The rating of a campground really depends on what YOU want/how you live when in your rig. For us, we're not concerned with organized activities, the condition of the bathroom/shower nor the laundry facilities because we don't use any of that. We are happier using our own bathroom (esp. for showering) and are more interested in seeing the area than joining in on activities. What's important to us is condition of utilities, free wifi, condition/size of site, location/proximity to things to see & do, ease of access...that type of thing. Thus, for us, this campground was better than many we've gone to. Although we heard of water issues before we arrived, we had none while we were there. The electric worked well (although this is a place where electric is not included in the monthly rate [we stayed a month]). Our site, although not paved (but also not muddy), had a concrete patio with a picnic table and more importantly, had a little space between sites (not state park kind of space, but not parking lot kind of space, either). (BTW, we had spent 3-4 days at this campground a couple years before, and since then the streets have all been nicely paved.) The free wifi worked well at the beginning of our stay (the park wasn't crowded at all), but about a week or so into the month (of January), more Winter Texans began to arrive and despite the signal being strong, the bandwidth was lacking and service tanked. We found enough to do and see while in the South Padre Island/Brownsville/McAllen/Harlingen/San Benito area to keep us busy. Our problem was the weather: conditions were much cooler, wetter, windier than we had experienced in our prior brief stay, and thus we didn't always want to go out & about. (Fortunately, we are VERY comfortable in our rig.)||Noteworthy is that this campground does offer numerous activities for folks who are interested (but not consuming all day). There's a heated pool and hot tub, organized golf outings, & very well maintained showers, bathrooms, and laundry (the cleaning crew was in early every day). Also, this seems to be a community where numerous folks return year after year and have a network of friends (or so it seemed). Some have been coming for over 20 years! Management was friendly and seemed to care about their Winter Texans as we noticed a wall with names of friends who had passed.||||So, if you want a campground with some/enough activities and new friends a real possibility, this should work. If you want a campground that has nice enough sites (some are concrete) and utilities (and you have your own internet) for a reasonable rate, this should work. If you want to spend your days mostly exploring the area, this should work. If, however, you are looking for a mega resort that will fill your days with numerous activity possibilities and extensive "entertainment" facilities, this is not for you.||||We would consider returning if our travels take us back to...
Read moreWe were so looking forward to spending the winter here. Park was rated top park in 2012. When we arrived on January 1st the office was closed so we went to the site we were assigned. The site was grassy and level but when we tried to back in the RV sank up to the axle's. Had to put the truck in four wheel drive to get out. Drove back to the office and the park host came and was VERY rude about not stopping at his trailer when we arrived. He had us park in another site for two nites and then we had to move to another site for three nites. Then the host had us move to the site we were assigned. Backed in and sank almost up to the axle's again. The host was rude about that. We understand they had had a lot of rain this season but you would think knowing a client was coming they would prepare the sites so as not to sink up to the axle's. After a couple of weeks one of the work-campers brought a load of caliche (can not explain what it is. Google it.) to fill in the rut's and make a place to park the truck. When it rained again, we had a mud hole! Ask the manager if they would put some gravel on our site. His response was we'll pull you out of the mud. Nothing was ever done. When it rains there are lakes at a couple of the street intersections. And the streets are nothing but potholes and the ones that have been patched are so ruff you can hardly ride your bike on them. Also had to mow the grass twice around our RV. The guy that mows did mowed our site twice out of three months.
I'm a webmaster and require good internet service. Spoke to the lady in the office six times before making reservations last April. She was emphatic that their wifi was good. I have used dial-up that is better. Direct line of sight of the antenna and still worse than dial-up. I spent over two weeks speaking with the internet provider and he finely told me the park is getting what they are paying for.
This could be one of the BEST parks in South Texas but as it currently is I would not recommend coming here. The Canadian owners appear to not be interested in putting any money into fixing or maintaining the park. Our advice, find a...
Read moreWe were expecting much more. Had they given refunds, we would have moved on, but they do not. First the good: the pool is great. Warm and well maintained. Showers are new and nice. Couple that taught line dance were wonderful! But they need help to move tables out of the way! The people are friendly, just as you might find in any park. Some grumps but most were great. Size of lots are good. Location is ok. There is only a Walmart nearby. H.E.B. Is in Brownsville or Harlingen. The not so good: Not enough correct information about outings. Signed up to be driven to see Christmas lights. The flyer said dinner at xxx. The day of the excursion the driver said dinner was extra. Long story short, we paid a crazy amount to be taken to a yucky place to eat which we paid for and didn’t get to go on the fun tram ride with narration of the Christmas lights. Plus we had to listen to the driver tell us our government was the one supplying guns to Mexico and lying to us about Mexico being a safe place. Next, the mud. Every time it rains there is mud. Everywhere. While they are trying to fix this, they have a long way to go. Not 55 and older, nor is it a retirement community. There are workers living there. Which makes for a very different atmosphere. They don’t worry too much about rules. From quiet hours to dogs tied up outside. The hall is small. There were good entertainers and some pretty bad entertainers. New Years Eve entertainment was sad. The only place for our dog to do it’s business was on the lots as we walked her.
