My wife and I purchased a home a couple of months ago through Palm Harbor on Loop 410. We met with Christa (sales) and saw some nice options. Christa was great throughout the process of buying the home. Unfortunately that is where the customer service at PH ends. During the process of buying the home, Christa brought up a 21 day window. All language used and suggested by the "21 days" suggested that within 3 weeks of delivery, my wife and I could move in. Later, a rep named Jason told me it was actually 31 BUSINESS DAYS. PH later said that it was actually 21 business days, ending my confusion (at that moment at least). Jason stated that the trimout would take 3-4 days for a double wide. The trimout crew later told me it was actually 5-7. For a company that sells homes, they aren't very efficient with "windows" ba-dum-tss After closing, a text thread was created with Jasca & Rosemary of PH. A few texts were exchanged about a voided check, delivery of the home, a missing drywall signature, and factory trimout. After that Jasca & Rosemary said my new point of contact was Ryan Green. After contacting Ryan about getting my home delivered and finally reaching him, it turned out that he was the wrong person and he couldn't help me. I was then told that my contact was Jason Breslow. 160k+ for a home, 2 short emails, and unreturned phone messages later I have yet to hear from Jason again. As the 21 day window was winding to a close, I tried to contact Jason Breslow, Jasca & Rosemary, and even my sales rep Christa to get an update. It was around 3:20 on a Friday when I had a break to call while at work. Jason didn't answer (surprise surprise) and neither did Jasca or Rosemary even though the PH work day is supposed to end at 4:00. I then contacted Christa who answered right away even though she told me she had just started maternity leave. Christa was able to get Jasca and Rosemary to respond after that, and she also informed me that their boss usually lets them go early around 3:00 on Friday even though customers won't be able to get their calls/questions answered until the following Monday. I'm sure I'm not the only one who had issues with communication on Friday afternoons after reading other reviews. One month and 4 days later, and my wife and I are finally moved in (with small "for construction use only" steps in the front until I build a deck). The steps for the entrance to the home is my latest issue with Palm Harbor. It goes back to the process of sending a crew to survey the land. The first person to come out marked where the corners of the home should be and discussed adding trim, stairs, or decks. I informed them that I only needed stairs since I would be building my own decks later on. There was another manufactured home nearby and well within sight that had stairs in the front. I said that stairs like those would be fine. They were fiberglass stairs with one handrail. The next person who came out discussed the foundation options and again asked about decks. He didn't mention stairs because I told him I only needed the stairs that are already coming with the home. Since I thought they were the same company, I thought he knew the stairs I was referring to were the fiberglass stairs. After meeting with Christa after those visits, she informed me that Palm Harbor was accepting the 2nd bid. Up until that point I didn't know I was talking to separate companies about delivery. Apparently the wording on the contract specified that I was only getting small wooden steps with the wording "For construction use only" spray painted on. Seems pretty cheap for spending over 160k on a home. I asked about getting this resolved, but no luck. 'Read your contract more carefully next time.' Who knows? Maybe in a couple months, we will be able to exit our home using the back door as well. I would suggest that you take your business across the street to Titan or find another company! You will regret going through the process with Palm Harbor.

We began working with Jorge we let them know our situation before hand so we wouldnât have any problems in the process. I knew before hand my situation was difficult.Jorge asked his manager Cliff if there would be any set backs and they both said I should be good and go ahead with the process.We filled every single paper workand left a 1000 dollar deposit on 04/22/19 to take the home off market.Jorge keep saying we would move in by the end of the week.we are in the middle of June.and nothing and they keep making empty promises.Weâre about to close at the last week of June and then the bank cancelled everything and denied us because of my situation. We tell Jorge we had told him we didnât want disappointment but thatâs what we got he says that we can still go with a conventional Loan and says that two other customers have placed down payments on the house because when we got denied the house went back on the market.We agree and see what comes up. We get a way higher monthly payment with a way higher interest we say yes at the time .Jorge once again said we are moving in in the same week no news from him in two weeks (we are in July now)me and my partner have time to think we try to reach him for questions but he does not answer calls we think about it more and decide the payments are just way to high and decide to not go with the house we reach Jorge with the news. He says that he wonât give up he work so hard even trough the circumstances.Tho we had let him know of the circumstances before hand so none of this would happen.He says we might get charged for his time wasted and because we had promised to buy the house.We have now tried to reach him to get our deposit back but he does not answer our txt. This is our experience hopefully like this we can get our money back. This is not directed to Jorge he did an Amazing Job if anything this is for Cliff the Manager who shouldâve known better from the beginning.I had taken this comment off due to Palm Harbor telling us the VP was going to contact us itâs been two days and no call.
Update March 2020 Hello there so I just wanted to update this situation so no we never got our 1000 dollars back The VP of the company made me take this review off for a few days saying they where going to contact us and he never did so I posted the comment again Note : donât give any money upfront even if they tell you youâll get it back no matter what. Make sure they know your situation I told them various times of my situation and they promised me and my partner we would be fine all the way to the end when we where about to sign closing they keep pressuring us to give them the rest of the closing which Iâm so glad we didnât because they wouldâve keep it and we wouldâve not gotten the home. We have a house now and I can tell you it was a totally different experience from Palm Harbor we got a 3.4 rate compared to the 8.something theyâre trying...

We had purchased a mobile home several years ago and had a very good experience but this time we decided to try a different seller. We decided to take a look at Palm Harbor - San Antonio. We were introduced to Brandon and almost immediately we became friends. He took us through the ins and outs of Palmharbor Homes. He recognized the fact that my wife and I had done our own research about the company,, and that we were visiting their location just take a look at our options. He asked us a few questions, including what type of budget we had in mind. After doing some rough calculations he had three options for us to consider. We took a look at the model homes and picked one we thought was a good fit for us. There was never any pressure from Brandon, he never asked us to consider putting any money down, and made us feel comfortable the entire time. My wife and I asked him several questions which he gladly answered. Again, there was never any pressure to make a decision on the spot. He gave my wife and I a moment to speak privately, and when we made our decision, we told Brandon that we were ready to move forward with the process. From the time we put down our earnest money until the day we closed, communication between Brandon and us was outstanding. We never felt like we were kept in the dark about any situation. He was very honest and upfront about certain situations that came up. He even went as far as communicating with us while he was on vacation. The process from start to finish went very smooth. Sure there may have been some hiccups along the way, but nothing that ever gave us a feeling that we had made a wrong decision. It is safe to say that we had a great experience with Palmharbor Homes, Brandon, and the rest of the staff. We truly felt that they had our best interest in mind, and we would definitely do business...
