1/24/25 update: After waiting on a reply I did reach out again on 1/18/25 to one of the reps from FrenchTown Villa, I was then notified that they had to wait on a third-party company to handle the next step with the gas line & that wouldn't be able to be done until at least 1/21/25. I then received a call on 1/21/25 stating I could pick up the keys, however the washer & dryer would not arrive for a few more days & the yard would not be addressed until spring because their landscaping company does not work in the winter. I clearly explained that I would prefer to wait until everything was completed because a lot could happen during the delivery of the appliances & as far as the yard I want them to fully confirm that they will handle it so I am not responsible.
As of today (1/24/25) FrenchTown Villa has responded to me about my latest inquiry & confirmed that the washer & dryer has been delivered. Yet, the shed, landscaping, and now I am told the AC has to be added at a later date. Unfortunately, due to medical factors I will not be able to evaluate the home until at least 1/27/25. This was definitely not the plan when I accepted the special of 1 month free, however I still have my current housing, thus I am just grateful I didn't end up homeless in the middle of winter.
Original Review: Unfortunately I signed a lease for a rental at FrenchTown Villa on 12/31/24 & unlike others who have been able to move into their new housing, I have been patient, professional, & optimistic, yet delayed. This morning (1/17/25) I woke up to realize that I didn't have a missed call and/or message from the staff at the community with an update.
Luckily for me, my baby, & my unborn child I still have two weeks left before I have to have my current housing emptied, cleaned, & returned to the owner. I personally would not wish this type of experience on anyone (especially someone that is due to have a baby any day).
This is all shocking for me because I work so hard to have everything done professionally so I can avoid issues like this & I was originally supposed to get the month of January for free with the end of the year special. Nevertheless, after having my employer transfer my job & not hearing from the staff by the 13th of January (which was the expected date for me to obtain keys because they said I couldn't get them by the 11th of January) I called FrenchTown Villa on the 15th of January & was told they are having a problem because there is a gas leak at the location where I am supposed to move & that it is out of their hands, but they were on the phone with the gas company & would give me an update once they knew more.
Well, this is awkward for me because I have never had anything like this happen, so I am stuck in a bind because I need to transfer mail, make doctor appointments, plan a move, & figure out what to do about my responsibilities, however I have no clue on what is going to happen, what date the gas issue will be fixed, when I will receive the keys etc.
Thus, I will stress this point... "if the housing is not completely ready, do your due diligence before moving forward". I am very ethical & feel horrible because I have recommended Sun Communities to so many of my coworkers & associates in multiple cities & they have been applying. Surprisingly, things have not been going as expected & I know most of my coworkers & associates are not as lucky as me & would not be able to afford to have the extra time, lose the free month promised, or not know where them as well as their kids would end up. Therefore, I highly recommend everyone considering Sun Communities to critically think things out because I don't want anyone else to end up in...

You claim we didn't finish our lease but yet it states on the paperwork the end of our lease was 5/31/2024 and our move out date was 5/31/2024. You tried forcing me out of my house a month early because my roommate was buying a trailer with you guys (worst decision of her life) And you expected me to move out in 6 days I had to fight to finish my lease. All so that she could sign and u get ur commission on the sale, who cares about the lady ur trying to make homeless. You also put on the paperwork that we didn't put a forwarding address however I received my security deposit at my new forwarding address and my roommate bought a trailer u have her forwarded address. I have pictures and video of the whole place you charged us for carpet in the carpet was brand new with not a thing wrong with it not even a stain. You guys didn't replace that I'm sure and I will be contacting a lawyer. Hope u took pics of the supposed damage because mine are time date stamped. We needed you guys to replace a cabinet that fell apart, your maintenance man put it in our shed for us to put back up. Last I checked we were not on your payroll. We set up two different appointments for him to come in to put the cabinet back on he never showed, it was still in our shed when we moved. You guys did fix our dryer after 2 or 3 attempts and a pic of the supposed over loaded dryer and the maintenance guy had no excuses after that and sent out a different a Appliance guy, he then told you guys that 20 feet of tubing is unnecessary for the vent and that's why it's not drying. We complained about the dishwasher the first week we moved in because it didn't wash dishes, when we moved the dishwasher was never fixed. Do not waste your money with these people and the office ladies don't even know how to fill out paperwork correctly, I will reiterate You claimed we didn't put a forwarding address and yet you sent me my security deposit at my new address lol wow incompetent idiots
Horrible place to live. 1399.00 a month. Can't take a bath the hot water empties before the tub is full. Air conditioner does not cool this place off. The dryer you have to run twice in order to dry your clothes. They didn't fix the stuff that is wrong withe the place before we moved in nor did they clean the walls We moved in with stuff splashed on the walls handprints dark circles we had to go through and clean it all ourselves but supposed to clean it all on the way put. Wanna bet? We had to remind them that the furnace hasn't been cleaned in years there was so much dust caked on it. They make it virtually impossible for you to pay outside of any single way that won't cause a fee to you. Moved in and all of our drains are plugged We have to stand in waiting water while in the shower. I'm about to put my...
Read moreI moved here at the beginning of April and they still have not fixed my yard, which is still tore up from when the semi dropped off the trailer. I was promised by the manager when I signed the lease and it was stated in contract that they had 60 days to fix it. It's going on seven months now. I have gaping holes (which is extremely dangerous for my dogs and other people), concrete boulders, and rusty pipes still laying in my yard. I'm completely unable to mow it, when I tried it nearly broke my lawn mower and the neighbors windows because it kicked up so much dirt and rocks. My neighbors have even tried and complained for us. When I complained to management about it after they left me a lawn notice and tried to charge me for having their crew do it; they told me to weed wack my entire yard and that they never said that they only had 60 days. Luckily I saved all my paper work and that shut them up real quick. I told them that simply wouldn't be happening and they would paying for my lawn care services. They told me ok and that their was a waiting list and they'd have to call the contractors and yet all the brand new homes that they installed AFTER we moved in have beautiful new sod. Managment is completely unorganized and unhelpful. I've complained multiple times to no prevail. Just to prove that they are not on top of their business I keep receiving a gas bill from before I moved in (complete different account #) from when they were showing the trailer addressed to Frenchtown Villa that has now gone into collections because they have yet to pay it. They also tried to say that I owed on rent when I have never missed a payment and am always early. Turns out they ran one of my money orders twice one for $300 and missed the one for $500. Luckily they were able to sort that one out, because ai keep all my stubs for reference! The homes are nice but very cheaply built and they constantly turn off the water to install new homes without any notice. Needless to say I wont be renewing my lease at the end...
