Stay well away from this apartment complex. My self and my partner have been living in this complex for almost 10 months now and it is absolutely miserable.
From the onset the complex looks nice until you start living in it. Things go down hill very fast.
The stairwells smell like urine and dog feces. The apartment itself hosts a wealth of issues.
The "wooden" flooring is rubber and when you lean anything on it especially if it's warm it leaves a shape of what ever you you put there. after 10 months of living here and heat rising our couch is pretty much fused into the spot that it was placed and as a result when moving the couch the "wooden" flooring in this "luxury" apartment rolls up and tears.
Bathroom- has had a flashing light in there for 10 months now maintenance told us to change the bulbs which is not the problem as it is still flashing. It's like walking into a night club going in there.
The baseboards in our kitchen have not been attached to the kitchen so are just laying on the floor since we moved in.
Doors are literally wafer thin the handles have fallen off multiple times and we were told by maintenance that the doors were cheap and break easy. One of the maintenance guys even said that the company wouldn't give a new door after our handle came off 3 times prior they were just going to put the handle on the door lower down then where it previously sat.
Our patio had over a six inch gap from the wall and when I leant on it it went forwards we were told at first that they wouldn't do anything about it because it wad " up to building code" but after calling multiple times a maintenance person came and brought a hook to fix it . it looks terrible what did because it was done in a rush and the patio gate had no way to bind to the wall.
Patio constantly has rubble on it from somewhere, doesn't feel safe to walk on and the sloppy builders left nails all over it.
There are mice, cockroaches and a whole host of wild life in these buildings it's truly disgusting how unkempt this place is.
Floors / walls so thin that you can hear your neighbour's talking , coming up the stairs and walking around their apartment.
Never Ever any parking in front of your own building because there is a set jukber of spaces available unless you want to payfor a garage so be prepared to walk from another part of the complex if you come home past 6 pm.
Fan in our second bathroom constantly making a loud clicking sound when ever it's windy not just annoying loud it's disruptive loud to the point that it feels like someone is in the house.
The left side of the apartment is freezing cold so irrespective of having central heating on we had to buy a separate heater for our child's room.
Windows have paint and dirt all over them. You can see where they painted over dirt in the apartments.
Oh and by the way the apartments have only been painted with primer by the looks of things which would explain the dusty look of them.
Air conditioning works when it wants to.
The apartments are crooked so once you place your furniture in your home looks a bit slanted.
We don't like asking the maintenance team for help because they seem to take things personally when we explain the issues we are faced with and they never really have a solution for anything we always get told " it's pretty normal" .
Also we were told by maintenance it's our job to change the filters in the ac unit outside in a locked closet that we don't have access too under lock and key following a time where the pipes on our unit were frozen solid.
At what point is this managed property???
Paying over 2000 in rent to get told all these issues are normal is not right.
No elevators in this complex either moving in is absolute chaos and moving out especially when you can't park anywhere.
If I was able to close out my lease without having to pay I would because I can honestly say this is the worst apartment complex I have lived in especially in utah. I have taken screenshots of this post because last time they reported it and it got taken down ill...
   Read moreIn less than a year the property has been bought out. We were told 2 days before rent is due(May 30th) that we now need to pay with a personal check/money order. I was out of town, come home to a letter on my door to find out the day the rent is due that I can't pay it online, so now my rent will be considered late (can't pay it sooner than the due date, because if you do you'll find fees were added after the fact and you owe more). At first I was so excited about living here, decorating my apartment, the safety of secure entrance and have a new place call home after becoming an empty-nester. Within the last 6 months I regret signing a lease. Since the new buildings have come up this place has turned to hell. It's like living in low rent apartments. No one puts trash in the dumpster, but around it (including furniture), loud music, yelling, people drinking outside all hours of the night and at times right below your window (regardless of the day), parties EVERY night, with their guests taking the few parking spots available to residents and using the pavilion like its their peronal backyard and no one else can enjoy what supposed to be a shared space. The buiding entrance and stairwells are filthy. To the point, a few times I vacuumed myself because I couldn't take it anymore (food, wrappers, smells like animal urine, weed, beer cans and bottles and garbage laying around like it's normal), cars racing down the parking lot all hours of the night, cops here multiple times a week, drug addicts look to be picking up from various apartments. Witnessed a crackhead beating her 4 year old son, with closed fists while it looked like she was waiting for drugs to delivered to her car. She was yelling and calling him horrible names, with people coming out of their balconies looking like it's normal and laughing. I confronted her and told her to stop punching her son, he was only a child that look malnourished, abused and like he hasn't been loved a day in his life. She wanted to fight me, I called the police... but of course she tookoff and nothing was done. Paying over $2000 a month to live in what feels like government housing downtown is a joke!! Literally, it seems anyone can live here as long as they and their 6-10 roommates can make rent. I love my apartment on the inside, but dread being around the complex. Pay for amenities that can't even be enjoyed, because others have made it unbearable to even be outside. The high rent makes it impossible to save for a deposit to move and of course they'll probably raise the rent another $300+ a month. I'm working 2 jobs to pay rent and can't even enjoy the place I hoped to call home for a couple of years. I HATE IT HERE!!!!The office girls are great, but I'm sure are limited to what they can and can't do. Now with the property being bought out I'm dreading what will come. As usual making money is priority over safety and living conditions. This place was great in the beginning, now it feels like living in in a Motel 6 next to an airport...... usually not the place you want to sleep at night or walk around alone.This place had a great opportunity to turn new Magna living around.... guess if you can't beat them, you join them. DO NOT RENT HERE IF YOU CAN AVOID IT!! Until things are addressed, this place will keep going down hill. It's disappointing because this place had the potential to be really beautiful complex.

