When we arrived the beginning of May we were told that they had a string of bicycle thefts and our bikes would be safe locked up in the recreation room. They lock up at 10pm ever night and unlock at 8am in the morning plus a security guard on duty all night. So when I got a call at on May 17 that our bikes where missing and our locks were cut I went straight down to the rec center. I asked if the police were called and they said no they were calling the owner. That’s when the owner asked me if I had insurance on my bikes plus if I had a lock on it . I said yes it was locked up and she said is it one of the locks they recommended us as they the lock company will insure it. I told her I had an apple tracker on our bikes. I asked her about calling the police since it was a burglary of a business that’s when she wanted to speak to the person at the front desk that’s when I called the police since it was obvious no one else was. While waiting for police to come Eric an I drove to where the trackers were showing last seen (see pic) there was nothing there I made several trips out there the following days. Even knocking on doors asking if anyone saw anything. When we got back to rv resort to meet with police they still hadn’t heard from owner so they had to call them. And they wanted it hush hush no one in the park to be alarmed. Really you would think you would be asking everyone if they saw anything. So it was determined while security guard sits at front gate I guess asleep they entered in the emergency exit btw this is a picture of the secured lock (exactly like ours) then when in the locked gate around the back side of the pool (pic 3 ) then in the locked back door of rec room video of suspect coming in from back door also there is another video of the suspect as he walks out of sight in video 1 then he opens the door to let the other suspect in. It takes them awhile to cut off our cable. And they pushed our bikes out the door . Passing everyone in the park passing the guard . What I don’t understand is there is ALOT of people in that park that get up and go to work at 5am but no one could ask. Now we asked for reimbursement in which the owner basically said that they checked with whoever told us to put our bikes in rec room if they said that in which responded no they didn’t say that and that we could sue them for the reimbursement the person that we believe said it. Now notice all the bikes in the rec room. I may never get my bikes back well I’m sure of that but I want everyone that wants to stay at coyote valley knows what happened and to look at those pictures of those two thieves.

Edit #1: I'll remove some things that aren't necessarily fair and out of cvrvr control. The staff here are very friendly and beyond helpful, except for one woman who seems to be in a bad mood constantly. Complimentary coffee is a nice treat. Facilities are usually pretty clean, during the busy season bathrooms do get a little "used." I blame guests for being disrespectful of shared spaces and not doing their part to keep a clean space. Something I found as a major downer, after staying here I noticed consistent algae build up on the screen for the fresh water inlet. I had different filters at the spigot and still experienced this. Perhaps they need better water treatment? Last thing I don't see people really mentioning. CVRVR is situated near a lot of farms. On mornings or nights when the wind dies down, the smell of fertilizer (poo) is sometimes over powering. I think the monthly rates still being listed on the website is misleading and dishonest, those should be taken down asap. It's not offered and you will be paying 430/week, or 1,720/month if staying full time. The laundry machines are convenient but should be cleaned more often, guests do not heed the "no pet bedding" rule and the machines are filled with dog hair. In addition prices are high, we regularly went into San Jose to do our laundry. Like I said earlier, the staff - who is unpaid and has their "rent" subsidized for working there- are awesome and great people. I think the main issues with CVRVR stem from greedy management.

8 PEOPLE, hilarious. Good to know 3 adults and one who came to visit equals 8 people. It took you months to come up with that response, pathetic. Keep lying to people. Complaint filed with the DOJ about their ADA discrimination. This place is a joke....barely meets RV Resort criteria. For starters, it's ridiculously expensive. They've got a pool that's got no shade or usable chairs, a laundry room with no fan or AC and machines that leak, and a dog park with no lights. The wifi only works in the front office, so if you want to use it on your phone or laptop, you have to walk to the front office (don't ask about if they plan on fixing it, it's a hard no). And then there's the customer service—which is non-existent. My parents have been asked to vacate within 30 days because I, their child, came to visit them. Ms. Hamilton actually took it upon herself to tell me how long an 'appropriate' amount of time to visit my parents was. The list of rules given when you check in is not accurate. Half of them aren't enforced, and the other half management 'changes' at their convenience. If you'd like your life to be micromanaged by the owner, then this is the place for you. Take a look at how she responds to customer reviews!

