Munds Park RV Resort is a corporate behemoth. Here are some facts about Munds Park RV. It was acquired by Inspire Communities in 2022. Inspire Communities is a Phoenix based property management company, which was acquired by Apollo Global Management in 2017. Both of these companies have a net worth in the billions. Inspire Communities has also acquired (inherited) the bill for the construction of the sewer lines that were run to their new property (Munds Park RV Resort). This in turn has landed a lawsuit on the desk of the Pinewood Sanitary District courtesy of Inspire Communities, who believes the old owners should pay the $600k+ bill.
The rest of this review is an account of my experience staying in Phase 4 for 2 months. Needless to say, Munds Park RV Resort is as corporate as an RV park can get, exploiting nature and human kind alike, all in the name of turning profit. Not to mention suing the sanitary district it operates in. This screams angry corporate big wig to me. Any who... We payed up for 2 months (April and May) in January of 23 while still in Idaho. I receive a call from Munds in March saying they cant handle the snow they got and will be delaying their opening. So now were on the books for May and June. A few more weeks go by and I get another call from Munds saying they need a few more weeks to deal with the flooding, but give us a definitive date to move in, May 25th. So now we at least know when so we can tell the park in Camp Verde when we're leaving. This means packing up the rig, and getting ready for travel on the night of the May 24th. While packing up, I get a call from Munds at about 4:40 pm saying I need to sign a waiver for water and sewer services. A bit confused I ask the lady calling me what it was all about. She quickly blasted off the same scripted generic answer shed been giving all day, something about connections, and said to finish up the waivers over email. After all its almost 5. I e-signed the waivers and finished packing the rig. So morning of the 25th we head up the hill to Munds. The road into the general store/check in area is very narrow with bad flow. Its in a completely different area of the park than Phase 4. The general store is quite bare with half the refrigerated cases broken, and a few cheap t shirts marked up on the wall. I asked the lady for some clarification about the waivers. Phase 4 has the infrastructure in place but not the proper inspections completed to offer paying customers water or sewer services. That is correct. At this time YOU CANNOT HOOK UP TO SEWER OR WATER IN PHASE 4. This is what the waivers are for. They secure Munds Park RV from any damage done to your rig by the sewer and water trucks. Yes, they have a water truck come 3 times a week to fill all Phase 4 tanks as well as a sewer truck 3 times a week to suck your black tanks. I asked for how long this would happen and was told only a few weeks. Boy were they wrong. Its been since May 25th. We've run out of water every weekend. Manager Nick Green has been about as useful as a wet sock and has shown through actions (or lack there of) the culture of Munds Park RV management to be of poor character. Phase 1 is condemned. Phase 2 seems nice, shaded, and holds about 10 to 20 spots that are used for 1 to 2 nighters. Phase 3 holds the Park units. About 30% of them are for sale, and built in the 80s or 90s. Most owners are asking about $130k and say lot fees just went up to about $900 or so. Don't forget the entire park is only open April to October. The park to me is a 3, possibly 3.5 stars. I read other reviews before booking and a lot of the 1 star reviews have valid points. Which I'll touch on.
This park is huge. It mainly caters to long term clients. Mund Park is kind of in the middle of nowhere with nothing to do except go off-roading. Aaaand this park is filled with people who do just that. If you are staying on a weekend, you will think you're at a dirt bike track. People take them everywhere. The weekdays are quieter.
The short stay location by the entrance is nicely shaded by trees. If you get put in the spots by the road, it will be noisy.
The park roads and sites are all gravel. So it's tough on your dog's paws if you have one. Grassy areas are around in different locations.
I read reviews which talked about area 4 being "hotter than Haiti". Just know there are no trees to provide shade. And you're close to the sun so it will bake you.
Someone mentioned driving south and staying at Camp Verde. On the day we drove up, it was 106 degrees there compared to 86 here. And none of their sites are shaded. However they are also a Passport America park that is only about 5 years old. It is a beautiful park with state of the art amenities. So I would suggest staying here at some point.
I didn't use the gym but did look in the window. It is a fair size and will get the job done.
The showers and bathrooms were clean.
If you are planning an early departure, you'll have to either dump the night before or take it with you because they lock the dump site and don't open until 9 am.

Read moreWe have been coming to Munds RV Park for several years. We have stayed in several locations on the property. This year we rented a long-term space for 2mos. It just me and the dogs during the week and the husband and kids (older) come up on the weekends. HEAVEN is the best way to describe our time here. The grounds are beautifully maintained, the pool is awesome, and the laundry facilities are clean and huge! There are two dog parks and gorgeous tree lined streets to stroll down. There is a very assessable trailhead for hiking, biking or 4-wheeling. The general store is great for necessity items. There are fun weekend activities and down the street a great farmers market every Saturday. Everyone is really friendly and personable. It is dog friendly for big and small dogs.
The staff is great and so helpful. A shout out to Alecia and Alex! Alecia has been so fun getting to know and she is a dog lover! She literally saved my life one day during a hailstorm. I was at the pool relaxing and reading when out of nowhere a HUGE hail-storm hit...I'm talking marble sized hail....OUCH! We both ran for cover under the laundry room overhang. That was not enough to keep us out of harm's way....she jumped in her golf cart, and I asked if she would take me to my RV so I could get to my dogs whom I was sure were scared. She said absolutely and braved the hail to return me safely back to my RV spot! It was a crazy weather afternoon!
