Preserve at Zephyr Ridge has substantially deteriorated in just one year. We didn't want to extend our lease and moved out because the management got SO much worse.
Here are some of the cons of living at this apartment complex: Cheap painting in apartments. They literally spray paint everything with cheap white paint that will come off in the first week of you living there. There is no finishing or seal, so be ready for white flakes all over your floor, especially in the kitchen where they paint most of their cheap flimsy furniture. Of course, when you move out, they will charge you $160 for 'damage'. Trash everywhere. They don't clean their facilities (gym, restrooms, pool area, sidewalks, playground, etc.). Only the clubhouse gets cleaned constantly since it is where their management associates are and where potential clients come. Other places not kept in good condition. One example, there was a dirty paper plate laying on a table next to the pool. Usually I would pick a piece of trash or a bottle laying around, but this time I observed in awe outside the gym's window how that paper plate stayed on the same table day after day for the whole week (maybe it is still there!). Random and sketchy people. Management does not care who wanders into their apartment complex. Multiple times I saw people who clearly did not live in the apartment complex used its pool. They would come, party all evening, trash the place, then pack their stuff and drive away. It wasn't the biggest problem though. All people living in the complex know that the area BEHIND the dumpster is a favorite place for homeless and drug addicts to hang out. Police would show up in that area many time in search of felons and once there were more than a dozen of police cars parked over there. Management let people dump their stuff and furniture next to the dumpster which is one of the reasons this spot is so popular among homeless folks. Management does not take seriously your feedback. One of the examples of that is their issue with sprinklers. Other renters and I came up to them several times and said 'hey, you have sprinklers that just flood the area with dozens of gallons of water EVERY NIGHT, why don't you fix it?' Every time they would make a surprised face like it's the first time they hear about the issue. They wouldn't fix it for literally MONTHS. I can't imagine the amount of water wasted with only three faulty (that I personally saw) sprinklers but it didn't seem to be a too big of a deal for their management to address. Maybe they have already fixed them, but when we moved out it had been months since I contacted them about the problem. I have attached two videos of those 'fountains'. See for yourself. Price. You can ignore most of those things, but why? Their rent prices are high and you could easily get a better, cleaner, safer place in the area for the same amount of money or less.    Read more2025- If management actually left the office and walked the property they would be able to tell by the abutment of cigar wrappers, cigarette butts, and joint filters littering the side walks and grass for who is smoking in this ânon smoking communityâ. Instead of calling residents while at work to get information on who is smoking on open balconies
2024- If you asked me a year ago, I would have easily rated this place a 5 star. Sadly some poor management ruins that.
All maintenance walked out and the community is now using maintenance workers from other locations that do not know the community or the apartments. Any work orders take forever since they need someone home to fix an issue. Apparently they do not have keys to come in and fix an issue if you have work. Even when I submitted a request and stated I will be home off the next 2 days, nobody came. We have been without AC for almost a month and have resorted to using our own money to buy a window unit since is has been 84°-90° everyday in the apartment. If you ask the office about it, they tell you to submit a work request and theyâll get to us when they can. Which seems everybody is having AC issues considering how often we see AC gauges on most units.
Another fun issue has been simply that the office does not listen nor does anyone in there know anything. My brother and I both live here in different units. Every time we have gone to the office with an issue, a question, or a request for a garage it has been answered with either a; âI donât know.â âLet me put a note on thatâ or âI forgotâ. Letâs not forget that the ânoteâ they claim to write down is also forgotten if it is ever written. I have lived in other apartment complexes before and this is by far the most unorganized and waste of time.
Our garage clicker broke and a car we needed for work the next day was stuck in there. When went to the office 15 minutes before 6, The manager told us they were waiting to leave and this was not considered an emergency and we must wait for maintenance to be in the next day. Even when we called the emergency line she gave us, we never got a call back regarding it. They do not keep any spare keys or clickers to get into garages. Lovely to know before you leave something valuable or a car left on in the garage. Other places we have lived has been more than willing to help us with any garage issues and to access our own vehicles.
The old management that helped us when we originally moved in was more than helpful and actually gave answers and a damn about us.
Multiple people I have talked to in the community is fairly upset with the new management in the office and how poorly they handle things. I am quite confused as to what our $2000 a month goes to and we do not see us resigning. Definitely will be letting others know this is not a fit place to live at these rates...
   Read moreI lived here for 2 years in an updated 1 bed 1 bath so I feel I can give a fair review.
The good: We got an updated unit which was nice inside. The property is really beautiful and well maintained landscape wise and the maintenance people are nice and quick to come over if you put in a work order. Luis is no longer there but he was great for getting us approved to move in. Our neighbors in our building were quiet and nice for the most part.
The bad: I lived on the far north side of the property and i feel that I had a better experience than someone would living on the south side by the main road. There were always homeless people down there camping in the woods and coming into the pool area. the trash area was ALWAYS piled to the brim and overflowing into the road. If I lived on that side and had to see/smell that every day I would have been complaining. They need another compactor or need to have the trash company empty the dumpster more often. The renovated units are nice but clearly done as cheap as possible- all of our cabinet door handles would fall off and the paint chipped easily on the cabinets. We also had an issue with moisture and mildew in our unit. They came and changed the filter and fixed the leak in my window but the humidity in my unit was always at like 80% - way too high and they never really fixed the problem.
The mediocre: We looked at moving from a 1 bed into a 2 bed but they wanted 1800$ for a 2 bed unit that wasnât even renovated. So I feel the renovated units are nice but with all the new apartments in the area this place has some catching up to do to stay competitive. They need to do a better job making sure to empty the dog poop trash cans and keeping poop bags in them. I appreciated that the place was pet friendly but I would have to put in a work order every time it ran out of bags and the trash can would start stinking.
