June 12, 2016 our house in Forney TX was struck by lightening. Our insurance company, Liberty, have been outstanding, even helped us bury our German Shepherd that died as result of smoke inhalation after taking her to Animal ER hospital in Mesquite TX, fireman found her in far room of house on top of our other small dog, protecting him, which she did, died a hero, he lived, but raspy cough from smoke inhalation, vet said he'd have it a while and gave us meds for him for 3 wks, with possibility he could still resend in his condition and die. He pulled through, but our heart sank loosing her, buried her on our 1 1/2 acre lot in Forney and lost 2/3 of our house, all the furnishings, everything electric had surge and useless. Now, back to Orion apartments.......
Instance had us in Best Western hotel in Forney TX 4 weeks, trying to nurse our surviving dog, go look at rental homes with a realtor, most not willing to rent short term (4-6 months while house is rebuilt) or with a pet, even at 12 pounds. We wanted to be closer to home ( having to go over every day and go through ashes broken glass to try and recover pictures or anything close to the heart) 2 hours each day is all we could take with the heat of in the high 90s or 100s and the stench of the burned-out house was horrible. We finally decided on Orion ( which seems funny they say they're on Lake Ray Hubbard but there 3 miles from the lake ), make sure after you sign papers of the rules and regulations which if we had known before hand we would not have signed the papers .... No more than two guests at the pool , guests have to park up at the leasing office parking lot and walk to your condo which in our case is 2/10 of a mile. We always entertain a lot and this is ridiculous that your guest have to walk that far . Dogs must be on a leash which is fine and understandable but there are some who our privileged and their dogs run loose and free they just open the door and let the dog go out , we could not have direct TV where I have noticed some have direct TV dishes on their porches but when my husband went to inquire about it saying if he could get a small poem so that the dish could pick up the satellite he was told in the office that they would charge a bundle for it. We have a two bedroom two bath reasonable size, we have a two bedroom two bath reasonable size but I believe on the brochure it's $1800 a month ... However our insurance company must pay $2500 a month to me that sounds like Price gouging when somebody's already hurting. They require you to bring a piece of paper back to the office within 48 hours which I did with problems wrong with the apartment . We had a door which kept popping open that goes to the garage and our little dog got out two times because of that ... After I went to the office asking when it was going to be taken care of I told them that I did my thing bringing the paper 48 hours after was asked but now it was three weeks and nothing had been done. Just the door was taking care of two days later and now we have been here over a month and we still do not have a number on our apartment door. My husband the first week put it out on Saturday And while we were at our burned-out house going through stuff sweat dripping off of us I see I get a phone call from the office manager with light scolding to come get that garbage and put it in the garbage receptacle or dumpster. I have talked to several of the neighbors were the December 26, 2015 tornado victims in Rowlett Texas...they are very upset as well...i've noticed other DirecTV...
Read moreI DO NOT recommend renting here. I'll write a summary here, but I'll go into further detail below. While the apartments are ok and the office staff are pleasant, the management company falls incredibly short in a number of ways. From taking an unnecessary anount of time to fix clearly broken items to extorting money from tenants and bribing tenants in order to receive reasonable rental rates, we've run the gambit with this organization. Now, I'll go into detail on each complaint.
We had a pregnant mom and then a newborn in the apartment during a very warm part of the year. We reported the airconditioning several times. They would promptly respond and add freon. However, we were told there was a part they needed to replace, but that the part was on back order for several months. This carried on throughout the entirety of our lease (1 year) until the month prior to move out. We requested a new unit several times. In all, we proably went a cumulative 20 days without cool air. Temperatures inside the home would reach 90 degrees on some days. They refused to replace the entire, faulty unit until the month prior to move out. I don't know how you like to be treated as a tenant, but to us this is unacceptable.
The complex and management company were fully aware that we were waiting for a home to be built and had no option but to extend our lease. The lease was initially $1900 per month. When we asked for an extension, they sent us a lease for $3300. We immediately called and requested a lower amount, expressing that this was a $1200 increase per month and that we were not financially able to to this with all of the additional expenses we were incurring. We were told that this is NORMAL (this is where you should be concerned) and that they were not going to reduce the amount. We have four children and being homeless is not an option. We agreed to the lease, but I came onto Google and told our story through a review. The management company responded to the review, again stating that this was normal and that they felt this was a reasonable increase. I responded that it was extortion and that as long as my review prevented others from going through the same trials we had here, it was worth it. I received a call from the management company stating that if I wrote a positive review in its place, they would reduce the rent to $2400 (clearly constituting bribery). Now, $2400 is a much more reasonable increase, so we agreed. My problem with this is that it is a clear example of extortion and bribery. Raise the rent, see if they pay, if they leave a harmful review, lower the rent in exchange for its removal. The positive response seen below from the management company (which will likely be removed following this review) was a result of the bribed, rewritten review.
I know that the process of finding an apartment is challenging and it is incredibly easy to be lured by the ammenities and helpful staff. I, however, want to make sure that you see this review for what it is. I am not angry with them, but I do want others to have an accurate account of our experience. I've just paid the $1168 move out costs to repaint and change the carpet, something typically not charged following a move-out, and we are completely finished with our relationship with them. My sole intention here is to tell anyone looking at this property that there are others where you will be treated as a customer, not an opportunity to extort or take advantage of. I would not recommend this property to a stranger, and I would absolutely not allow a friend to live here.
I'm sure a nice response will follow this, but understand, I have nothing to gain from exaggerating my experience, while they have everything to gain from signing another customer to take advantage of. Happy...
Read moreThis is not necessarily a bad review, but more of a list of suggestions, but i doubt anyone other than Denise actually reads these reviews. I lived here for the last 3 maybe 4 years, and i can tell you the only thing that kept me here was Denise in the front office. The amenities are great, the pool is regularly cleaned, the sauna and hot tub are also regularly cleaned. I never used the salon, my hair texture isn't something they can handle. But i have used their waxing service, its pretty good!! I loved the addition of the bark park for dogs to go and play in there.
They have changed names since i moved in so i guess thats a plus? The wprk order team is WAY more attentive to emergencies now, and they're much nicer too.
A list of things that should seriously change,
PARKING IN NO PARKING ZONES I couldn't even park in my own driveway because the neighbors adjacent to me had 2 cars parked in the no parking zone AND their own car parked in MY PARKING SPACE, in front of my OWN GARAGE. What happened to "Your vehicle will be ticketed and towed"?? And even then what's the point in having that rule if you arent going to enforce it?? These people have been parking that way since they moved in, and so have the tenants before them, and the tenents before them. Ive only seen one vehicle get a ticket in my 3 years of residency here.
I get it, some things you just cant control, but some fishing rules would be nice, i few weeks ago, i was walking my dog and noticed a resident had been fishing, and caught a pretty huge fish, but he didn't put the fish back, or take it with him, he left the fish on the grass and it bled out leaving a putrid odor in the area.
Bees and Wasps, ive seen the same nests on the same buildings, and they just get bigger and bigger, i used to think maybe theyre too high for pest control to reach, but honestly, sting or no sting, If i were a property manager, I'd wanna get rid of every single one asap.
Other than those things everything else was great, Yeah the prices are steep. You might as well go buy a house. Ive seen 4 bedroom houses rent out for 1400, Rockwall is a high priced area in itself, but you cant ask people for all this money and not improve...
