these apartment complexes are the absolute worst apartment complexes that I have ever lived in as someone who has grown up living in an apartment complex, I’m very familiar with how these things work, and this apartment complex puts on a good front, but behind the scene, it is completely unorganized and dysfunctional. The management simply do not do their job. They are unprofessional and disrespectful. when we first moved in, we were not given for information about the complex itself. And I am a very thorough person especially when it comes to things that are important. They did not once mention that we would have to call and set up people to turn on our own water and we had to call and set up to also turn on our gas, which I was unaware that we even had gas. mind you the entire time i’m asking as many questions to make sure i’m not missing anything and they politely never knew the answers. right before we signed the lease, the management accidentally had put the wrong complex number on the lease so they had to rewrite the entire lease with the correct complex number which was a mistake that they didn’t notice I actually noticed. so when we finally get to the complex like I said, I was unaware that I had to call to set up the water and call to set up the gas heater. So after a 5 hour drive moving from city to city i was unable to shower or have heat in winter for 2 days. so upon moving in you get the paper to list the damages to the apartment complex prior to you moving in. Our list of damages prior to moving in, the entire page was filled out There were scratches all over the floors scuffs/stains on the walls. Kick plates in the kitchen and the dishwasher under the sinks we’re not attached at all loose knobs on all of the cabinets, loose hoses on the sinks, peeling of the paint in the bathtub paint stains on the counters and floors from the cabinets being painted towel holders in the restrooms, are not even screwed in there, just placed to where they will balance. The toilet had moldy pee stains. The washer and dryer had been used a lot. They were very dirty and smelled bad the entire complex was dirty upon arriving. this trash situation has been my last straw we pay $30 a month for a trash company to pick up our trash every night except on weekends. The rules are the trash bags can’t be torn they can’t be leaking they can’t be too heavy they have to be placed in the trashcan and pet waste has to be double bagged. We follow all of these rules, and our trash is just not being taken, so I called to put in a work order, that they’re not taking our trash, and we are following all the rules so management told me they would send a mass email and give me the name and number of the trash company and told me that I have to call them and tell them to do their job and, of course, as expected nothing was done. Which to me doesn’t make any sense at all because isn’t the management of the apartment complex the same ones who hired the trash company ? so it sounds like it’s your job to tell them to take my trash since I’m paying them $30 a month. Read moreI am writing this review regarding ARIUM / Carroll Property Management company to share an unfortunate experience I had today (Saturday, December 5th 2020) at your Richmond, TX property ARIUM Wildwood (22155 Wildwood Park Road, Richmond, TX). Shereva (or Sheriva, not sure of exact spelling) is the leasing representative who exhibited hostile and potential discriminatory behavior towards my family and I. She is a heavy set, mature African American woman with blondish short, pixie hair.
I spoke with Shereva on Friday, December 4th and I explained to her that I visited the property within the last 4 weeks, however, I did not have an opportunity to view additional units and I am getting an early start on touring properties because I am tentatively looking to move into a new property on February 26th 2021. Shereva stated she would be at the property on Saturday, Dec 5th at 10:00am and I could ask for her and we would view additional units.
I arrived to ARIUM Wildwood on Saturday, Dec 5th after 12:00PM noon with my two sons ages 7 and 6. I entered the leasing office and waited 6ft from the applicants that entered before me - adhering to the covid19 safety protocols. I waited several minutes, Shereva did not acknowledge or greet me until I attempted to sit at an empty desk. Shereva asked that I sit in another area, which I adhered to. However, my 6 year old son asked to use the restroom. I walked in the common area, found the restroom for my son. We than walked back to the area we were asked to wait in and Shereva asked that we leave the property or wait outside.
At that point, I left the property. I seriously doubt that if I was a white woman with my children that I would have been asked to leave, when there is a dedicated waiting area. I also believe that she would have greeted me immediately if I was of another race.
It is unfortunate that Carroll Property Management allows this poor treatment of potential applicants and overall lack of professionalism from your leasing agents. I do plan on sharing this experience with media outlets and online platforms.
I have a stellar rental record, I am a professional woman with good credit, and I manage my own media consultancy. However, because Shereva decided to exhibit hostility towards me and turn away a potential applicant, she does not know that.

The access to public restrooms has been highly restricted, even during pool hours. Many residents, especially those living a few buildings away and on the 3rd floor, face difficulties in finding accessible restrooms. This becomes a concern, especially when considering where they will resort to for convenience. Which causes unsanitary conditions. It is important to consider the inconvenience caused to residents and find a solution that allows for better restroom access.
We understand that some residents may cause issues, but it is management's responsibility to address these concerns with the specific individuals involved. It is unfair to penalize the entire community and allow for such frustrating circumstances to arise.
Pool reservations. I spoke to a resident that had lived here for over 8 years and they mentioned that this was a new and not previously communicated practice. I arrived at the pool at 3 PM to prepare ribs and food for grilling, only to discover that the pool area was reserved for another party at 3:30 PM. However, the party in question did not arrive until 5:30 PM. I could have had my food ready and out of the way before 5:30 PM.
My issue is twofold: firstly, as residents, we were not given advance notice via email about these reservations, and secondly, there was a lack of consideration from the management regarding the timing. It would have been more appropriate for the management to enforce stricter adherence to reservation times and allow at least one grill to remain open.
They finally brought their own propane fire burner to make crawfish or a boil.
