Overland Park — Local services in Violet Township

I hate this place smh...I moved here in November 2018 and only moved here because it was a new build and I thought it would be like having a fresh start but it was actually the complete opposite. Within the first month of me living here someone was spitting on my car repeatedly and the first time I seen it on my front windshield I figured maybe it was an accident from the person up on the balcony or maybe someone was walking by and spit and it accidentally landed on my front windshield 😒 until the next day it was more spit on now my back window and it was always the mornings when I would find it fresh and slimy like they just did it (and mind you it's winter time so it would be frozen if it's been awhile). After the two times of finding spit on my car I find it again a third time and this time it was on my driver window smh at this point I felt targeted and threatened and I live here alone with my 1 year old daughter so I finally went to the rental office enraged telling them about all the incidents that just occurred. Of course they did absolutely nothing smh they didn't send out letters, didnt ask around to anyone who may have seen it, they did absolutely nothing and since that day I have lived here in fear locking all my doors and worrying about if someone here hates me for whatever reason, wondering if this is a race hate thing because I am African American but iv done nothing to anyone here. I even spoke with the manager Amy about transferring to a different unit because of the discomfort I was feeling and I asked her to reach out to headquarters and see if they would approve it and she said she would and that was 2 months ago...I haven't heard anything from her since smh. Ontop of that I have neighbors who live above me who allow their dog to run marathons in the house ALL DAY!!! They either play with them or the dogs are just super crazy because all they do is run in circles all day and my daughter is constantly stopping what she's doing and looking up to the ceiling and saying "uh oh mommy" because she knows something isn't right with how loud and rambunctious it sounds. And to top it off I'm literally sitting on my couch right now and I just heard a loud waterfall sound right at my patio door so I go open my door and the people above me just poured some huge amount of fluid off their balcony onto my entire patio and if I'm not mistaken it has a urine smell to it smh I am DONE at this point I seriously plan on complaining to headquarters to get out of this lease. I didn't even mention how I have called and put in request 4 times for maintenance to come fix my daughters bedroom door and they never showed up until the fourth time of me asking smh I would NOT recommend this place...

I’m beside myself in annoyance. I applied to this property over a week ago, paid 140 (100 admin fee, 40 app fee) and toured the property. When I applied, I explained my situation. I’m current lease is up soon and I started a new management position near by and need to move close. This is the ONLY reason I’m moving from my current place. I have positive current rental history and I have NEVER been late. I have very old property balances that’s from Florida, that’s currently being paid off. Once the application came back, of course I had to follow up and see what was going on. I was told needed to bring in current bank statements showing I’m at least paying off these debts. I brought it in, I had to call them again, only to be asked to bring in MORE bank statements showing payments I’m making. Once again I was able to furnish this. It’s far back enough so they didn’t assume I just started paying it back to move. So the manager asked for a payment plan from the debt collection companies, I explained to her, Florida credit law doesn’t require collectors to give anyone a statement or payment plan document. And that showing my bank statements was the only proof I had. I also need to point out, these bank statements had all my transactions visible, deposits and all. I didn’t block out anything so they can also see my check going into the account. After a week of being jerked around and my bank statements being comb through I was denied because I couldn’t give her the letters that the debt collectors doesn’t give out at all. Oh and to add icing and this dirt cake, my 100 dollar admin fee is being mailed to me in 30 days but I paid with my debit card. I was never told that from the beginning. And I asked. So understand this process took up a lot of my time over BS. I could’ve saved my money and went down the street. Please don’t waste your time with these people. It’s a new Apatment complex so the more applicants the better they look. I just wish someone was honest with me instead of...

What led me to Overland Park was an unfortunate situation with another apartment complex. I couldn’t stay in my unit for nearly one month after experiencing water damage from a bad pressure valve that led to several inches of water at my old complex of nearly 10 years of perfect resident & payment history. Their poor customer service in mitigating the situation by the complex and their corresponding management company led to eventually buying out my lease and looking for a new home.

From the first day that I walked into Overland Park, I was treated with sincerity and kindness. My family was very impressed with everything. Michael, Alessandra and Joe have been great.

Beyond some hiccups upon moving in it’s been a fantastic experience. Michael even helped me move my tv in and Alessandra was flexible in adjusting my move in date because of another issue I was dealing with outside of my control.

Everyone I’ve met so far has confirmed in my heart that I made the right choice in choosing Overland Park for my new home.

I’ve read the reviews.. both good and bad and Champion has a great reputation when it comes to their management and I can attest that they have been stellar. I can only hope that the quality standard I’ve seen so far will continue as I continue to live here for however long that may be.

There is no such thing as a perfect apartment complex and I don’t expect perfection here. I can say however that this community is one you can be proud of if you become a resident here and feel confident that your concerns, should any arise will be met with sincere attention, respect and care.