14 nights June -July, 2019 - $1072.69||||Coyote Valley Resort is located on a 4 lane highway with a barricade in the middle, so to enter from the North you have to make a U-Turn about 1 mile south, this is impossible with a full size truck & especially pulling a trailer. Plan ahead to enter from the South. There is no gate into the park and there is no security. There his also no after hours/emergency number for any issues that come up after the office closes. ||||We checked in on a Saturday, Ashley did allow us to check in about 30 minutes early and did not charge us the early check in fee. She was friendly & helpful. Jeff helped us back into our spot - he is also really nice. The park is clean & well maintained. The road is NOISY. It is a highway, cars are driving really fast - the road is in horrible shape and there are no noise breaks between the park and the highway. ||||Our first night was Saturday, and we could not drown out the sounds of drag racing. At about 11:00 pm 10-15 young adults pulled up in front of our site to load up a car on a flatbed trailer. They were loud, revving their engines, drinking beer - leaning on our cars & our trailer for about 45 minutes. Remember - no security at the park, so no one to call unless we called 911. ||||On Monday morning the park’s sewer system started backing up all over our site. and covered everything that was touching the ground in raw sewage. With no emergency contact, after hours number or security guards, my only option was to leave a voicemail for the front office. After waiting for a little more than an hour with no reply, I went to the office and let the front desk lady (I think her name is Kristy) know about the sewer backup and was met with blank stares/eye rolling and a generally uncaring, horrible attitude. ||||After another hour I was informed by the maintenance guys that the sewage wouldn’t be stopped/cleaned up until sometime around noon, but we were probably going to be approved to pack up and move to another site (maybe, the office hadn’t figured out if there was a site available yet). I let them know that our truck was not available to move our trailer that morning and was told that they could probably move our trailer for us, but the office staff said we couldn’t tell Elaine (the owner of the park). ||||After dealing with the smell and the grossness of it all for over 2 1/2 hours, I finally loaded up my kids and went to the park for a few hours to escape while we waited for the sewer cleanup to happen. ||||Jeff went above and beyond to find another guest with an Anderson hitch to move our trailer and the guest was kind enough to move our trailer to the new site. Damon & Jeff power washed everything that could be salvaged. But, our rug, spare hose and fresh water hoses were ruined and we were without water to our trailer until almost 8:00 that night while we waited for Damon to track down enough hose to reach the spicket. Damon gave us a bottle of wine and got approval from Elaine to credit us for 1 night stay and reimburse us for the rug & other hose that were ruined. But, I needed to find the hose & rug then submit a receipt to the office for reimbursement. Again, Kristi in the office had a horrible attitude about the whole situation. I lost my temper and yelled (most definitely not my finest moment). Their sewer backed up and ruined my things, while creating a really hardship for our family after paying $1,000+ to stay for 2 weeks & her attitude was the last thing I deserved to deal with. ||||Later that day Elaine left me a voicemail thanking me for my graciousness and patience, which was appreciated. I assumed it was all done and we could finally just relax and enjoy the remainder of our stay. ||||I was mistaken. The very next morning I received another phone call from Elaine that she had been told we homeschool our children, which she does not allow in her park. She told me I needed to go register my children with the school district or we would need to leave. My children are 5 & 2 years old. Neither one is school aged. It was June-July, so summer break and we were only there for 2 weeks. It is absolutely none of her business where, when or if my children attend school & it felt very discriminatory and aggressive after everything else we had dealt with. ||||While the sewer backup was gross and unwelcome, it is not the reason I have given a negative review as things happen that are outside of the park’s control. The way we were treated and the absence of after hours support is a real problem and completely...

RESPONSE TO OWNER: Sorry that you're in denial. Unfortunately, there are a TON of reviews from years past that say the SAME about your place. If talking/ laughing around the campfire with our kids while making smores until midnight is considered disruptive, then I apologize. If talked to we adjusted as needed. Your response shows true character & the way you run that place. In over 10 years we have NEVER had issues with our group ANYWHERE.

Coyote Valley “RESORT” is far from the resort you’d imagine for vacation. Grounds are nice which is why even after our 1st unwelcomed visit, we returned. At best; this a glorified Mobile home park. Staff, owner & “residents” make it CLEAR that groups/ vacationers are NOT welcome, especially w/children. The park caters to long term stays (see all other reviews, not filtered ones on their page) There are clicks, gossip & false accusations if you “don’t belong”. We typically travel in a large group of friends/family (most of time 15+ sites) for YEARS and have NEVER had any issues at any other park. Unfortunately; this was not the case at Coyote. We wanted to love it & continue giving them business but it’s clear that families camping are NOT what they want. We received complaints about kids running/playing, running through other peoples campsites (we talked to kids & informed them that it was NOT ok. They told us they were only playing hide & go seek but I understand that could be a nuisance). Most of staff are nice, talkative & let us be, HOWEVER; it's very well observed not only by us, that most “issues” happen on Saturdays when resident worker by the name of Jeff works (space 79). He goes overboard w/rules, tickets & calling owner w/accusations. During our visits, complaints came in on Saturday & then same again this time. We had been there since Wed.& not a fuss until first thing Sat. A.M,. We all woke up to notes on cars that we needed a parking pass or we’d get towed. I immediately went to the office to get a pass. Low & behold Jeff was there. While talking to front desk girl he interrupts & says “ You’re the GMC right” “no I am not”, he was shocked as if he had me pinned. I told him which car we were & he proceeds to say “well that spot is for space 42” which mind you was EMPTY our ENTIRE stay. Then he says “someone deliberately turned the cone around that said 42” as if accusing us of doing it because we were parked there. We DIDN'T turn it around, his accusations are ridiculous. First; if that's requirement then it should be told at check in, 2nd; we can't fit a large truck & trailer in one spot without sticking out & Last, we were there since Wed. & no one told us ANYTHING until conveniently during Jeffs shift. Come Sunday, people were parking all day long without passes. Damon & the other Jeff were always pleasant . If they had anything to say they came over & had an educated conversation with us. "Saturday"Jeff was more of a “you better listen to me” then calls the owner behind your back kind of person. Not to mention the horrible stench of Alcohol that came from him. Jeff was also recording our minor sons. Telling them they better clean the poop up because he had them on camera. Who does that? If you have a problem with our children come tell us. Stop being such a weasel. Our kids were definitely being picked on & couldn’t be “kids”. Resident kids were running through clubhouse w/no masks, riding skateboards indoors & more but no one said a thing. It honestly didn’t bother me that they did because they are kids; had it been ours, things would be different. On Sat (Jeffs shift) the owner came to talk to us. Instead of listening she told us flat out that “She didn’t need our business, she just wants it” We voiced our concern & told her that we feel like her staff didn’t want us there; her response was “they don’t, you're the largest group we’ve had & they don’t know how to handle”. All in all, if you want to go somewhere to camp, you’re better off finding another place. Coyote accommodates extended stay residents although marketed as a resort (for tax...
