedrooms. Making it 80-90 degrees some days in the master bedroom. So, every summer my fiancĆ© and I would drag our matters out to the living room. Making it feel like we lived in a studio, when we had a two bed room.
I would have gave them a better review if they didnāt put my family through the traumatic experience with my amazing pup. Keep looking before you decide to spend a fortune on a mediocre complex. Luckily, we are out of there now and have a house!
Update! The passive aggressive response below that was written by The Fairways is false. They stated that my review has some inaccurate information. I promise that every part of it is true and they are just trying to cover up for their careless mistakes :) !*

I reserved a specific unit off your website to find out next day the same unit was rented by an appointment customer. the sales agent failed to submit the paper work so that the unit could not be reserved on line. even know i had signed the online lease for unit i was asked to choose a different unit. the management then sold me on a slightly more expensive unit but would offer for same rate as other unit. i agreed but was concerned that after 10 month lease the rate would skyrocket. i was reassured it would not and if any rate increase i should expect no more than 30$ month.things seemed to be back in order until move in day. when i walked in to my new home "seeing it for first time" i was appalled with the condition it was presented to me in! the carpets were literally covered in what appears to be animal urine. each and every room i could distinctively see out lines of old furniture as an animal has marker around them. i immediately brought this to managements attention. they sent maintenance to verify my findings. maintenance was just as dumb founded and reported back the conditions. the management called to apologize and to schedule a whole new carpet through out whole home.now with my house all put together and unpacked, i was asked to move all furniture and belongings out of each room during carpet replacement . i reported back to them stating i will reschedule appointment once i have settled a bit. currently i am 8 months into my 10 month lease. i arrived home a week ago to find an letter in my mailbox from the fairways. it was a offer to renew my lease including new rates. I was astonished at the new rates as i was told no more than 30$ increase. confused and furious i called management once again to figure out why they were increasing my monthly rate 160$ making my 2 bedroom unit a total of 1525/m. management apologized for high rate increase and informed me there was not much negotiation but would contact corporate since i was a on time paying resident. i was told i would be contacted the next day. I waited for the phone call and i never received the return call. that night i found a new home and signed a new lease else where. my experience has been a 100% dissatisfaction ,and a complete inconvenience since day one. to not complain about everything the staff was very understanding and caring but management seemed very disorganized. I may have signed new lease however ridiculous rate increases forced me elsewhere along with lack of timely response to reported problems. Asking for an additional 160$ /month for an already highly priced unit is deterring. i came to fairways for a secure home experience since my last condo rental of 5 years was foreclosed by landlords leaving me to find new home. i would have never chosen the fairways if i had known that rates can dramatically raise and the condition of my new home upon move in. Now i am faced with moving in to my new home june 1st while still upholding my current lease till july 1st. bringing this to management attention hoping for all the inconveniences to pay off and for them to offer to pay out my last month. i was offered a 6 moth payment plan instead for remainder of last month. the fairways are nice apartments in a great location. unit rates are high for the quality of units but there defiantly needs some organization...
