Where do I begin...
I lived here for the better part of a decade and watched the rent climb to levels that swapped the life out of myself and my family's will to live. The carpet's were over a decade old and were never changed or cleaned (we had to get them pro cleaned ourselves), the appliances broke several times with a dishwasher catching on fire, the neighbors are an absolute NIGHTMARE who throw trash everywhere, don't pick up their dog crap, watch their children, or respect each other's spaces.
Management is hardly in the office. And heaven forbid you have a maintenance emergency because it will rise to the level of a serious, natural disaster before they get maintenance to you. Speaking of maintenance, the maintenance guy on site was the only upside to management. When he was given approval to do a job, he was courteous, efficient and professional.
Also, you can hear everything your neighbors do in their apartment.... EVERYTHING. You can hear them defecate, pee, be intimate, watch a movie, have a conversation, flush, take a shower (the pipes are not insulated so the POP everytime hot water is used throughout the walls), do their dishes, come and go... Ect. You get a front row seat to ALL your neighbor's business. So if you're a nosy rosy kinda busy body, this is the place for you!
They also have constant inspections, notices of entry, landscaping that takes hours and is super noisy and messy, a disgusting and poorly maintained garbage area and you can definitely expect to get nickel and dimed for water, sweat, garbage, amenities, parking, decent appliances, gym use and whatever else they tack on to your next lease renewal. Their goal is to ensure you can't move out once you move in.
The breakers constantly trip because the outlets can't handle simple appliances. There's a creepy buzzing in the walls that never got addressed, there's always some sort of flooding on the property due to a broken sprinkler or water line which sucks because the tenants FOOT THE WATER BILL. There's irresponsible dog owners allowing their dogs to roam off leash and there have been dog fights on the property.
I've seen physical alterations on the property. Houseless folks use the garbage area to dump large amounts of trash which sucks because it's weighed every week and the TENANTS FOOT THAT BILL ALSO. Kids and babies are constantly peeing on the pool and I've seen bullying happening at the pool and in the gym.
If you attempt to express concerns about issues, management can get pretty confrontational at times so that can get pretty stressful. Or, they'll gaslight you and ignore the issue such as with the garbage area issues, the pool issues, the landscape issues, the water flooding issues... Ect.
All in all, I resent that this place got so much of my family's money for as long as it did. It should not be a first pick for anyone. It's very expensive and has a lot of additional charges to get around the rent increase caps. Be careful with...
   Read moreI lived here with my two roommates for 6 months last spring-summer in a 3bd 2bth unit on a 7-month lease. Rent wasn't bad (2300/mo without utilities) especially considering how nice the apartment was. It was not one of the renovated units but all that meant was that there wasn't a built-in microwave, and the cabinets were not the newer style. We had no issue with that, though, given how nice the apartment was already. We had a great balcony view of the river and the sunset when it was nice out. The rooms were plenty spacious, especially the main bedroom with private bathroom. The kitchen was definitely my favorite part, I love to cook and having tons of counter space and cabinets was very convenient. The fitness center was decent (think hotel gym) with some treadmills, ellipticals, bikes, dumbbells, a cable machine, a chest press, and leg extension/curl. It's enough to get a decent workout in. I never used the pool but it looks nice/clean this summer. The manager Stacey was very kind and helpful during move in/out and was very responsive in general. I only put in one maintenance request for our sink garbage disposal which was fixed the next day, otherwise everything worked reliably. The only downside I can think of is that you only get one parking spot per unit in the upper lots, which might not even be close to your unit. However, the lower lot always had parking so I never had to worry about parking somewhere else entirely, and the walk uphill (at least to my building) wasn't bad. Got my steps in. Also, HWY 99 traffic is pretty terrible especially during construction season but that's not a fault of the apartment. I went to work at 5:30am so I only had to deal with it once rather than twice a day. Oh and the Mexican restaurant that's basically in the parking lot is strictly decent - 7/10 food for 6/10 cost so I wouldn't personally recommend it given the million of the other good places to eat along HWY 99 lol.    Read moreI’ve lived at River Ridge for a little over 1 yr. it has been the worst experience of my adult life. First, I was targeted for smoking, this is a non-smoking community, by my upstairs neighbors. I do not smoke. Nor has anyone ever been in my apartment who smokes. But they “inspected “ and stated it smelled of smoke. I was not here. My mistake. Meanwhile, the upstairs neighbors kids are rollerblading in the apartment! I brought this to the attention of management and nothing was done. I’ve been verbally attracted by these people over and over simply leaving my apartment. Then management tells me my son, who visited often , was not allowed on the property due to violations of smoking, littering and even one day he and I exchanged heated words, as kids and parents sometimes do, not allowed on the property. My son nor his friends smoke. And no one else was ever here!!!Ok. Unfair but ok. Now I’m finally able to move. Bought my own place and they are still badgering me. Yes, I was left alone after the neighbors moved. But now, in the middle of packing nag and trying to work and other family here they want a pre- inspection. Which is fine. They dropped a letter on the 8th. I started emailing them on the 9th. No response. The office is closed. All the time. All I wanted was to change the date of this inspection to accommodate my relatives staying here. But no. I’m told because they dropped off the letter on the 8th I’ve had plenty of time to make other arrangements. Like what? Who does that? In fact, I’m told that this is a “surface” inspection. I’ve even been given a list if charges like carpet cleaning windows. Etc. like really? I’ll clean but what was the 500 deposit for? oh I’m told due to then enormous amount if move out inspections they cannot change the date. WELL THAT SHOULD TELL YOU SOMETHING! DON’T MOVE...
