Recently my roommates and I applied for a 2 bedroom unit available at the Terraces of Elk Grove. We had a positive experience on our tour and saw several positive google reviews so we assumed we had found a good property. We applied for the unit the next day and were required to pay a $350 admin fee on top of the $75 application fee before even submitting the application. Most properties (including the one I recently signed with) collect this administrative fee AFTER the applications are approved. After submitting my application and paying all the fees, I received minimal communication from them for almost 3 weeks before we finally told them we had found somewhere else to live. I called them several times over this time period (7 calls to be exact since they claimed this never happened) yet each time I called I was either sent to voicemail or told some excuse as to why it was taking so long. First it was my leasing agent (Oloyah) on vacation, then it was missing information on our applications which they told me when I called that it was a mistake, then again I was told they needed the same missing information over a week later. I would have rented from them but was forced to find another apartment due to their lack of communication. They refused to provide me with any sort of refund, even though they never actually approved or denied the application. I was told refunds are only given when an application is denied, so instead they’re keeping the application open in the system. My application still says “pending approval” on their website to this day. I also decided to take a closer look at all the positive google reviews I initially seen only to discover they were written by the management team. The reviews left by Hailey M., Kade C., Raegan C., and Casey A. are all fake accounts who only review complexes owned by Bayshore Properties in different cities and states. Despite the building being promoted as “luxury apartments,” the reality is very different. The hallways smell bad, the carpets are filthy, and there are frequent police visits that make the community feel unsafe. Many residents have already moved out, and it’s clear why the conditions here have declined significantly since Bayshore took over management.
Maintenance and Staff Issues The maintenance service has been consistently unprofessional and ineffective. One of the maintenance workers repeatedly damages things while trying to fix them, leaving issues unresolved. In addition, staff entering apartments with dirty shoes is unacceptable and causes unnecessary mess. The office staff, including Oleha, have been unresponsive and unhelpful in addressing these concerns. Living Conditions The property has serious pest problems, including bed bugs, cockroaches, and ants, affecting multiple buildings. There are also abandoned and broken-down vehicles in the parking lot that have been left there for months, yet management enforces other parking rules inconsistently. Billing and Rent Issues Rent continues to increase while residents are being charged extra shared utility fees that are not measured by individual usage. This is unfair, especially when many of the apartments are currently vacant. Security and Theft Another major issue is package theft. My $500 mattress package was stolen, and when I reported it, I was told the security cameras were not working. This is unacceptable, as tenants should feel their property is safe in a managed complex. Overall, the combination of poor maintenance, rising rent, pest infestations, lack of accountability, and stolen property is unacceptable. DONT MOVE...
   Read moreI've lived here almost 2 years. Horrible everything. Do not waste your money here. There are other places that charge the same and are actually nice places. This spot constantly stinks of cigarettes. The smell is so strong it gets into my apartment through the bathroom vents and underneath the front door. I have a top floor apartment and the hallways up here leak constantly. The ceiling is swollen and brown from all the water damage. When there is leaking, someone from maintenence will maybe put a bucket there then forget about it and it stays in the hallway for weeks. The stairway is not kept up with and is dirty majority of the time. During the holidays there is no parking. When the pool is open we couldn't even use it due to how disgusting the water was. There was foam collections in the corners and hair and bugs and who knows what else in there. Sometimes there wasn't even a guard there. The apartments are constantly shaking from our neighbors walking around or running around. The gym here is a joke. It's such a small room with a few machines and no free weights. The bathrooms for the gym have a sauna that we can't even use. Our lease is up in a few months and you better believe we will NOT be renewing. I'll pass on all the b.s and second hand smoke...
