Honest opinion .... The design of the home, the community and its amenities are a 10+. We love living here. Unfortunately, the build quality and many of the components and upgrades are horrendous. The two most glaring examples are the kitchen range exhaust and the master bathtub. KITCHEN RANGE EXHAUST – Exhaust duct MISSING. On our second day living in our new home, as we began preparing breakfast, we turned on the exhaust fan. Insulation began raining down from the range hood. We immediately spoke with our building superintendent and then our assigned Customer Care Manager. We were instructed to run the fan for 12-hours and that would clear the problem. It did not fix the problem. Insulation continued to rain down. The superintendent removed the screen filter but could see nothing. Insulation continued to rain down. Finally, the subcontractor came out but found nothing. On their second visit, they removed the stainless-steel sheet metal covering and found there was NO DUCT connecting the fan to the exhaust running out of the house. It wasn’t until March 25 that a piece of duct was installed to correct the problem. That’s 1½ months without the use of our range. MASTER BATHTUB – 2-FOOT-DEEP HOLE UNDER THE TUB. Shortly after moving in (February 9, 2022), we began to experience many crickets in the master bathroom. They just kept coming. We finally used a flashlight to look down the space between the back wall of the home and the bathtub. There was clearly a deep hole with sand at the bottom. We notified our Customer Care Manager on July 13 (2022), who quickly determined this was a problem and sent a workorder to the plumbing subcontractors. The plumbing contractor finally came out and pulled out the tub on August 16 – more than a month later. Under the tub was a hole measuring approximately 2’ x 2’ and 2’ deep. Our Customer Care Manager was there to see the hole and made arrangements for a repair. On September 16, the concrete subcontractor finally came out to fill the hole (2-months had now gone by). On 9/20 tile was installed over the hole and it was not until October 5 that the tub was reinstalled. The bathtub sat in our library for nearly 2-months. No further issues with crickets. We wish those were the only build quality issues. Windows, the slider and doors leak sand and dust. Each wind episode, light to heavy, everything in the home is coated in a fine dust. We continue to breathe this dust to this day. The slider subcontractor sent us an email stating the slider specified by Pulte is not designed for this harsh environment. While we understand we live in a windy area, we cannot imagine a home built in a very rainy area letting water in without the builder completely correcting the problem. Our upgraded cabinets – we paid for the most expensive upgrades – are worse than some apartments and much worse than any home we have purchased, Doors that have hairline cracks. Open areas under the sinks have no separation from the drawers. Trim that does not fit close to the wall leaving cracks. Drawers that don’t line-up. Underside of upper cabinets with raw, unpainted wood. The list goes on and on. The interior painting is abysmal. Paint splattered on the floor tile, on electrical switch/outlet plates, on cabinets, etc. Baseboards feel like sandpaper. Some areas had nothing except primer. The exterior had a large plaster area that was a completely different color than the rest of the home. The master bath shower glass enclosure has 2 easily seen scratches. We were told the length of the scratches were “within tolerances” and nothing would be done. Even Home Depot would exchange a similar defective shower...
   Read moreWe have toured the Del Webb estates several times and enjoyed the welcome area and walked through all of the nearby model homes, that are just a short walk out the rear. They offer you cold bottled water on your visit which was a nice touch. They also have multiple golf carts to drive you further distances around the many acre complex. The clubhouse is also nearby overlooking a beautiful lake with fountain. They do charge a premium on their units if you have either a mountain, lake or other attractive view and some of the premiums run into the hundreds of thousands of dollars for each view and some units have all features. The model units also have expensive upgrades in terms of the floor tiles, cabinetry, landscaping and even swimming pools or infinity pools, that you don't get on the random basic units. So be prepared to see your base advertised price of around $350k spike much higher which can double or even triple the overall sales price. This was the most shocking humbling wake up call. Such is life. Other important information about the housing development is that this Del Webb community is that it is senior-only, meaning only 55 years and only can live there and that applies to your property if you were to try and rent it later. This is fine as it protects the community, but can be a concern if you plan to pass it on to your younger children someday. I'm not a lawyer, so I can't tell you for certain, but this was what the sales people told me.
The other notable great feature is that the Del Webb community is right across the street from a very luxurious resort, which insures the area will not be surrounded by unattractive structures in the future. That would be unlikely anyway, because Rancho Mirage is gorgeous everywhere. The lighted palm-lined streets traveling around the city gives you the feel of exclusivity and class, which I feel is even nicer than driving around Beverly Hills or other very expensive Los Angeles...

The community is flat out beautiful, walking trails, views for days, incredibly quiet, secure and private. Clubhouse, gym, pool, tennis and pickelbal courts are a winner. Wind is not of concern unlike being North of Vista Chino for those living in the valley. Proximity for convenience...Winner! Best of all...Incredible Value for new homes in the valley for living in a fantastic neighborhood, with activities, active community members, energy efficient homes, with varying lots of views, size or economy. Far economical than being in Palm Springs proper. On close we have a small to do lists to be completed of which they have confirmed it will be completed. Enjoy the pics of...