THEY'RE NEVER AVAILABLE AND TOO BUSY TO HEAR CONCERNS AND COMPLAINTS. FROM GUN SHOTS BELOW MY APARTMENT, CONSTANT RACING IN THE PARKING LOT, PARTYING AND FIGHTING, 3-5 CARS PER APARTMENT SO PARKING IS A JOKE, POLICE PRESENCE REGULARLY, THE LIST CAN GO ON. "LUXURY" HERE IS NOT THE WORD THAT DEFINES THIS PLACE. THE RENT AMOUNT, YES, EVEN SOME OF THE LAYOUTS LOOK GREAT....BUT THE ENVIRONMENT AND LIVING IT IS NOT!!!!

Ascend at Little Valley needs a lot of improvement. I'm another irate tenant whose problem hasn't been resolved. I had a number of problems when I moved in:
The unit has multiple fixture mistakes, uneven finishes, and a rush-like atmosphere that makes me regret renting here. Every day that passes, I find more and more building errors in this unit.
The AC unit was the breaking point. I lived here for almost 2 weeks and this place has a normal temperature of 80 degrees. I had maintenance come to fix it multiple times to a point they tell us to "close one vent so one spot gets cooler", is this the ghetto? I never heard of such advice. We tried to request an HVAC company to come in to take a look, but we got denied and told from the supervisor that "our maintenance guy is very knowledgeable." How does this comment fix our issue? The two maintenence guys take requests personal and act like they built everything here. Lol. We would not have multiple requests if these problems were throughly checked before move-in.
Parking. They make limited parking so tenants will pay $125 for a garage. The whole place is not finished and parking is an issue to find when evening comes. If we park on the side of the street, we will get towed. How about you provide more parking for all these units you are building?
The convenience to walk to the clubhouse is annoying. You have to walk all the way around with no stairs provided. I complained about making a walkway from the top of the leasing office from the hill, and the office seemed annoyed that 'there is no promises.' After I see multiple people walk down the same steep hill. No one wants to walk all the way from the sidewalk you built along the street.
Packaging. There is no way for shipping companies to come into your building. You will either miss your package or have to drive/walk down to the office to pick it up. Even if you ordered heavy items, good luck transporting it back to your apartment on the hill. The way the little room is set up in the office makes it very easy for someone else to steal your package.
All these issues make me unhappy and annoyed. Sure, these are minor issues to some, but to make my day easier and less stressful, it is something I do not want to pay at the end of the day. Please look elsewhere. This place will be a huge downgrade when more units open up in the coming months because all this place wants is more money. After you move in, your problems will not be addressed. The leasing supervisor is not helpful at all. I tried to speak with her once about a different issue, but she only says âThere is nothing I can do. You already signed your lease.â She never tries to let you talk and instead hides in her office and shouts at her employees with issues I encountered. Talk about something a manager should be doing, right?

Update: No followup from the manager, but HVAC came and told us that they can't do anything about the ongoing AC unit issue, so we will have to endure the constant annoying 80 decibel sound that comes with a faulty temperature reading.
